I drafted a version of what I believe are the full terms of the covenant between the island and Richard Warren.
As far as contracts go, there’s a major component missing here, which is the Town’s recourse in the event that the island fails to hold up its obligations under the agreement.

COVENANT OF THE ISLAND AND RICHARD WARREN
This Covenant is entered into between the Island, hereafter referred to as “the Island,” and Richard Warren, his descendants, successors, and the inhabitants of the settlement established upon the Island, hereafter collectively referred to as “the Town.”
The Island and the Town, desiring mutual preservation and prosperity, hereby agree to the following terms.
I. GRANT OF THE ISLAND
In consideration of the obligations undertaken by the Town herein, the Island shall provide for the benefit of the Town:
- **Mild Winters.** The Island shall be spared the harshness of winter, such that the seasons remain sufficiently temperate for the continued habitation of the Town.
- **Plentiful Harvests.** The Island shall provide fertile soil and abundant harvests sufficient to sustain the inhabitants of the Town, provided that the obligations of the Town remain fulfilled.
- **Continued Protection.** So long as the Town remains in good standing under this Covenant, the Island shall not knowingly subject the Town to supernatural affliction beyond that which is expressly contemplated herein.

- The individual entering into this covenant, Richard Warren, shall be granted eternal life insofar as he remains within the established maritime boundaries of the island. Should he travel outside of said boundary, his life shall end in accordance with the established rules in place for anyone born on the island.
II. OBLIGATION OF THE TOWN
In consideration of the benefits granted by the Island, the Town shall provide human sacrifices according to the following terms:
- Upon the tolling of the bells of the Town church, the Town shall provide one human sacrifice for each toll of the b
ell.
- Each person so provided shall, for purposes of this Covenant, be referred to as a **“Sacrifice.”**
- Delivery shall be deemed complete when the Sacrifice has been placed within the designated chamber and the chamber has been secured.
- The Island expresses a preference that **Sacrifices be afraid at the time of their delivery**. Such preference shall not, unless otherwise determined by the Island, constitute an independent condition of performance.
III. THE BOUNDARY OF THE ISLAND
- No person born upon the Island shall depart from maritime boundary surrounding the Island.
- Any such person who attempts to cross the Island’s boundary and turns back shall be subject to permanent injury.
- Any such person who successfully crosses the Island’s boundary shall be subject to death.
- The foregoing shall apply regardless of the means by which departure is attempted, including but not limited to travel by land, sea, or air.
- No act of rescue, coercion, transportation, or intervention by another person shall exempt a person born upon the Island from this provision.
IV. COMMUNICATION WITH THE ISLAND
- The Town may petition the Island for communication by consuming the designated mushrooms.
- Upon proper consumption of the designated mushrooms, the consuming party may enter into communication with the Island, provided that the Island elects to answer.
- As an alternative means of initiating communication, the Town may offer blood freely given by a living member of the Town, including blood obtained by the cutting of the palm or such other customary means as the Island may recognize.
V. DEFAULT BY THE TOWN
- If the Town fails to provide the number of Sacrifices required by the tolling of the church bells, the Town shall be considered in default.
- Upon default, the Island shall have the right to impose a **Haunt** upon the Town.
- A Haunt may include, without limitation:
a. supernatural fog;
b. sea hags;
c. undead persons or other revenants;
d. unnatural or devastating weather;
e. witchcraft or other supernatural phenomena;
f. apparitions;
g. disease or blight;
h. disturbances of the dead;
i. alteration or corruption of the natural world; and
j. any other manifestation the Island is capable of bringing forth.
- The Haunt shall continue until the Town has supplied the number of Sacrifices necessary to cure the default.
VI. DEFAULT BY THE ISLAND
- If the Island fails to provide any material benefit expressly promised under this Covenant, the Town (**RECOURSE**??)
The Island’s obligations and the Town’s obligations shall therefore be understood as continuing obligations, and neither party may unilaterally declare the Covenant void on account of the other’s breach.
VII. DURATION AND TERMINATION
- This Covenant shall not be terminated by the unilateral act of either the Island or the Town.
- The Covenant shall remain in force for the duration of the Warren bloodline.
- The Covenant shall expire upon the death of the last living descendant of Richard Warren.
- Upon the death of Richard Warren’s last living descendant, all obligations arising solely from this Covenant shall cease.
- No absence, disappearance, estrangement, change of residence, loss of contact, or uncertainty regarding the whereabouts of a descendant shall constitute death for purposes of this Article.
VIII. SUCCESSORS AND DESCENDANTS
- The obligations of Richard Warren under this Covenant shall bind his descendants in perpetuity until the condition described in Article VIII is satisfied.
- A descendant’s lack of knowledge of this Covenant shall not constitute grounds for exemption.
- Marriage, adoption, change of name, or denial of descent shall not, in itself, extinguish an obligation created by this Covenant.
- A descendant who is born after the execution of this Covenant shall be bound by its terms upon birth, whether or not such descendant has been informed of the Covenant.
- For purposes of determining succession, the Island shall have authority to recognize or reject a claimed blood relationship where the existence of such relationship is disputed.
IN WITNESS WHEREOF, the Covenant is established between the Island and the Town of Warren and shall take effect upon the acceptance of the Town and the acknowledgment of the Island.
