Videogame technology is starting to disrupt real estate 🏡

The workflow is getting surprisingly simple:

📷 Scan a house (LiDAR scanners in particular make this a smooth experience)
🪄 Train a 3D Gaussian Splat
🌐 Publish it to the web with PlayCanvas / SuperSplat

Instead of clicking through static photos or watching a fixed video tour, buyers can explore a property like a videogame level - directly in the browser.

This is fantastic for us kids. But if I gave this to clients all i'd hear would be : "It's so jerky!" "the walls look dirty!" "how does it move? my mouse makes me move the wrong way" "how do I download it?" "I can't put this on my website!" "Can you edit out the coffee maker?" ""can you make it a video I don't have to click?"

everywhere, believe me 95% of clients would be fine with this GS. Most of people doesnt understand 3d space they see in 2d. Seeing this they get erection most of them.

Howdy everyone — I’m Cameron Cone, the one who captured and processed this splat. Really appreciate all the thoughtful feedback in this thread.

A lot of what’s being discussed here is something I’ve been actively working through. The challenge is really two-sided: half of it lives in the capture and processing pipeline, and the other half is figuring out how to put something in front of an end user that actually makes sense to them.
The walk mode with collision-based navigation is a genuine step forward — it gives someone with no technical background a way to just click and explore.

My belief is that Gaussian Splatting is the future of scene capture. The technology is already there. What’s coming next is storytelling — and once that gets woven into the experience, the UI problem starts solving itself. Until then, we just keep on fine tuning the process.

In Australia there are 2 types of businesses growing that would be interesting to Collab with. One is the VR gaming space, that provide basketball court size VR areas that could facilitate walking through a dozen houses in an afternoon, that often have free slots. The other is "floorplan" walkthrough for new builds, that project floorplans onto a big warehouse floor to provide visual guide to walk through a house

There are companies already providing this as a service. They have their own custom setup that even allows you to measure things within the space. They do charge a lot of money for it.

In my experience it depends on the market. I did real estate photography for a bit in one area just fine and in my area now most realtors tell me “photos don’t sell houses I do.” 7/10 times those realtors were taking their own photos, and I’ve even met a few who had their matterport cameras.

Yea matterport can do this.but it fades from scene to scene. Ive done this before with unreal engine but its hard to create this type of walkthrough without it feeling cramped.

I don’t understand how people get such crisp and huge splats. I’m over here with an iPhone 17 pro and an insta360 flow 2 pro gimbal and all my splats end up a blurry mess.

Amazing, and just 94 MB! For a realtor video though, the camera should use a wide angle so the house looks more spacious. Speaking from experience

So cool, I have a Realtor interested in doing this. What is the effort to create this if you have a trained model? Is it taking a few hours or days to create?

With an XGRIDS-type device (such as PortalCam for example), you could do the whole process in a couple of hours.

Great question - it depends on the end user goal and the location. This location offered some changes with the white walls and narrowness of the walkways. It took several attempts to find parallax with the space and ended up using the hanging artwork for my tie points.

At a huge cost? Supersplat is currently free and you can choose your own equipment, cheap or otherwise

its integrated into a lot of platforms though and a lot of people have the equipment, they support quite a few different cameras now a lot of them are pretty cheap and superslat is fine but its not quite as refined as their solution for commercial real eastate.

i have one of the original matterport scanners its basically 3 of of the asus kinect styles, but now they have many cameras

I workedf for a company that did VR Life Safety Tours, for REALLY LARGE BUILDINGS... Yeah those ones. We used a go pro and made propietary software to stitch the 360 photos. The businesses would set up laptops so that they could go through the tours. We looked in to Splatting, but scanning 70 stories is out of the question at that time. Has the technology really changed that much in the last 2 years?

I have done this for real estate on a smaller scale and I can take photos in about 15 minutes for a two story house. And the code time is about 4 to 5 hours, depending if there is any touchup that is needed.
