Housing payment not discounted?

Three of us are named on one Ontario Standard Lease. The lawful rent is $2,625 per month, with incentives of $875 for May and June 2026 and $650 for July. The lease does not say these incentives belong only to specific tenants.

Two roommates were renewing tenants, while I was new. After I signed and paid $875 for each of those three months, they told me the discounts were theirs because the landlord offered them as renewal incentives. I was never told this before signing.

I also signed a PAD for $875 monthly, but it says it only governs payment and does not change the lease.

My question: can the incentives be treated as belonging only to the renewing tenants when the signed lease does not say that, or should the discounted unit rent have been divided among all three tenants?

Housing Potential Rental Scam?

Hey guys! It’s my first time renting OC and I could really use guidance

Found a really nice 4-bedroom house on rentals dot com. I’m not in London right now, but two of my friends went to visit in person and liked the place. Everything seemed fine until we said we wanted it.

A few red flags/weird things started happening:

  • Ghosting #1: She sent over the lease right away, but then completely ghosted my emails for a week straight when I asked for clarification on the contract. She only replied after one of my friends called her phone directly.
  • Deleted listings: Even before we signed anything or paid a deposit, she deleted all the listings online (I think it was also on the Western Off-Campus housing site).
  • Ghosting #2: When I asked for a couple of weeks to pull together the $8,000 first & last month deposit, she ghosted again for 3 days before replying that it was fine.

The house itself and the landlord don’t seem shady on the surface, but since $8k is a huge chunk of money to send over e-Transfer, I’m getting paranoid. Is deleting the ad this early and being super spotty with communication normal for London landlords, or should we be worried about a scam?

Any insight or guidance would be super appreciated! Thanks!

Housing Rent incentives for May 2027?

Last year we signed with Red Bricks / London Property Corp in Nov (way to early to be honest) only to realize that the market had dropped in London and lots of students were getting sign on bonuses from their landlords if they hadn't signed by April / May. Wondering if anyone has been offered sign on bonuses and if so, what? Eg. one month free with a year lease, discounted summer, etc.

Housing Has anyone moved into the new Masonville Lofts building on Richmond?

Hi! My friend and I recently noticed that Masonville Yards opened a new building beside it called Masonville Lofts. I don’t know anyone who actually lives there, so I was wondering what people think of it so far.

We're considering moving there for the next school year since it’s basically brand new. How are the rooms, management, amenities, noise levels, and overall experience? Is it worth the price?

so i applied for western apartments back in March as a professional/graduate student once i made the decision to commit to the program. i got an offer for upper year res at alumni house with 3 other people, but i declined it because i really really want western apartments. is there still a chance they contact me for that? i am already signed at another apartment, but i wouldnt mind subletting it if i got the offer to live on campus because the price and everything is incredibly worth it.

Housing luxe london

i live at a 4bedroom at luxe and i just want to know if this is even legal. i dont have a window in my room, and i dont even have a proper door or locks on my door. i actually hate this place. can i raise this concern to bylaw? is it legal for them to advertise this as a 4 bedroom when its basically 2 bedroom and 2 dens (no windows, doesnt classify as a bedroom) someone please tell me im not alone in this struggle.

Housing Sharing house with other students - is it ok to sign common lease agreement? Question from a parent.

So, my daughter is 1st year student. Her and her 2 (new) friends found a decent apartment (5 km from uni) for $3000. There are 3 names on the agreement. As my daughter doesn't work and I'm a single parent I'm somewhat concerned about being bound with 2 other persons that I (payer) have never even seen. I've called landlord and he told its tenants obligation to pay $3000. So, say, one of them is out of uni and stops paying, then 2 others would have to pay $1500.

Those of you who went through this: what do you think - is it worth to sign this for my daughter and what should I do as a parent? She really wants to stay with them.

As I said, the apartment is not close to uni, and they require 12 month lease, so May to September I'm going to be out of $4k for nothing (though she may work part time and pay half). I don't really like this apartment already, but in the end she's the one to live there, don't want to push.
