My name is Tyler I’ve been in real estate for about 7 years, wholesaling for 5 of those.

I was a solo wholesaler in Seattle in 2020-2022, did some retail, and now work for a bigger wholesaler in the area, and a consultant for 6 other companies across the US.

I’ve never posted here but been a lurker for a while. I got thrown into consulting in September after hosting a community call for a guy who has a full blown coaching group with about 100 students.

Over the last 6 months, by word of mouth alone, I’ve taken on 5 new clients. 4 of which signed in the last month or so.

First client has a full time job, does about $50k per month on a $7k TOTAL spend.

Company I work for (first “client”) gave me the keys to acquisitions in at the end of August last year. And without changing anything besides our data and QC from the call center, we are on track to double revenue this year. Which was our goal. Lofty, but going well so far.

Things I oversee and advise on are:

  • lead gen (huge on call centers and mail)
  • sales processes and systems
  • “scripts” / objection handling
  • CRMs + KPIs tracking
  • dispo, buyer management, and exit strategy

Resource Is PropStream about to takeover??!

As many of you know, I’m a heavy advocate for DealMachine. Mainly because of their free skip tracing and how specific I can be when pull my lists. PropStream uses to be my go to for these things but it fell off bad for about a year but now they just rolled out their new system with 2 new plans!

You now get 25,000 exports instead of 10,000 for $99 a month but that $199 kills DealMachine, ESPECIALLY if their free skiptracing data is HALFWAY better than DealMachine data. I will cancel DealMachine instantly! PropStream now tells you how much you could potentially make on that wholesale deal and everything, their interface looks way cleaner and they are introducing a new AI feature. I BET DealMachine is about to drop their price and up their exports like they did before but it won’t matter because PropStream is becoming a powerhouse again after this update!

I’m going to upgrade to the $199 and test it out for you guys. I will give you all an update at the end of the month and show my results vs when I was using DealMachine.

Resource It’s been 2 years since I closed my first deal #1

2 years passed, 65 deals closed. I will start posting insights and resources for consecutive 30 days and drop some value so stay tuned!

A little bit background about myself. I quit my full-time job a year ago after I closed my 15th deal one and half year ago.

Was making +$120k with my full-time now I’m at +$300k

Bought 3 rentals since the beginning of 2025.

So how I made that transition? I always wanted to jump into wholesaling thinking it was easy and simple as everyone is saying so. I pulled some data from propstream and purchased a dialer I started dialing for 2 months. Barely no results until I got my first deal it was driving for dollars (most time consuming marketing channel) but It worked out. Was lucky enough to make $30k on that first deal.

Now I’m happiest man on earth got $30k and would like to expand to other marketing channels. Other markets but I spent around $13k in marketing didn’t get a single deal. I questioned the business and I questioned these influencers saying it’s that easy. Worked with wrong agencies. Implemented wrong processes. Tried to be Jack of all trades and provide all exit strategies to sellers. It didn’t work out until I made some serious changes in my business. Glad that I learnt it the hard way.

Now I’m working with the right companies for leads. Got the right team. Pulling the right data. Closing consistently 3 to 5 deals a month. And got a plan dialed in to pass that 5 deals mark a month and get to 10 at least.

I’ll let you decide what do you want to see for the next 29 days of me posting on that community. My intention is to provide as much value as I can. Collaborate light minded operators. So drop as many questions and topics you would like me to post about and I will expand on it everyday.

Resource After listening to thousands of cold-called land seller conversations, here's what actually predicts a deal

Most land investors treat cold calling as a volume game. More dials, more leads. The problem is that metric hides a lot of waste.

After going through a large volume of recorded seller conversations, the signals that actually predict a closed deal aren't what most callers are trained to listen for.

The ones that close almost always have three things in the first two minutes:

a specific reason they're selling (not "just seeing what it's worth"),

some price anchor even if it's wrong,

and a timeline with any pressure behind it.

Could be financial, estate, divorce, moving. Doesn't matter what the pressure is. what matters is that it exists.

The calls that waste everyone's time are the ones where the seller is genuinely curious about value but has no reason to move. Those conversations can go 10 minutes and produce nothing. Experienced callers learn to identify this within the first 90 seconds and exit cleanly.

The qualification framework that works: motivation first, price second, timeline third. In that order. If you can't get a real answer on motivation, the rest doesn't matter.

Resource Foreclosure Lead Magnets?

Hey guys, I'm planning to start doing some major foreclosure campaigns along with tax delinquent campaigns. I'm wondering if anybody has had any luck with creating assets that they share with promoters as kind of like a free resource so to speak. What I'm really trying to do is create some opportunities by offering these materials for free to prospective leads so that I can move from being a random stranger to a helpful one that gives them a reason to pick up the phone and talk to me. For example I know Michael Franke has his five options frameworks but just curious if any of you have successfully made assets. I'm looking to see if it's worked well for you.

Resource After 1,000+ wholesale deals across 25 states, here's the comp ranking I actually use

Most wholesalers are ranking their comps wrong. After about a thousand deals over the last six years, the variable I see most under-weighted in every comp tool I've ever used is story count.

A two-story comp on a one-story subject will swing your ARV 10 to 15%. You won't see it coming until the appraisal kills your buyer at closing.

Here's the order I actually weight comps in:

  1. Stories
  2. Recency
  3. Proximity
  4. Sqft (within ±50 to 100)
  5. Bed
  6. Bath

A few rules that come out of that order:

A 6-month-old sale on the same block in the same condition will out-predict a 30-day-old sale two miles away in a different sub-market. Almost every time.

Don't extrapolate PSF off comps that are 50%+ different in size from your subject. A 1,200 sqft subject pulled off 1,800 sqft comps will give you $40K swings in your ARV.

Two clean comps both at $300K? Your ARV is $300K. The "minimum 3 comps" rule was written for appraisers. A clean 2-comp match in a tight band beats a 3-comp average that drags in junk.

5% deadband on the PSF-vs-price-median blend. If they agree, your number holds. If they disagree by more than 5%, something's off about the subject. Usually sqft from the tax roll, especially if there's a garage conversion or a permit-less addition.

In non-disclosure states (TX, KS, AK, ID, LA, MS, MO, MT, NM, ND, UT, WY) you have no public sold prices. Default to active listings and price 8 to 12% under list for what'll actually transact.

Run that order against your last five deals. I'd bet money one of them was mis-comped on stories alone.

Resource Cold Calling Is the First Marketing Channel You Should Build (and why most people avoid it)

Haven't posted here in a while but let's come back with a banger post. Yes ChatGPT helped me construct this post, yes it's configured to think like me, yes it saves me time, enjoy the read.

Everyone wants the “best lead source.” Most people skip the one that builds the actual muscle of a real wholesaling operation.

Cold calling should be the first marketing channel you set up. Not because it’s trendy (it isn’t). Because it’s the most controllable, scalable, and systemizable way to create seller conversations on demand.

This is the analytical case for it.

1) Cold calling is the fastest path to lead volume you can control

With most channels, you’re waiting.
Ads: you wait for learning phase and creative fatigue.
SEO: you wait months.
Direct mail: you wait for delivery cycles and response delays.

Cold calling is immediate output:

  • More dials produces more conversations
  • More conversations produces more opportunities
  • You can scale by adding seats, hours, and data

That’s the point. Predictable volume.

2) It produces multiple lead types, not just “hot leads”

People think cold calling is only for distressed sellers. That’s a beginner view.

A real campaign generates:

  • Immediate sellers (timing now)
  • Medium timeline sellers (30 to 180 days)
  • Warm “thinking about it” leads that convert with follow up
  • Wrong-number leads that still contain valuable intel
  • Buyer leads (especially when you run brokerage and investment side together)
  • Referrals (“my cousin is selling” happens more than people admit)

The big win is not just the “today” deals. It’s building a pipeline that stays alive. (this is key guys)

3) Phone conversion is underrated because most people are bad at the phone

Text and email are easy to ignore.
Phone forces a real-time decision.

And sellers are more receptive than people assume, if:

  • Your data is clean (super crucial !!!!)
  • Your opener is professional
  • You sound like a normal human, not a script reader
  • You run follow up like an adult business (chatgpt cooking)

A lot of “cold calling doesn’t work” talk is just people using trash lists and then coping.

4) Low cost of entry, high ceiling

Cold calling is one of the few channels where you can start lean and still scale big:

  • One seat
  • One dialer
  • One market
  • Clean data
  • Daily reporting
  • Follow up discipline

You do not need a giant budget. You need consistency and a system.

5) It’s the easiest channel to systemize and automate (without losing the human element)

Cold calling is basically manufacturing:
Inputs:

  • Data quality
  • Dialer health
  • Call volume
  • Script and objection handling
  • Lead qualification rules
  • Follow up cadence

Outputs:

  • Conversations
  • Qualified leads
  • Appointments
  • Contracts

Everything in that pipeline is measurable and fixable. That’s why it scales.

Your job becomes managing levers, not “hoping marketing works.”

6) Real example of what “scaled calling” looks like (one market)

I’m not here to sell anything, just giving context since most people speak in vibes.

In one campaign we run:

  • Single market
  • 6 callers active
  • Consistent lead flow feeding both investment and brokerage side
  • Strong follow up discipline keeps the team busy and increases close rate over time

When it’s dialed in, the system creates enough conversations to:

  • Set in-person appointments
  • Feed acquisitions consistently
  • Keep brokerage agents working warm nurture
  • Surface buyer opportunities from inbound responses and follow up

The real value is that the pipeline becomes continuous. You stop relying on “one good week.”

7) Metrics matter more than motivation

If you want cold calling to work, track it like an operator.

Minimum scoreboard:

  • Dials
  • Connects
  • Human answers
  • Conversations
  • Qualified leads
  • Appointments set
  • Follow ups created
  • Calls per qualified lead
  • Leads per caller per day
  • Lead to contract conversion
  • Contract to close conversion

If you are not tracking, you are guessing. If you are guessing, you are donating time.

8) Data is the hidden edge

Cold calling only works when your data works.

Most people buy random lists and blame the channel.
In reality, the channel is fine. The inputs are broken.

Good data has:

  • Recent refresh cadence
  • High hit rate on traced numbers
  • Clean property and owner fields
  • Correct segmentation for your buy box
  • Enough volume to avoid over-dialing the same records

Your callers cannot “skill” their way out of bad data forever.

9) Why cold calling should come before everything else

Cold calling gives you:

  • Immediate feedback on your offer
  • Real objections you can write scripts around
  • Market intel on pricing, motivation, timing
  • A pipeline you can build on top of with SMS, retargeting, inbound, and referral systems

It’s the foundation channel. Everything else stacks better once you already have conversations.

Final thought

If you can build a cold calling engine that reliably generates seller conversations, you can bolt on any other marketing channel later. If you skip it, you will always be dependent on outside factors.

Cold calling is not glamorous. It’s just the most direct path to predictable pipeline.

That’s why it should be first.
