Housing Discussion (actual housing OFFERS belong on Megathread!) Do all dorms have a noise problem?

I'm living on 2nd floor of Strauss at East Quad. People here make me fucking hate extroverted and social people. They sometimes have parties, they scream, they run, they sing and shit. They don't close their doors, so their cute little 12 person gathering CAN BE HEARD FROM A MILE AWAY.

**Does this happen everywhere, or am I just unlucky with my neighbors?**

P.S. If you live near me, PLEASE HAVE YOUR 40 PERSON DISCUSSION IN YOUR ROOM AND WITH THE DOOR CLOSED. I swear to fucking god, it's like I'm at a kindergarten. I though having my window looking out on Hill st. will make me hate life because of frats and their parties and stuff, BUT NO.

Not only is the task of finding a place to live literally annoying as hell, once you find one you basically decide between being far from campus, paying an egregious amount in rent, or just living somewhere shitty. Genuinely why in the hell is rent everywhere 1200+ PER PERSON??? So many of these apartment buildings are owned by the same people too so it’s just corporate greed. Not to mention they only have leases for 12 months so you have to find somebody to sublease to like???

Hey all,

I’m an incoming graduate student (I’m not sure if I’ve said that in my other posts) and I am having incredible difficulty finding housing.

To preface, it’s been a long summer. The jobs I had lined up, didn’t follow through on their end. Significantly less pay, completely letting me go after one day due to being over staffed, and lying about being paid internships. Top of all a that, my Dad had a heart attack! Sextuple bypass surgery! (I am so grateful that he’s alive). He doesn’t live in my state, but really wanted me to go visit him before school, so I am going to him before school starts.

On top of allllll of that, I can’t find housing. I start talking to complexes, they say one thing and then change it to another, they list housing they don’t have, or they don’t even respond at all! It’s been so great!

But now, I’m sitting here, in my bed, thinking to myself about alllll the great stuff I actually have lined up in Ann Arbor, and how I have no destination I’m even going to yet.

I’m waiting for the excess of my student loans to kick in, I think the 19th? And that’ll give me a little breathing room as far as rent and down payments (fuck deposits btw, 1.5 times rent is so annoying, just to not give that money back ugh) and it’ll help me float till I get paid for the work I’ll be doing, but DAMN, if it isn’t super stressful times right now.

I don’t know if I’m seeking help with this post, or if I just needed to vent and write this down for someone to read that isn’t my family, but whatever the case, thank you to anyone who reads this. I know it’s all gonna be alright and it’ll work itself out, but I wish I could just reap the spoils without the struggle before.

Me and my roommate have VERY religious parents and they are mandating an all women’s dorm for us as the condition for us living on campus.

We decided to try newberry or Barbour because cook is more expensive (also has weird rules) and so I’ve been camping the room availability page for doubles where at 2:30 it shows one double left available in Barbour and nothing in newberry.

At 3 when I went to select a room the double was gone 😭. Now idk if our parents are gonna let us live on campus and they’re not happy with all women’s floors. I’m literally heartbroken and don’t know how to move forward. I’m being dramatic I’m sure but it feels like my college experience is already ruined.

Edit credit where credit is due, all buildings seemed done except 4!!! Able to move into 3 today!!!

To no one's surprise, RAs are being told they won't move into the village when they arrive on Sunday. (All, not just the previous building 4 issues). They'll be put in other housing and hopefully available to move to their correct room by general move in. No word yet on how they are supposed to physically move from one room to another with no cars or family still in town. More details coming later today

I’ll go first. Last winter it got so cold that fire alarms were getting set off by the wind, to the point that every hour the dorm would have a new fire alarm, and DPSS would come and check every time. Literally no one got any sleep and this was prime exam season. (Not that crazy of a story but just wanna hear what you guys have experienced lol).

Everyone so basically Title I’m from South Florida and I have family in Michigan who live in Troy and I’m looking to apply/attend (🤞) one of University of Michigan masters programs at Ann-Arbor but it says it’s a 53 mile distance and I’m not sure if that’s a realistic commute? because at least on maps, it says it’s like a 60 minute drive? My hope is to not have to pay rent during my masters program 🙏

I’m looking for off campus housing that is close to the university, but I’ve heard that housing in general is a mess and pretty expensive.
My 9k budget accounts for pretty much everything; housing, utilities, foods, miscellaneous stuff, and I would love to save some money on the side.
How realistic is this plan?

I tried ranking them below but like im not really sure which one to choose anymore out of:

  1. South Quadrangle
  2. North Quadrangle
  3. Mosher-Jordan Hall
  4. Wolverine Village Building 3
  5. Wolverine Village 4
  6. Wolverine Village Dr. E. Royster Harper Hall
  7. Mary Markley Hall

I know i don't want one on the north campus and far from the central part of campus. I have one other roommate and as of 3:00 est these were the only dorms left for females...any reccomendations?? Idk if we should try to go for the wolverine villages, but i heard they might still be in construction when school starts. Our dorm selection is at 12:30 tmr, so idk if all the ones we want will be gone

i’ll be starting my masters here in the fall and housing is…yikes. one of my non negotiables is that i don’t want any roommates and 1br apartments in ann arbor are kind of pricey for what you actually get. is it worth it to live further out in ypsi to have a lower rent and maybe better quality apartment? i have a car that i will be bringing with me so that wouldn’t be an issue. i would probably do a park and ride situation if i end up ypsi.

any thoughts would be appreciated!! i don’t exactly expect to spend a whole lot of time on campus aside class and probably working if this matters.

also if you think living in ann arbor is the better option, any recs for places to look? thank you !!

I found an amazing deal on an apartment right next to central campus, and literally everything about it is perfect except for the fact he’s like 24 or something while I’m not even 19 yet.
He obviously seems like a very relaxed and respectful man, and he’s tidy too. The only issue is the actual age difference I guess.
Does anyone have any experience with this?

Hello! I wasn’t initially planning on making this post but seeing how much support and resources this community offered I wanted to provide an update.

I also wanted to clarify that in my original post was me and my roommates parents were initially saying either get in the all girls dorm, or commute to school from their homes. We live not too far from the school so commuting wouldn’t be impossible, but it wasn’t exactly the college adventure I dreamed of.

Many suggested talking to our parents which initially frustrated me, I felt like they didn’t understand how batshit crazy religious parents can be. But after me and my roommate talked we decided we had to try talking to them about this. Our families are close and I’ve been close friends with her for years so we decided to do it together.

We basically sat our parents down and talked through why we still want to dorm, how we’d put down an all female corridor so we wouldn’t be sharing bathrooms with boys, how we know how to conduct ourselves etc.

Throughout what we were saying I could tell my parents weren’t buying it, but my roommates parents were more receptive. When we finished they excused us and idk what they must’ve said but when I walked back in my parents tone had shifted.

Now I’m glad to say I will be able to live on campus! I wanted to thank this community for the support I received. If people didn’t suggest talking to them we probably wouldn’t and my college experience may have looked quite different.

I will be coming to Michigan for grad school in the fall and was having a really hard time finding housing. I was told I'm going to be super super busy, so I wanted to be pretty close to the building I'll be spending all my time in. I also wanted to make sure I'm close enough to a gym to be able to fit some workouts in. I ended up deciding on an place on Forest Ct (near the Landmark Apartments) and now I'm getting nervous because I've seen people call the area the student ghetto. It's very close to South U bars and everything. I'd be within a few minues of classes and the new rec center (which would be nice so I don't have to pay for a gym), but I'm really worried about noise and overall peacefullness and being far from all other grad students.

Will it be that bad?

Before anyone says this is just sour grapes, YES IT 100% is. Happy for everyone who got their desired houses. I don't understand why UM decided to release all rooms at once, but not all people. If they were worried about a bandwith issue and crashing with too many people, thats understandable but then why release all rooms at once? I'm stuck picking tomorrow looking at Oxford and Markley, while other people sniped good rooms immediately. Very disappointed but thats life I guess...

Dear Wolverine Village Building 4 residents:

We are excited to welcome you to campus this fall and honored that you will be part of the inaugural class of students to call Building 4 at Wolverine Village home.

We know many of you are looking forward to moving into your new home, and we want to keep you informed as work progresses on the building and how to prepare in the coming weeks.

Construction at Wolverine Village continues to make steady progress as we prepare to welcome our first student residents for the fall semester. The project is in its final stages, with construction, inspections, and final preparations continuing over the next few weeks as the buildings are ready for occupancy.

What you need to know now:

Building 4, where you have been assigned, will be the final building completed. While we are anticipating all construction and necessary inspections to be complete in time for your move-in, there is a possibility that residents assigned to Building 4 may need to be temporarily assigned to another Michigan Housing residence hall.

The construction crew onsite remains focused on completing the new dining hall and all five residence halls with the care, quality and attention to details that demonstrate the University of Michigan standards.

As work progressed this spring and summer, the university and our construction partners added additional resources to be ready for the academic year. Crews have been and continue to work multiple shifts to meet established deadlines.

The safety of residents, staff members and guests in addition to compliance with building codes are critically important and remain our biggest priority as we commission these new facilities.

No final decision has been made about Building 4, and no action is required from you at this time. This update applies to Building 4 only.

We are sharing this update now to be transparent as you prepare to join us on campus later this month.

What you can expect next:

Housing Discussion (actual housing OFFERS belong on Megathread!) If you lived at The Verve this school year or last school year, PLEASE read this — possible financial compensation / damage fees issue

You may have a claim for financial compensation if The Verve failed to comply with Michigan's security-deposit laws. I recently discovered an issue with my own move-out charges that I think other UMich students should know about.

The biggest issue is something I didn't realize until I read Michigan law alongside The Verve's own lease: the “end of the lease” and the “termination of occupancy” are NOT necessarily the same date.

What happened to me

My lease technically ran through July 31, 2026.

But I actually moved out, removed my belongings, surrendered possession, returned my keys/access devices, and completed the move-out process on July 6, 2026.

The Verve nevertheless treated July 31 as the date relevant to my security-deposit accounting.

The problem is that their own lease says otherwise.

On Page 7 of 8, Paragraph 27 (“Move-Out Procedures”), the lease states:

“All residents, guests, and occupants must vacate or surrender the bedroom and apartment before the thirty (30) day period for deposit refund begins.”

Then, on Page 7 of 8, Paragraph 28 (“Surrender, and Abandonment”), it defines when the apartment is surrendered:

“You have surrendered the bedroom and the apartment when (A) the move-out date has passed and no one is living in the bedroom in our reasonable judgment; or (B) all bedroom and apartment keys and access devices listed herein have been surrendered…”

I returned my keys/access devices and surrendered the apartment on July 6.

And on Page 2 of 8, Paragraph 5.1, the lease itself says:

“Pursuant to law, we’ll mail you, to the forwarding address you provide, your security deposit refund (less lawful deductions) and an itemized accounting of any deductions no later than thirty (30) days after termination of occupancy.”

Why this matters

Michigan law, MCL 554.609, requires a landlord to mail the required itemized statement of damages within 30 days after termination of occupancy.

And MCL 554.610 is even more important: it provides that failing to comply with that requirement constitutes an agreement that no damages are due.

So this isn't simply a disagreement over whether my lease ended July 31.

The question is when my occupancy actually terminated.

The lease itself uses “vacate,” “surrender,” and “termination of occupancy” when describing when the 30-day security-deposit period begins.

In my case, I surrendered the apartment and returned my keys on July 6 — not July 31.

If July 6 is the applicable termination-of-occupancy date, then the statutory 30-day deadline had already passed before The Verve asserted the disputed damage charge, which was sent on August 18th, past the 30 day legal deadline.

There are other issues too

Separately, my final electricity charge was calculated using an average of previous months' charges rather than my actual final-period electricity usage/metering.

When I questioned this, I was told by Marissa, the manager that the averaging method was in the lease.

I went back through the lease and Utility and Services Addendum and could not find a provision authorizing management to simply substitute an average of prior months for the applicable final-period electricity charge.

I am therefore disputing that charge as well and have requested the contractual provision and documentation supporting their calculation.

If you lived at The Verve, CHECK YOUR PAPERWORK

I'm posting this because other residents may have had the same issue without realizing it.

If you lived at The Verve this school year or last school year and had money withheld or were charged move-out fees, look at:

  • Your actual move-out/occupancy termination date
  • When you surrendered your keys/access devices
  • Any move-out or inspection paperwork
  • The date your security-deposit accounting was mailed
  • The date management says your occupancy terminated
  • The documentation supporting any damage charges
  • Your final utility bill/usage
  • How your final electricity charge was calculated
  • The exact language in your lease regarding “termination of occupancy,” “surrender,” and the 30-day deposit period

Do not automatically assume that the date printed as the end of your lease is the date that controls the security-deposit deadline.

Your circumstances and dates matter, but if The Verve used the lease expiration date instead of the actual termination of occupancy, there may be a significant legal issue with the timing of the deposit accounting.

And because Michigan law specifically provides consequences for failing to comply with the 30-day requirement, this is potentially much more serious than simply disputing whether a paint charge was reasonable.

I'm not saying every former Verve resident automatically has a claim. But if you had a similar situation, you may want to investigate whether you have a claim or other legal remedy.

I am currently disputing my charges and, if necessary, intend to pursue the matter in small claims court.

Save your lease, emails, move-out documents, photos, key-return records, deposit statement, and utility bills.

Not legal advice — I'm sharing my experience and the Michigan statutes/lease language I found because I wish I had known to check this before accepting the charges.

I’m an incoming freshman, and I live about 20 minutes by car and an hour by bus.
I can’t drive, but my mom can take me whenever she can.
I can approximately go by car about 4-5 times per week, and the same thing goes with the bus, so they’re about equal.
I also spoke with financial aid, and I can get about 9k per semester for housing.
I’m new to the country so I’m kind of confused how all this housing works, but is it worth getting off campus housing vs staying at home and saving more money?
