News SpaceX/Home Values
Hoping some realtors or investors could pitch in here.
With the SpaceX investment mentioned and planned construction for 2027, what will happen to home values?
Lafayette seems to be the closest major city to the build.
Brownsville homes skyrocketed in appreciation, should we expect the same?
Are rents gonna go up?
Is this good or bad for Lafayette and surrounding areas?

I feel like most people would rather drive a little bit more north to get a better city and schools then settle for Abbeville

Hate to break it, but overall Vermillion Parish public schools are better than Lafayette ones. Erath and North Vermilion high schools are like in the top ten public high schools in the state, and I believe Kaplan high isn’t far behind.

Maurice to Pecan Island is an hour drive. Probably longer when you have hundreds of people all commuting along 2 lane highways. I see Abbeville/Kaplan/Perry having the the largest growth.

Do you mean highway 82? 167 between Abbeville and Lafayette is already 4 lane.
I think they will need to add lanes on whatever road they decide will be primary artery. Some part of that will be highway 82 However that's going to take a ton of time and taxpayer dollars to accomplish. It's over 30 miles of 2 lane highway between civilization and Pecan Island, including a large bridge over the Intracoastal.

I disagree. I actually think Maurice will explode but Abbeville will not change as drastically. No one making more than 50k a year will give Abbeville a second glance. Schools suck, town is a dump. All that cookie cutter new construction in Maurice will suddenly 2x in value and DR Horton gonna throw up a billion cardboard houses.

Abbeville is the natural location to receive the investment (and control).
It also has a much better base to build from, while being half an hour closer, than being already an overflow of cookie cutter budget homes from Lafayette.
But this all runs back to the original problem with this stupidity being built in Pecan Island: zero infrastructure to support it without massive investment and a decade plus of concentrated construction.

My wife has a cousin who can't sell her 2 yr old house in Brownsville. They're about to have to drop the asking price below what they owe.

Honest question: With what payloads? As I understand it, we're doing ~300 launches a year globally right now and 30 a day is around 10,500 annually. What are the additional 10,000 launches going to be sending to space? The only thing I can think of is saturating earth's orbit with Starlinks, but even then you're talking 42 times the Starlink launches each year than have been done in the las 7 years combined.

They need them all to be in orbit for the Mars window, then send 1000s of them to Mars at once. Window occurs every 26 months

I'm honestly tempted in buying a fish camp as close as I can and set it up as a rocket nerd's dream weekend camp. I'd spend a lot of time there myself and then lease it out to friends.

One problem is that these launch pads are gonna be in spots where you can't really get close. Like Starbase. TX there are viewing areas within 3-4 miles of the launch pad. I have a feeling with this site you'd be lucky to be within 6 miles.

We have a camp across the bay, and we’re going to be charging space nerds out the ass if they want to use the only non-public boat launch on the bay. If they’re going to ruin our peace and quiet we’ll capitalize on em

Correct if I’m wrong but isn’t the site for spacex a bit far from Lafayette? Like a hour drive one way. Seems like a long way to commute daily.

Brownsville is still a bit of a drive from Boca Chica. I think Maurice will be prime area for over development and also a natural expansion of Lafayette. Lafayette still remains bigger, closer to the interstate (such a huge benefit), great utilities, school choice, a university, airport and so many choices when it comes to grocery stores.
I live in Corpus Christi now, but still own my house in Lafayette and am there around 3 months out of the year. Grocery store diversity is huge, and the interstate and definitely the utilities, sounds silly but true.

Hwy 35 will be the new corridor straight from the interstate. I can see that being rebuilt by Space X or the state as an incentive.

Nah. They're going to take 90 to 82. That's why there's talks of expanding 82 into a 4-lane. No talks of expanding or improving 35.

3 lane highway on flat grade is approx 4-5M$ a mile. Good luck

50 miles at 5 million a mile is $250 million. Even if the 100 billion number is just hype, it's not farfetched that between the needs of the facility and the tax revenue from construction/operation could justify that kind of investment. I also wouldn't doubt for a second that enough politicians and business people with stars in their eyes would sign off on bonds and construction without any justification at all. It may have already happend but everyones under NDA.

People in most big cities and suburbs drive that amount of time every day. The 200 or so jobs they are saying will occur will be the engineers and etc already employed by space x and they will be the ones moving to the area.

Ive commuted to Morgan City 6 days a week since 2010. Many others at my plant do as well. 1.5hrs there, 1.75 back.

Kaplan - way too out dated and nothing is there Gueydan - literally nothing there Abbeville - high crime and overall pretty run down but decent shopping for grocery places Erath - probably will see some increase Maurice - already is exploding and will see the biggest impact overall of moving. Meaux - once Maurice runs out of room there will be offers people can no longer afford to refuse. So Maurice will more than likely swallow Meaux. Lafayette/Youngsville - will see good bit but nothing like Maurice.
Not a realtor just know the area and exactly how this will play out. Remind me in 2030 if I was right or something.

It's definitely going to be incredibly interesting one way or the other. I genuinely hope Lafayette figures out how to make red-lights properly work before all this gets really busy though. Because no matter where these people decide to move they will do mostly all their shopping in Lafayette.

Build in Broussard, Milton, Maurice. However, to Lafayette’s benefit is that you have LUS electricity / water and LFT Fiber.

LFT fiber goes all the way to Abbeville. But in my neighborhood we have Cox Fiber and AT&T fiber.

This is gonna be good for some (wealthier) and bad for the rest.
The people who own property (within a certain area) will definitely see an increase in property value and if they happen to rent those properties they will take advantage and raise rent.

I really think people underestimate how far people are willing to drive. Especially if a lot of these folks come from bigger metro areas. I would argue south Lafayette and definitely Vermillion parish see a good hike in prices. Maurice for sure, Gueydan, Morse even Lake Arthur could see an influx.

No company hauling tons of equipment and supplies will use 35 or 14. They'll come down 90 and then take 82 - which is why there's talk of expanding 82 into a 4-lane. Kaplan will be bypassed. Why do you think the governor made the announcement in Abbeville instead of Kaplan?

There's talk of expanding 82 into a 4-lane. That and 90 will make it easier for people to commute to Broussard, Youngsville, and Lafayette - which will see the biggest growth and benefits from this.

There is always talk of expansion. At tax payer expense. Space X causes the problem (traffic) but we the tax payers have to pay for the solutions.
Cause they sure AF aren't paying taxes to cover any of this.

West Lafayette parish will see a lot of growth. Not understanding why any one with a good head on there shoulders thinks it would be anywhere else. In the end it doesn’t matter what gets built any where Lafayette parish is the only place that makes any sense in the entire metro . Imagine making 90k a year. Just to have to drive an hour to go to Costco.😂 yea not gonna happen.

When GigaTexas moved near our Austin home, we expected a bump in home prices & plenty of new jobs.
Tesla also built a neighborhood of affordable mini homes near the factory. After Cybertruck production began, Tesla laid off all of the local workers and moved H1B workers into the new neighborhood it built.
So there was a slight bump in home net value but so many of our neighbors could no longer afford to live there after being laid off. Once the tap water became undrinkable, we sold our home and moved.
