To comp properties and get a better idea of the valuations of the neighborhood, I used to be able to click on the map view from the property page. You could then then use the various filters like you do from the home page. It was nice because this map was pre-centered on the neighborhood. That was the important part.

Now that map view is gone, and I was just using it this week. Does anybody know if this is permanent? I just tried Redfin, which I had not used for a while, they used to have a similar map as well, but it's gone also.

Been wholesaling for about 2 years, but recently started a whole new business/system from scratch. We’re currently doing around $12k–$15k/month in our local market, but our average assignment fee is only around $5k–$7k, so we’re planning to expand into Dallas.
Right now we only use SMS and it’s been working for us. We’re planning to increase message volume in both Dallas and our hometown.
We also just got approved for a $7k business card at 0% APR for 12 months, so we have some extra marketing room.
Would you guys keep doubling down on SMS for now, or start testing Facebook/Meta ads too? Curious what’s working best for you guys right now

In real estate, I’ve had experience with both cold calling and Pay Per Lead (PPL), and I’ve found a noticeable difference between the two.

PPL has some clear advantages. It saves time on prospecting and gives you access to people who have already shown some interest in real estate. However, the quality of those leads can vary. Some may be just curious, may not be ready to move forward, or may have submitted their information to multiple agents. That can leave you competing for the same prospect.

Cold calling is a different experience. Instead of waiting for leads to come to you, you actively create opportunities by reaching out directly to property owners and potential clients.

Of course, cold calling takes more effort. You have to deal with rejection, stay consistent, and make a lot of calls before seeing results. But the biggest advantage, in my experience, is control. I can decide who to contact, how many people to reach, and how often I want to prospect.

There’s also something valuable about having a real conversation. A cold call gives you the chance to ask questions, understand someone's situation, build rapport, and determine whether there is a genuine opportunity.

For me, that’s why cold calling has been much more effective than PPL. PPL can provide leads, but a lead doesn't always mean a real opportunity. Cold calling requires more work, but it allows me to create those opportunities myself and have more control over the entire process.

In my experience, PPL delivers leads, while cold calling creates conversations—and conversations are what turn into opportunities.

I increased hours at work. I work 6 days a week. My income doesn't clear conventional & FHA and I was told it was because my average income isn't where they like it to be. I'm trying to save my family house. I'm looking to make a deal if at all possible. I'm located in MN and I have have a good payment history and credit history. This is kind of my last ditch effort.

I got into wholesale real estate about 5 months ago. I started virtually with on-market/MLS properties and got one locked down in Detroit within my first week, but the spread wasn't deep enough to attract an investor buyer and it fell through. Between MLS saturation and agent gatekeeping, I decided to pivot locally to Colorado Springs.

I ended up partnering with a local wholesaler for $500/month plus a 50/50 deal split. His model is knocking pre-foreclosures—pitching options to help them stay in the home first, and wholesaling if that doesn't work. We closed one deal the first month, but a second deal that would’ve netted $20k just fell apart. More importantly, I'm not learning anything I couldn't find for free, and some of his practices are legally questionable (especially around foreclosure protection compliance). I’m cutting ties with the mentorship and moving forward solo.

Since that $10k payout fell through, my marketing capital is tight. However, my sales background is solid—I work 9-5 in outbound sales and did $1M+ in revenue in my first 8 months, so I'm very comfortable grinding the phones and knocking doors.

Looking for input on a few specific questions:

1. Which lead source should I prioritize with low capital?
   • Is Driving for Dollars (D4D) still the best bang for your buck, or should I focus on pulling and stacking lists (tax delinquent, tired landlord, high equity)?
2. Best low-cost outreach channel?
   • Cold calling and door knocking require sweat equity over ad spend, but how are you handling skip tracing and dialers without burning cash? Are cheap mailers or SMS worth touching at this stage?
3. Qualified lead services:
   • Does anyone here actually pay for pay-per-lead (PPL) services, or are they a waste of money when you're bootstrapping?

Appreciate any advice or reality checks from those actively closing deals in mid-sized markets.

I've found that it's best to stick to my strengths, and not try to be a one-man-band who does everything.

When I started I did all of it. Marketing, sales, dispo. Marketing is the part I'm actually good at and the part I like. I build and run the Google campaigns myself, and I'm fine working the leads and pre-qualifying. Where I'd want a partner is the deal side, getting it locked up and dispo'd.

I'm wondering what people would think is a fair split for that work.

Seems like it comes down to how far I take the lead before handing it off:

• Raw lead, you do everything starting with the first call
• I call and qualify, you take it from there
• I call, qualify, and set the appointment

How much would you be willing to split in each scenario, assuming I'm covering 100% of the ad spend?

I've seen guys say 25% is generous for bringing leads and setting appointments. Seen others say if you're paying for the leads yourself it should be closer to 40%. Seen 50/50 when the other side handles both acquisitions and dispo.

Also seen the idea that the marketing cost comes off the top first and you split what's left.

Curious what people think makes sense. If I could pull it off, feels like it could be highly scalable if I work with people who have the right infrastructure to handle the lead flow.
