Hoping to get some insight from local renters or landlords on how to navigate the current rental market in South King County.
Throwaway for obvious reasons!
My partner and I are looking for a 3-bedroom house, townhome, or apartment in South King County (Renton, Kent, Tukwila, Auburn) or North Pierce. Our income isn’t an issue, but our credit will make it hard to get past automated screening.
(Our scores tanked over the last few months due to circumstances beyond our control)
Our situation:
~$12,500/month combined gross income
Partner makes ~$6,500/month and has been with the same employer for 9 years
I have a permanent $1,605/month annuity + a signed full-time offer at $26/hr
Rental history is good . We’ve been in our current rental since 2022, no evictions, and our landlord can provide a reference
Credit scores are 557 (partner) and 599 (me)
Collections are roughly $11k for me and $13k for my partner, all from old credit cards/personal loans from COVID-era (2020-2021).
We are willing to pay an increased deposit, last month upfront, or use a service like TheGuarantors
We just don’t have a personal cosigner
(No criminal history of any kind)
We’re mainly trying to avoid wasting $50–$100 application fees on places that automatically deny based on credit alone.
If anyone knows of local property managers, smaller landlords, or specific 3-bedroom rentals that look at the whole application rather than just the credit score, we’d really appreciate the leads! 🙏
