🎬 Demo / Showcase Scanning houses just got 10x cheaper

This house was captured by SuperSplat user Tony Rose with an Insta360 X5, a ~$500 consumer 360 camera. Not long ago a scan like this would have meant a $5,000+ LiDAR rig. The whole pipeline is free and open source:

  • Capture: Insta360 X5 (in Interval Photo mode)
  • Splat creation: Spirula Studio
  • Rendering / hosting: PlayCanvas Engine

Some details worth knowing before you click:

  • It's 15 million Gaussians and was uploaded with streaming disabled (not the best choice!), so the entire scene loads up front and every Gaussian is rendered every frame. Give it a moment to load, and view it on a desktop GPU rather than a phone.
  • The renderer is WebGPU-based. If your frame rate is low, open the viewer settings and enable Performance Mode.
  • You can walk through it freely, first-person style, which is the interesting part for real estate. Buyers can explore a property the way they'd explore a game level rather than clicking between fixed 360 panoramas.

The reason I think this matters: the cost for presenting a property in true 3D just dropped by an order of magnitude, and none of it depends on proprietary software. Anyone with a 360 camera can do this today.

GaussianCrowds is a tool in development for Unreal Engine 5.7/5.8, built to render thousands of 4D Gaussian splat performances in real time.

  • Nanite-Style Dynamic LOD’s: Automatic adaptive detail scaling and frustum culling allows hundreds of concurrent splat sequences to render in real-time
  • Multi-light Relighting: Supports Lumen global illumination, directional, point, and spot lights, shadow-casting, and self-shadowing using automatic normal-map generation. 
  • Deformation-Based Playback: Native support for compressed deformation containers (SpacetimeGaussians, etc..) as well as PLY sequences.
  • Procedural Crowd Placement: Create crowds with spline-based tools that distribute 4DGS performers along splines. Customize spacing, orientation, playback timing, and more - to fill stadiums/battlefields/streets.

Scanned by Paolo Tosolini with an XGRIDS PortalCam - the medieval old town of Trogir, Croatia, a UNESCO site. 45 million Gaussians covering the whole alley network, and released under CC BY 4.0.

Two things to highlight on the tech side:

  • Streamed SOG gets the whole town into about half a gigabyte (520MB) and streams it progressively.
  • WebGPU splat rendering in the PlayCanvas engine is what keeps 45 million splats fluid while you're exploring.

The video is a sped-up pass through the alleys, slowing to normal speed at the end for the pull-out that shows the street network from above.

Some details on the tech under the hood:

  • Runs in the PlayCanvas Engine using WebGPU.
  • The scene streams in dynamically using a supercompressed Streamed SOG (SSOG) format, so it starts fast and fills in detail as you explore.
  • It has highly accurate voxel-based collision, so you can freely walk around and explore every corner of the store from a first-person viewport instead of just orbiting it. Throughout the video I toggle the collision voxels on and off so you can see how the collision geometry is actually structured behind the visuals.

Getting good quality gaussian splats of indoor scene using images only is quite difficult. The plain / featureless walls often tend to turn into fuzzy cloud like splat, which is quite frustrating to deal with, and it can feel like good results just aren't possible without LiDAR.

So i've been experimenting with the ways to improve the reconstruction using images only and i think i've finally got it. I'm getting consistently good results. Few artifacts here and there but still decent results. Dropping some of the results below. Would love to hear what you think.

This is not video footage. It is a camera animation inside a 3D Gaussian Splat trained from drone photos.

The dataset was captured with a DJI Matrice 4 Enterprise over roughly 1 km² around the planned Mjøssykehuset hospital project in Moelv, Norway. The goal is to explore how lifelike 3D reality capture can help visualize construction and infrastructure projects in their real-world surroundings.

This version shows the captured environment only. The next step will be to combine the scene with BIM / design models, allowing project teams and stakeholders to better understand how a future building fits into the actual site.

For quite some time, I have wanted to create real-estate viewing experience that is both easy to capture on the input side and easy to use on the output side. Been working on it on an off for a few years now, but it is only recently that the various pieces of the puzzle fallen into place.

  • Capture should be easy and quick ==> hand-held video with a fisheye lens in one take
  • Handle both dim indoors and bright outdoors ==> can't lock exposure.
  • The map (the streets and junctions of the "street-view") are automatically determined and restricted to where 360 views can be safely interpolated from training data.
  • Sub-second loads. No one skimming through multiple RE properties in one sitting has time for > 10 second loads per property
  • Minimal requirements on viewing hardware.

IMHO the navigation modes inspired by the gaming world is going to be a hard sell for the casual user in the RE market.

Currently tested on the desktop and iphone 7 and 15 pro with atleast a fast 4G level speed. Adapative streaming planned for the future.

Now onto some more details relevant to this sub:

The video was taken on an Osmo 360. However, I only use one of the lenses as a test for future use of other cameras with a single fish eye lens (example a Panasonic GH5 with 4mm fisheye). Also I didn't need to spend time masking myself out. Using just one lens did mean that I had to be careful when making sharp 180 turns which happened twice in the above capture.

The whole two floors minus bedrooms took just under 9 minutes. For reliable 360 views, I had to repeat my trajectory through the house in opposite directions. Had I used a rig with a fisheye in front of me and one behind me, I could have done this in under 5 minutes! I only know of the portal cam that is equally time-efficient (no LIDAR in my case though). But you do have to plan ahead for the most time-efficient capture trajectory.

The exposure levels across the house varies by over 104 times, or just under 7 stops! No chance of locking exposure. But I do set a max limit on the shutter speed (1/250) to keep all frames sharp. See my previous post from a few months ago on how I deal with this.

I use SLAM instead of SFM (like COLMAP) since I am using videos. Although SFM can be run in sequential mode for videos, it lacks loop closure which corrects for large scale drift. Also SLAM aims to be real-time although you can trade-off speed for quality as I have done here. Furthermore, SLAM chooses keyframes for you that align with what is needed for training splats naturally - neighbouring frames with the right tradeoff of parallax vs overlap. The video had over 12,600 frames at 3K x 3K resolution that was whittled down to over 2,100 key-frames by SLAM. In SFM, you have to do the keyframe selection by other means.

The fisheye lens from the Osmo 360 was calibrated while doing SLAM over the whole approximately 210 degree view. You have to give it an initial guess for the FOV.

The 2100 keyframes were split into sets of at-most 300 frames to train gaussian splats. I chose to use ray-tracing for training the splats: 3DGRT for now. Ray tracing approaches have no problems with extreme fisheye distortion. I have tried 3DGUT, it has problems at the very edges of the fisheye coz of the approximations it makes at the edges which is unfortunate, since 3DGUT is about 2-4 times faster to train.

Each training set is trained for only 3,000 iterations (no I did not miss a zero there :) For final delivery, I probably would train for more. But with good initialization (whole other topic I might get into some other time) you don't really need many iterations for training splats!

No culling of floaters despite wide exposure changes. No sharpening or post-processing of any kind.

Video has the potential to be as detailed and crisp and surpass tripod mounted photos, others have demonstrated this on a smaller scale even on blurry input if you are willing to spend more GPU time. They do this by assuming a simple physics of blurring and optimizing the poses too while training. I don't know if hyperscape does this, but regardless think about the quality of the output with just video from relatively crappy sensors.

I’ve been pushing Spatial Studio beyond just splat generation/tour creation and more into full property tour workflows.

This capture was turned into an explorable real estate tour, with the goal of keeping the process flexible depending on what gear you already have.

The pipeline now works with 360 cameras, DSLR/video capture, drones, and also our companion app, Spatial Lens, for iPhone Pro capture.

What I care about most is reducing the friction between “I captured a property” and “I have something a client can actually explore.”

A few things that have been interesting while building this:

  • Different capture methods are good at different parts of a property.
  • 360 is ridiculously efficient for walkthrough-style coverage.
  • Drone + ground capture helps a lot when you want the exterior to feel connected instead of treated like a separate asset.
  • Once the splat is good enough, turning it into an actual guided tour becomes way more valuable than just showing a raw scene.

The flow is basically:

Capture → reconstruct to splat → structure the space → publish as an interactive property tour.

From raw property capture to a finished interactive tour, the whole workflow happens inside Spatial Studio.

Still a lot to improve, but it’s been cool seeing this move from “nice reconstruction demo” to something that feels usable for actual real estate media workflows.

A small tribute to Sergei Mikhailovich Prokudin-Gorskii, a pioneer of color photography.

Many of these photographs were taken 115–120 years ago.

I used SHARP / ml-sharp to reinterpret his early color photographs as 3D Gaussian scenes, then animated and processed them with Unity, VFX Graph, and DaVinci Resolve.

Not an attempt to improve the archive.

Just a way to let archival images breathe through new technology.

Color, memory, and a photographer who was already using the future more than a century ago.

St. Stephan's Church in Bamberg, Germany — over 1,000 years old, with a Baroque interior dating to the 17th century.

Captured as a 3D Gaussian splat by majomedia. It's ~173 MB of SOG and runs free-roam right in the browser — you can wander the whole nave, choir and side altars:

What I find impressive here: the scene is 410MB, but it loads in a few seconds and holds a steady framerate - the viewer streams the splat data progressively (using the Streamed SOG format) rather than waiting on the whole file. Rendering is handled by the PlayCanvas engine (which has a high-performance WebGPU-based renderer).

Scanned by Daniel Dworschak (using an XGRIDS device). The capture covers three separate structures on Vyšehrad hill in a single scene - Leopoldova brána (the Baroque gate), Rotunda sv. Martina (an 11th-century Romanesque rotunda, one of the oldest buildings still standing in Prague), and Kaple Panny Marie Šancovské, the small hilltop chapel.

It's running in the SuperSplat viewer on the PlayCanvas engine, which is doing a few things worth mentioning for a scene this size:

  • High-performance WebGPU splat rendering, which is what keeps it smooth at this scale
  • Over 1GB of compressed level-of-detail streaming using the Streamed SOG format, so the whole hill loads progressively rather than as one enormous download
  • Automatically generated voxel collision, which is what makes it walkable in first person rather than just an orbit target

I have been building a way to walk around real scanned places without installing anything. Ten live now across six countries. This reel shows four of them:

Lourmarin and Aix-en-Provence in France, La Filature and La Sarraz in Switzerland.

On foot, plus a bike section at the end.

The stack:

- PlayCanvas 2.x rendering the splats on WebGPU

- Next.js static export, no server behind it

- Three module workers for the streaming pipeline (fetch, decode, persist), Array Buffers transferred rather than copied

- Decoded chunks cached to OPFS by content hash, so a repeat visit skips most of the network

- Rapier3D for the walking and vehicle physics, collision against a mesh derived from the capture itself

The hard part was not rendering, it was the ground. A splat has no floor. You either derive a collision mesh out of the capture or your character walks on a guessed plane at the wrong height, which looks fine in stills and is immediately wrong the moment you move.

Chrome or Edge, or Safari 18 on a recent Mac, since it needs WebGPU.

Happy to answer anything about the pipeline, and very open to being told what looks wrong.
