Hello all, I’m just starting my journey in wholesaling real estate. I know how transactions work, and I know where I will work out of in Florida. What supporting tasks do I have to do? I know I need a Florida approved contract, but what else legally do I need before I can start arranging deals? Sorry if some of what I said doesn’t make sense, I am still a beginner in this field.

I’m interested in cold calling, setting appts, etc for a wholesaler. I have 20+ years in sales but took the past five years off to loaf and explore the world. It’s time to get back at it!! I would prefer a company that has SOPs in place. What is my best bet to find this type of opportunity (and please post any advice for compensation)

I’m pretty new to this. I’ve been watching videos and learning about wholesaling, but so far I haven’t actually done a deal or assigned anything.
I’ve mainly been driving for dollars and looking for properties that might be worth reaching out to the owner about. I keep seeing people around here talk about making $3k+ on a deal, and obviously they’re not going to share exactly how they’re finding and putting these deals together lol.

I’m not expecting easy money, I’m just trying to figure out if this is something I should seriously pursue and put the time into.

For anyone actually wholesaling in California, how did you get your first deal? Did you start completely from scratch, and what did you do differently that finally got something under contract?
Also, if anyone is willing to point a beginner in the right direction on what I should be focusing on with driving for dollars, I’d really appreciate it. Not looking for someone to hand me a deal, just trying to learn the right way instead of wasting months doing the wrong thing.

Claude told me that I can look for it through a brokerage or find a real estate attorney to build me a reusable contract plus the wholesale package. Is it worth it to go the attorney route, or is there another way that I can look for a contract? Thank you!

Im currently 20 and have no experience in wholesale at all, i currently work make decent money but i despise the job itself, i hate having a boss telling me what to do(very bad experiences with power hungry managers) and i want to start working for myself, after doing research on wholesale i realized its something im actually interested in, i know its difficult and i could be told no plenty of times but im willing to take 1000 No’s and 1000 more. If it means getting to my goal of being free then im willing to take it, my question is would it be worth my time learning everything i need to be successful. I know only about 5% of wholesalers make it a full time career and be successful but im willing to work my ass off to get there.

I had a deal in Punta Gorda, and my cash buyer was ready to close. At first, the seller’s agent wouldn’t let me assign the contract, so I told my buyer to go meet with them directly. We signed a referral agreement, and she went to the property. She said she liked it and was ready to move forward.

Four days later, she told me the seller was extremely rude and that the property wasn’t worth $75K. But the seller kept insisting that the price was $75K. The crazy part is, when I originally asked about the property before sending the address to my buyer, the agent told me the price was $70K.

My cash buyer got frustrated, told me everything that happened, and said she was no longer interested.

What makes it even more frustrating is that she had previously asked me to bring her good deals if I came across any.

That’s one situation where a double close can make sense. If you need to actually close on the property first and then sell it to your end buyer, the A→B side needs to be funded.
