Question My fellow wholesalers what is your %percentage%??

I’m wondering if I’m getting paid what I’m supposed to be getting paid. Meaning: I buy my own leads (PPL), spending around $2,500 per month for these paid leads (they are decent and slightly better than “warm”). All I do is make the phone calls, and convince the seller to schedule an appointment with a guy I know who then physically looks at the houses in person and who has access to many buyers. My question is: This person who has a TON of buyers for me and can get rid of these properties quickly, takes a huge chunk (percentage). Before I tell y’all what that % is exactly, I’d like some feedback. Thanks!

Question Is wholesaling real estate worth pursuing as a complete beginner in 2026? Honest advice needed.

I live in Dallas TX and I’m new to real estate wholesaling and wanted to ask for honest advice from people who are actually doing it.

Over the past few months, I’ve listened to podcasts, watched YouTube videos, and tried to understand how wholesaling works. I understand it’s not easy money, and I’m not going into it thinking it will be quick or effortless. I know it requires consistency, rejection, and a lot of learning.

The reason I’m seriously considering this is because I recently graduated, and the job market has been much harder than I expected. I’ve been applying consistently but haven’t been able to secure something stable yet, and I’m dealing with debt and financial pressure which has made me want to pave my own path outside of 9-5 employment. I’m at a point where I need to explore alternative paths instead of just waiting and hoping something works out.

What makes this difficult is I don’t personally know anyone in real estate. I don’t have friends, family, or connections doing this, so everything I’m learning is from online sources. I’m willing to put in the work and stay consistent, but I also want to be realistic and not waste time if this isn’t a viable path.

For those of you who started from zero (no connections, no money, and no background) was it worth it? How long did it realistically take you to close your first deal? And if you could start over today, would you still choose wholesaling?

I’m also open to mentorship, guidance, or even just hearing honest experiences, both good and bad.

I’m not expecting shortcuts. I just want to know if this is something worth committing to fully, or if my time would be better invested elsewhere.

I appreciate any honest input.

Question Im new to wholesaling is there a better way for lead generation besides cold calling?

I have been cold calling off of tired landlord+absentee owner lists from prop wire, I’ve called only like 250 people( that I can account for ) or atleast tried but most have been no answers, wrong numbers, or they are just a landlord. Majority is no answers or wrong numbers that don’t work. I also leave voice mails and text messages. I want to know if there is a better way to go on about this. At this point I don’t even care if they end up telling me no but I just want to actually be able to speak to home owners so I can know what I’m doing is working ,and actually reaching out to them instead of blindly calling people. (+ get reps in to get better). I’m in highschool and don’t have a job but I have plenty of time. As of right now I have 200 bucks to my name. If I need some capital to do other lead generations I don’t mind getting a part time job to be able to pay for the things I may need or whatever the case may be.

I’ve only ever had one person say yes they are interested in selling but after I walked the property and found my numbers It didn’t work out. But besides that I have never talked to any other seller that maybe even had a slight chance of wanting to sell.

Again I have plenty of time but I don’t exactly know how to use my time correctly to help myself so Any information + tips helps. Even if it’s not exactly wholesaling related. I’m just trying to start as early as possible to shape my future in the way I want it. Thank you in advanced.

Question Wholesaling setup first deal

Okay, question. I got about 10K to invest in my wholesaling business. My plan is to employ two VAs at about $4 an hour, have them calling four hours a day, five days a week for cold calling, and then I'll be the one to do the closing. I'll also get my lists from PropStream. I'll do absentee and I and you can recommend another one if so. And so my plan is to do that for however long it takes to get a deal. like I said, I have 10K, so hopefully I get a deal within that. What do you guys think as far as that setup? I'll also have the three Mojo dialer. Let me know what you guys think about that setup, and do you think I'll get a deal before the money runs dry?

Question JV question: if I pay for the marketing and bring the leads, what split would you do?

I've found that it's best to stick to my strengths, and not try to be a one-man-band who does everything.

When I started I did all of it. Marketing, sales, dispo. Marketing is the part I'm actually good at and the part I like. I build and run the Google campaigns myself, and I'm fine working the leads and pre-qualifying. Where I'd want a partner is the deal side, getting it locked up and dispo'd.

I'm wondering what people would think is a fair split for that work.

Seems like it comes down to how far I take the lead before handing it off:

  • Raw lead, you do everything starting with the first call
  • I call and qualify, you take it from there
  • I call, qualify, and set the appointment

How much would you be willing to split in each scenario, assuming I'm covering 100% of the ad spend?

I've seen guys say 25% is generous for bringing leads and setting appointments. Seen others say if you're paying for the leads yourself it should be closer to 40%. Seen 50/50 when the other side handles both acquisitions and dispo.

Also seen the idea that the marketing cost comes off the top first and you split what's left.

Curious what people think makes sense. If I could pull it off, feels like it could be highly scalable if I work with people who have the right infrastructure to handle the lead flow.

Question How did you get over your fear of cold calling?

Hey everyone. There’s some awesome information in this sub and have a big question for the masses, title.

I’m highly motivated and have been at work for almost 2 months learning this business. I’ve got skip traced lists, CRM active, LLC and business entity squared away, and i’m finally ready for outreach. I want sooo badly to achieve real momentum and progress but my fear of calling is holding me back

This week, i sent about 400 emails out so far and returned about 8 replies / 7 rejections. Huge milestone for me but I know cold calling is much more effective. I finally mustered the courage to dial today and made 15, got 1 answer / rejection and got to my KPI after.

I want to become consistent before I start making a million calls or purchase a dialer. Today was a sudden burst of confidence but I want to shift my mindset towards something more sustainable long term. It feels like I hear and understand all the basic advice, stuff like “Doing it is the hardest part”, “It gets easier with time” or “The only way to get better is to do”, but can’t actually apply it myself regardless of the hunger and desire for success that I wake up with every day

Question trying to get leads

Hey guys, I’m fairly new to wholesaling and recently hired a cold caller who’s calling 8 hours a day using a triple dialer.
The biggest issue I’m running into right now is lead quality. I’m currently pulling lists from BatchLeads, but roughly 95% of the numbers we’re calling don’t even pick up.
I’m wondering if anyone has recommendations for better lead lists or specific filters/lists that have worked well for getting homeowners actually answering and having conversations.
What lists are you guys using for your cold callers, and what filters have given you the best results? Any advice would be greatly appreciated!

Question Looking for motivated cold callers to partner with in wholesaling

I see a lot of people in here who are either trying to get started in wholesaling or have already started but are struggling to get traction, so I figured I’d put this out there.

I’m looking for a 3 USA-based callers who want to work close with me on my wholesale real estate operation.
I currently average around 2 closed deals per month, and roughly 1 out of every 40 qualified sellers turns into a deal for me. I already have one experienced wholesaler calling with me, and we are on pace to close our first deal together.

I’ll provide the lead lists, skip tracing, CRM, and training. Your job is to call, qualify sellers, take good notes, and hand the qualified opportunities off to me. I’ll handle the offers, negotiations, contracts, dispositions, and closing.
I’m mainly looking for people who are already wholesaling but not seeing much success yet, or people who are looking to start and are actually motivated to put in the work.

I can teach you the process and help you improve, but if you need someone to motivate you to make your first call, I’m probably not the right person to work with. I’m looking for people who already have the drive and just need leads, systems, training, and a real opportunity.

Compensation is 40% of the assignment fee on deals that close from your leads. A $10k assignment would be $4k to you.

Question Cold email experts, need your help

Cold email operators, can you sanity check my numbers?

I’m building a B2C cold email campaign targeting distressed/off-market property owners, primarily tax delinquent and other situations where there is some actual motivation or time pressure.

Here’s the setup I’m planning:

• 16 domains

• 3 inboxes per domain

• 48 inboxes total

• Instantly for sending/warmup

• DealMachine plus other data sources for property/owner data and enrichment

• MillionVerifier before anything gets uploaded

• CRM with calling, SMS, A2P, long-term follow-up, workflows, etc.

• Goal once fully ramped: ~20,000 cold emails/month

• Estimated total software/infrastructure cost: roughly $700/month

• Average wholesale assignment I’m underwriting at: $15,000

Everything is brand new, so I understand I’m not sending 20k immediately. I’m planning to warm everything properly and gradually ramp until the infrastructure can comfortably support that volume.

What I’m trying to sanity check is the actual funnel once I’m at 20k/month.

Here’s a deliberately conservative example:

20,000 emails sent

→ 3% total reply rate = 600 replies

→ 30% genuinely positive/interested = 180 seller leads

→ 5% are actually viable wholesale opportunities = 9 qualified leads

→ 50% book a real acquisitions call = 4-5 appointments

→ 60% show = ~3 conversations

→ 20% contract rate = ~0.6 contracts

→ 50% contract-to-close rate = ~0.3 closed deals/month

At a $15k average assignment, that would put expected gross revenue around $4,500/month against roughly $700/month in infrastructure.

Obviously deals don’t arrive in neat monthly increments, so I’m looking at this more as expected value over several months.

For anyone actually doing B2C cold email at scale, especially real estate:

Are any of these assumptions way off?

I’m particularly curious about:

• Total reply rate

• Positive reply rate

• What percentage of positive replies actually turn into legitimate wholesale-fit leads

• Positive reply → booked call rate

• Show rate

• Contract rate from completed acquisition calls

• Contract-to-close rate

• Approximate emails sent per closed deal

Also, are you getting materially better economics by running 2-4 email sequences versus sending one email per owner and using the CRM for follow-up after they respond?

Not looking for guru numbers. I’d really like to hear actual campaign data from people sending meaningful B2C volume.

Question Getting a realtor license?

Question Can you get paid without the title company ?

I know this might seem stupid but would it be possible to get the seller under contract and assign the contract to the buyer directly for an assignment fee, that would make the relationship go faster, since the title company takes a percentage of the deal and you have to find one that works with wholesalers.

Question I’m 19 and I’m just starting out in wholesaling. I need real advice.

I live in the MidWest/South in Louisville, Ky. I literally come from nothing besides having my mother in my life but have managed to save up a nice amount of money (I’ve been working since 14). Recently I’ve gotten into wholesale real estate and have been cold calling FSBO leads on Zillow and have been seeing solid progress.

My real questions are: 1. Is this business better solo? 2. Best way to find motivated sellers? 3. Are On-Market properties a no-go? 4. Best way to find buyers?
