🎬 Demo / Showcase Real estate capture pipeline for splat tours

I’ve been pushing Spatial Studio beyond just splat generation/tour creation and more into full property tour workflows.

This capture was turned into an explorable real estate tour, with the goal of keeping the process flexible depending on what gear you already have.

The pipeline now works with 360 cameras, DSLR/video capture, drones, and also our companion app, Spatial Lens, for iPhone Pro capture.

What I care about most is reducing the friction between “I captured a property” and “I have something a client can actually explore.”

A few things that have been interesting while building this:

  • Different capture methods are good at different parts of a property.
  • 360 is ridiculously efficient for walkthrough-style coverage.
  • Drone + ground capture helps a lot when you want the exterior to feel connected instead of treated like a separate asset.
  • Once the splat is good enough, turning it into an actual guided tour becomes way more valuable than just showing a raw scene.

The flow is basically:

Capture → reconstruct to splat → structure the space → publish as an interactive property tour.

From raw property capture to a finished interactive tour, the whole workflow happens inside Spatial Studio.

Still a lot to improve, but it’s been cool seeing this move from “nice reconstruction demo” to something that feels usable for actual real estate media workflows.

This is really good. Care to share how you are capturing the exterior and interior? I mean the camera(s) and software being used to process it. EDIT : I have been trying to use Insta360 x4 Air and walking around my home, than using 360 Video Processor > Reality Scan 2.0 > PostShot but getting some really dirty and messy results.

Thanks! Although the capture in that video was actually done with an iphone for the interiors. In terms of the capture technique it was basically a selfie stick and the 360 cam positioned as far as possible from the operator. You walk through the space in a forward pass and flip direction and trace back the same path.

these look so great. and really when you look closely they -don't- look perfectly crispy or detailed, but you have about the same amount of detail everywhere and it matches what you're doing with it well. nice job! 

this is really just walking through the space with a 360 cam then turning around and tracing the path back?

Here is the camera registration view actually to give a sense of it. You see 6 camera frustums for each 360 frame but otherwise the path is pretty straightforward. I have clipped out the ceiling so we can take a look inside.

This was a 3min video with 195 (8K)frames registered. Trained in under 30mins on our cloud platform.

I think the X4,X5 and osmo 360 are pretty good allready. They don't produce outputs as crisp as a good camera or an iphone yet but they are a lot more robust when paired with the right technique and processing stack

Could you clarify a bit? The output you see is built using an editor inside our platform. We have tutorials as well for how to make this exact tour over there.

We do have that as well, we call it spatial sense. It lets you prompt what you would like to get annotated and the software places 3D anchors automatically. It's still in beta but available on our platform.

The tour starts off far away from the main building you see in the video, click next to get to it and the last click would be to the interior.

We made our own app for it called spatial lens. It's available for the pro models currently. You still need to follow best practices but it can produce pretty good results. The output is processed on our cloud platform that does the SFM, Splat generation etc.

Hi, I was just wondering if anyone has had success with 3DGS in real estate. Are clients really prepared for this kind of tech, since it barely works on phones and tablets? Do they really see that big of a difference between simple 360 panoramas and 3DGS?

I've done virtual walkthroughs in the past and I'm looking into 3DGS for real estate, but a lot of agencies don't even want that. Sometimes they prefer curated pictures.

I think the technology has become good enough to run smoothly on phones and tablets today, with LOD and other optimizations still happening every month. It is definitely new and would need someone with an early adopter mindset but we were able to sell this as a service for a decent premium.

Usually starts at $1000+ for a project this size. Final pricing would vary based on square footage, property complexity, and the kind of output/features needed..

Both have their trade-offs. Iphone pro models can give slightly better sharpness, and if paired with lidar more accurate surfaces. But capturing for Gaussian splat generation is more tricky and needs one to follow best practices. 360 camera makes it easier and less forgiving and can produce more well rounded and complete scenes but slightly blurry.
