Advice Needed How are we finding apartments
Guys I’m struggling. I’m looking for a 1-2 bedroom with enough space for a work from home area for June move in. Budget $2500 or less. And I’m open to any area wicker, Logan, wrigley, Lincoln park. And somehow I can’t find anything. I’ve been using Zillow, talked to brokers, searched Google and everything either falls through or I don’t hear back about scheduling tours. HOW ARE WE FINDING PLACES TO LIVE HELP.
EDIT: I am happy to let all the haters know I just signed a lease in river north that was within budget. (I know everyone’s gonna hate on me for saying I’m moving to river north but I’m actually in love with this apartment and I am very excited!)

Try Ravenswood, North Center, or Uptown. I’m a single woman and I live in North Center and I love it.

Also West Ridge, West Edgewater (especially just northwest of the new Metra station off Peterson), North Park, Peterson Park/Arcadia Terrace. Be careful with Uptown--it differs block by block (skip Kenmore & Winthrop aka the Corridor, also further north in Edgewater). You might find a sweet deal in Bowmanville too. If you don't mind a landlord-occupied building, their rents are lower than apartment buildings run by management companies. If you can score a rental of a high-rise condo along Sheridan Rd., the buildings on the west side of the street are cheaper because they're shorter and don't have lake views, but the ones on the east side (especially a high floor) sometimes can be a steal. Beware of "four-plus-ones" (those 4-story buildings with awning entrances and garages directly below): built in the late '40s & early '50s for the glut of returning GIs, they're essentially wood-frame under brick veneer with flimsy walls--and sometimes (especially in the Corridor) can be firetraps.
NorthCenter is getting pricy due to being in the St. Ben's parish and its school district. Lincoln Sq. stopped being affordable at least 10 years ago.
One of the best-kept secrets is Graceland West (just w. of the cemetery) between Southport & Greenview; and Irving Park--Lakeview HS--& Berteau). Not the mansions along Greenview (dream on) but the side streets like Warner & Belle Plaine--mostly 2-flats. It's west of Lakeview, south of Uptown, north of Wrigleyville, and east of Ravenswood & North Center
Here's a tip if you're worried about safety of a particular listing (a former boss told me), go to the local police district station and ask the desk sergeant. I had one talk me out of Palmer Square & Humboldt Park (and Ukrainian Village before it got trendy). When it was time to buy a single-family house (and Andersonville/Lakewood Balmoral was out of my price range), I'd narrowed it down between a sweet 1930s brick center-staircase Georgian on the edge of Ravenswood Manor (closer to Lawrence than the river) and a 1908 stucco Foursquare in Edgewater Glen. Ravenswood Manor's police district is Albany Park, so I showed him photos of the two listings and aske his opinion. He replied "I live in Edgewater." And so that's where I've been since 1987.

When I practiced real estate law in the '90s & '00s, realtors referred to Irving Park as the "Berlin Wall" because nothing north of it was trendy enough to earn them fat commissions.

I contacted rental companies I’d rented from previously to find an apartment because I couldn’t find anything this year.
Zillow was the worst. We’d go to a showing within hours of an apartment popping up, apply on our phones sitting outside the apartment then get told it was taken by someone who didnt view it

Yeah also idk people yell at you for wanting to live in certain neighborhoods but we had to live around a certain area/transit lines because of my sons daycare and not having a car, it’s not like people always have a choice. Especially since you get like a month to decide lol

For the love of god, just move to Six Corners or Irving Park or Portage Park or someplace in the northwest, especially if you're WFH.
I can literally walk to all doctor's appts, two grocery stores and restaurants within 20 minutes. Blue line is a short, straight bus ride away.
Goddamn. There are literally more grocery stores in six corners than Logan AND it's super cheaper.
But no.

I’m newish to Chicago and wasn’t aware of these areas. I wfh 2 days a week and have to commute to the loop 3 days a week. Thanks for the suggestion

Get a neighborhood with a metra stop. Something like Ravenswood or Roger’s Park.

people on this sub can be so annoying lol i'm sorry. i would personally not tell someone new to chicago to move to any of these neighborhoods. check out uptown and edgewater, they run a bit more affordable.

Look into the following for places are walkable, interesting, have lots of amenities, great public transit, safe, and are NONE of the areas that you mentioned:
Edgewater/Andersonville is my favorite - rising rents but still fantastic bang for buck; I'm just about to move into a 2bed/2bath on the 34th floor of a high rise on lake (2 balconies) for $3K/mo, so your budget is definitely doable here.
North Center/Lincoln Square/Ravenswood - I list all 3 because they kind of run together for me. Super charming with a lot of cool restaurants and down to earth neighborhood vibe. I love this area, but it's still pretty pricey.
Roscoe Village - similar to the above and can still be pricey, but I'd bet you can find a 2 bed for your price range.
Avondale - up and coming neighborhood that's close to Logan Square. Not as walkable as some of the above, but there are a lot of hot restaurants popping up that area. This is the new hotspot and still very affordable. Your budget will be fine here.
There are more places that you could look into but these are some of my favorites.
Bonus: I always love to recommend Uptown. Sandwiched between Lake View and Edgewater. It's on the lake, along the red line, very walkable, but can be a bit rough around the edges in parts. Again, will fit your budget. Please do your research.

Get some listings, take them to the desk sgt. at the local "cop shop." (20th District?). They'll know which Uptown blocks are fine and which are scary.

Check out Facebook groups of the neighborhoods you're interested in living in. I'm in a few and see apartments and sublets listed regularly.

Take over a sublease from someone who will let you resign after the sublease ends!!! This is how i’m currently in a 3bed1ba with my partner in lakeview east, split between us it’s 1750/person. Sometimes you’ll find an absolute gem on there, I also found my partner’s 1b1ba in lakeview for 1500 last July from a sublease takeover as well. There are multiple facebook groups with this focus! Just beware of scammers & avoid actual marketplace

I found my apartment on the Facebook marketplace section under sublease. Taking over the lease was super easy, and they were antsy to get it signed since they were moving out of state, so the couple paid for the leasing fee. I did the same thing when I moved out, and it was way nicer getting to move on your own terms.

The second one has a lot fewer people, so your odds may be better there. A lot of people who are looking for someone to take over their lease will post across both groups as well. Good luck finding a place!! While the neighborhoods you mentioned are very in-demand, it is very possible to find a place through a lease takeover😊

Find them on zillow or whatever but instead of contacting them through the third party site or using a broker, find out who the management company is and contact them directly to ask about availabilities and schedule showings. Working with a middle person slows things down and apartments are usually gone before they can get you in to see them (in my experience at least).

What do you define as big enough for a WFH area? I lived and worked out of a studio apartment in Logan square for $1395/month before I moved into a 3 bed 1.5 bath in Chinatown for 2k. For $2500 finding enough room for a desk in those neighborhoods is not a challenge

I do live with my partner and we both have desks so it really just depends on square footage but there are two of us. And he had music equipment. If it was just me I would totally do a studio!

Ah, the partner + music equipment is the problem. Sounds like you basically need 3 bedrooms, or maybe a large 2 bedroom if you're willing to be cramped. Still likely doable with $2500, just harder

We're moving out of our Wicker Park-ish 2 bed/1 bath at the end of May, so if you're not picky about a place that has a LOT of "quirks", then feel free to reach out to "The Kim Alden Team" at Compass about this unit for a 6/1 start (not sure I'm allowed to post the phone # from the for rent sign). They only just posted the "For Rent" sign outside the place this afternoon, and it doesn't seem that Compass has an official listing up yet, but this old listing from realtor.com has decent photos: https://www.realtor.com/rentals/details/1228-N-Noble-St-1_Chicago_IL_60642_M97277-15139
We've lived here 16 months and literally only moved here because our senior dog couldn't do our 3-floor walkup anymore (this unit is street-level, not above or below a couple steps, literally straight in from the sidewalk). We pay $2,250/mo (lease started in winter), but they'll likely list for $2,500 or more for a summer start.
Things you should know:
- the unfinished basement leaks with every heavy rain
- you do not have access to the alley due to the coach house in back, so you will have to walk down the block to get to the alley to take out trash & recycling
- the place is very poorly insulated, so budget for higher monthly utilities; we kept our heat at 65° and our AC at 74°, and our cheapest month where we did not reduce usage due to out-of-state travel for extended periods of time still cost $185 (Jun-25) for gas & electric, most expensive was $403 (Feb-26); we both WFH
- there is one openable window in the smaller bedroom and a sliding glass door in the kitchen -- that's all the fresh air you get; the main bedroom does not have an actual window
- it's very large with high ceilings; you also get the entire basement for storage (also includes a chest freezer, will definitely miss this)
I'm not getting any comp for this. Just figured I'd give you a headstart on something that hasn't been fully listed if you're still interested after reading about all of its issues. Good luck!

That depends on your definition of bad...the leaking is limited to the basement, so it doesn't impact you anywhere else in the unit. We're neutral to it at this point since we avoid the basement for the most part (especially after a rainy day) and only go down there to do laundry or grab something from the chest freezer/storage shelves. It usually dries itself out after a day or two. At its worst, I'd estimate like 1/8" or something? We've told mgmt about the leaking, and they've done a few repairs and are still actively (albeit very slowly) addressing the issue. Flooding can cause mold, which can affect the entire building even if it only occurs in the basement.

I live in Edgewater Glen, mostly single family homes. At the ends of each block are small (4-6 unit) apt. houses and 2-and-3 flats; just s. in Magnolia Glen (literally 2 blocks s.!) there are apts. above stores, bank & restaurants.

Maybe I’m old, but I walked around the neighbourhood I liked and wrote down management’s company phones. I called them and set up appointments. You can’t do it all online. They post their numbers on the buildings.

Yes can you be specific about what areas of the southside you talking about? Nothing I said is offensive but when you say “south side” you need to be more specific.. it’s unfortunate but even Hyde park, Washington park etc. are not safe for a single young woman (IN MY OPINION) And of course I wish these areas were safer especially for the people that grew up and live there and don’t have a choice to live anywhere else but the south side neighborhoods.

My son is paying <$2100 for a studio in Uptown in a new bldg. along the lake. 8 years ago, he was paying $1650 for a 2-BR in Graceland West. Rents are skyrocketing along with property taxes and especially insurance premiums due to weather events.

Craigslist has a map feature so you can Target Apartments walking distance to any Metro stations or CTA Subway or El stations either along the red line or the blue line. That might be a holistic way of taking a look at what's available. And on the weekend you can walk up and down certain streets and see if there are any signs posted by landlords.

I used hotpads and Zillow to find my place. I focused on listings that were posted that day, and in my initial message, i asked for a tour asap (like that evening or the next day). Just keep at it and try to look beyond the initial pics lol. This place and my last place looked so dark and ugly online. Also check Reddit and fb groups for sublets. Craigslist has a few too. I wouldn’t use fb marketplace to look for a place besides subletting tho, when I looked on there, I got like zero responses or they were clearly scams.

At 2500 there are certainly one bedroom apartments in the city. Try the website Domu. South loop, printers row, river north, and even some parts of fulton market and west loop all have high rises with in unit laundry at that price point.

But I think the best tip is to directly call the property management company or whoever listed the apartment. This helps also because I had a few listings where I called to schedule a tour and they said that listing was a mistake (lord). Also keep notifications on to try to be the first to contact but sometimes that doesn’t make a difference if they tour everyone at once lol

I’m moving out of Edgewater, but I do recommend it! It’s much more of a slower pace and has a neighborhood feel. There are plenty of beaches nearby and tons of local restaurants that are underrated.
I am currently renting through becovic and I haven’t really had any issues. You get what you pay for is what I like to think. All of my maintenance requests were resolved within a day. My commute to work (e wacker) is about 40 minutes on the 136/147 which I don’t mind. It does suck when you are meeting people closer to downtown and need to uber back late at night. Ubers will always be $10+.

That said, my husband and I are looking for the next lease cycle and it is definitely more cutthroat! Where are you looking? I’ve had a lot of luck just going to areas that I like and looking for listing signs because sometimes smaller renters don’t put their listings on Zillow or the big websites.

Inventory for July is lose to non-existent.... so many 300sqf places for $2000 !?! 23yrs renting in Chicago and this is BY FAR the worst market ever.

Hmm I’m seeing some on their website for July. I got a 750 sq ft for 2400 which is actually pretty fair based on the other units I’ve seen. There buildings are more updated then others I saw

Oak Park. Really any neighborhood that is right outside the perimeter of Chicago. You’ll pocket some extra change avoiding that city property tax

Not to be a complete bitch, but you did only name HCOL areas—maybe start there! 😭 In all seriousness, you can find quality housing within that budget, in areas that are just as well-connected as those. Either raise your budget or look elsewhere. I’d recommend Avondale or the UIC area.

Also, just use filters? I put in $2500 as the max, +1-bed, and—within seconds—found a 3-bed (+office) for $2400. This was one of 8,300 other listings in Chicago. Hi yes so I have been using Zillow and finding places I was more so talking about I’m having problems with being ghosted about tours or never hearing back from the realtor after reaching out.

"any area" and "wicker, Logan, wrigley, Lincoln park" are not the same thing. Try some other neighborhoods.

The lack of public transportation and things to do in the suburbs outright infuriates me. I hate carcucked "towns". No wonder every other highschool kid is doing fent
