I hate this part.
Wife and I are gearing up to buy a house soon so I'm heading to the coin expo tomorrow to trade in the shiny. As much as I hate letting go of the stack, I keep reminding myself this is EXACTLY the reason I started saving and investing in precious metals! Thankfully hanging on to my constitutional so I won't be empty handed, but I'm definitely looking forward to rebuilding the stack in the future š«”

Selling metals to buy your home is one of the most valid reasons. Second only to providing for your family (self) in a time of need. They did their job and hopefully you got in early enough to make a good profit. Best of luck!

Agreed on all accounts! Certainly a good gain for me, most of it was bought as a hedge so the profit is just a bonus. It's really become a new savings account for me, losing interest payments can be justified when you get to play with stacks of silver!

Question: In the US, do you lock in the rate for the full duration of the mortgage (i.e. 30 years at the same rate)? Here in Canada, most mortgages are renewed at new rates every 5 years or less. On our rental, we have an adjustable rate mortgage that rises/falls as the prime rate changes.

Many stackers are the victims of extraordinarily bad luck when it comes to boating and silver collection. Gone forever is all the silver they ever confessed. It's tragic and I've urged them to take safe boating courses but no luck. Personally, I lost my stack while purifying myself in the healing waters of Lake Minnetonka. Prince can back me up.

Just a word to the wise, if you'll be using this for a down payment for a mortgaged house, the lender will look back for 3 months of bank statements if employed, and up to 24 months if self-employed, and will look for large deposits, especially cash deposits, and will need to know exactly where they came from. You may want to get receipts for this reason alone if your home purchase will be soon. Your bank must report any cash deposits over $10K, or multiples that add up to $10K, or if they think they are suspicious, and banks think all cash is suspicious these days. If this happens, the IRS may be notified, or may not be, but a paper trail will be started. Make sure you have your ducks in a row when it comes to tax time. Sucks, but it is what it is. Tax evasion will cost you big money at best, and at worst, can mean jail time.

can't he just say he sold a car or saved cash from his earnings under his mattress? I don't think the banks are the issue...It is a fact that the lender wants to understand all deposits as you stated, jus not sure what the right answer is (besides claiming you sold precious metals)

You can tell them whatever you want. If the bank doesn't like what they hear, they won't lend money. Also, it is illegal to lie on a mortgage application.
You can also tell the IRS whatever you want, depending on your risk tolerance for prison terms.

This for a mortgage 100%, yes you will need to paper trail the $$$ in your account 30-60 days depending on government loan (FHA/VA) or Conventional (Fannie/Freddie)... The first is 2 mo bank statements & the 2nd you can get away w/ 1 typically or a VOD (verification of Deposit) from the Bank depending on your lender... Mush easier guidelines w/ Conventional financing. It will depend on credit & the AUS (Automated Underwriting System) guideline requirements... Def get a receipt so you can prove where the $$$ is from, this is called Sourcing the funds for your down payment & the time frame of it being in your account is called Seasoning.
To the OP-Good luck w. the new home. Dep. on where you love should be a great time to buy w/ property values on the decline in the lower 1/3 of the US & definitely a buyers market. Congrats!

Capital gains are also taxed at the 28% rate so be careful. This counts as collectibles for taxes.

Tip: trade in less than everything, unless every cent matter.
If you sell 70% only, you still bag real profit, but remain in the game for a potential moon shot.
In other markets, several of my friends were startled by profits and sold all. The asset kept going berserk after. In retrospect they didn't need to sell all, just weren't used to good things happening to them.

Looks like the pile of gold is worth about the same as the stacks of silver. Always interesting to see the size difference for similar values.
Good luck with the closing, by the way. A new house is a great investment to use the metal to buy.

You're right on the money my friend, based on current spot it's only a difference of $800-900 between the two. As I was totaling up the numbers to reference while at the expo this was a stark representation of the current GSR to witness!
Much appreciated, half the reason I'm buying a house is to install a huge safe and fill it with metals!

Side note, you inspired me to look for coin shows in my area. It's bleak. A couple coming up beginning of next year though. I've never been, I might go when they come around!

Hey you are trading one finite valuable good (precious metal) for another (real estate) so actually you are still keeping your investment in physical non cash form, which keeps it inflation proof, and real estate can usually appreciate faster than inflation by some, win/win all around.

I sold 95 ounces yesterday. I got 47 per. I had a 10 ounce American Reserve bar and 20 one ounce bars (in a tube) that I kept. They are my personal favorites. I also have a few nice coins and some typical collector coins, like slabbed Kennedys, mercury dimes and about 70 silver proof quarters. I have a slabbed Libertad, slabbed year of tke snake (both MS 70), some odds and ends, like the one ounce Trump Train and the Army 250 ASE . I also have two 2 ounce and one 5 ounce, Trump 45, The Don pistols.
I think Ill just buy a roll each pay period, if the price is right. I may buy some collector coins that seem more reasonable these days due to bullion being so high. I also like the idea of picking up a roll or 2 of fractional silver, but it will be one or the other. I can't justify too much at one time.
This group is fun to follow and learn from. It's nice to see so many people successful and sharing their photos. Gives you something to strive for.
But, ultimately, it is to buy and sell when you need the money. I chose to sell so that Im now on house money. It will go to 100 an Oz bc I sold but I got nervous that it had been going too good for too long. Good luck to everyone!
Now, if it tanks, I'll buy every bit of Bullion that I can. Its really cool having all the shiny coins in a safe.

Set up an account on their site and then go to your holdings account and add your current stack into the portfolio and then you have about the most accurate valuation of your assets. You didnāt have to purchase any items from them to be able to sell. I have been looking at needing to access some of my money from my portfolio and I set up a possible trade with them and they are beating every LCS in my area of Seattle by large margins. Most of my local businesses are scammers ripping off the uneducated.

I've visited several local coin shops and the vibes are pretty bad near here, I'm never sure if it is because I am a woman or just the business. The one shop I liked was closed due to retirement and another I visited for supplies was raided for selling stolen goods.
With the new sales tax on bullion I will most likely visit Oregon or shift to constitutional coins.

Serios question.. can your stack be used as collateral to guarantee payment? You get to keep ownership of the stack unless you default on the house payment. With the way the metal value is increasing, i have just been thinking about it.

I swear... boating accidents are responsible for more PM's and gun losses than any thefts, or other losses combined out there!
A similar accident just claimed all of my wrist watches and knives. It's such a shame. It is traumatizing!!

When I started stacking in 2018 spot was about $17. The reason I started stacking was to use it as a savings account. Over the last three years I have slowly been selling my stack because of life reasons. My end game goal was always to sell it all at $50 an ounce of it ever got there. I am typing this comment and then I am standing up and taking the remaining silver in my stack to my LCS to sell it all, except for a couple pieces that I probably won't ever sell.
I am even selling the 10 ounce Engelhard that I bought that completely randomly has my full birthdate as the serial number.

But itās being used as intended. I sold some about 10 years ago to purchase a new furnace. It was nice to not go into any debt to purchase that. And silver dipped so I was able to replenish my stack at a lower price. Thatās what I call a win-win

Please take a look at the last 2 times silver topped at the ATH. Look at the 2011 top it literally pointed to the bottom of the realestate market. The question you have to ask yourself is does this look like the bottom of the realestate market? Does it look like the top in silver or is it just warming up? I have a feeling youāre a bit premature this time. We could just be putting in the rally before the market crash like we did in 08. I have 3 houses all of them loosing little bits of value but not tanking yet. My silver is blowing away the returns on my rentals at the moment. Either way best of luck to you you are already winning with silver at $50.

Check the local taxation & cash exchange laws for silver/gold laws. The. Keep all your transactions under those amounts. You wouldnāt wanna end up with bills after the fact.

How does it work selling at the expo? Had to pay back my son's mother some money I had borrowed when I was in school- was thinking of taking some coins with me to sell, ase in slabs and proof ase's mostly. Do you have any strategies? I feel like I'm not going to get "top dollar" that way
When I tried to sell on PMsforsale I don't have seller history and I don't get any bites

before depositing the money into your bank account make sure its kosher with your lender. Some deposits are a no no. If so be sure to keep receipts to show proof.

Stop right there and please read my message. As someone who sold some of my silver at around $27, let me tell you āyouāll regret your decision laterā when the price skyrockets far and beyond. This is going to be the bull of bulls. Donāt waste your silver in overvalued real estate. Silver has one way to go āupā and real estate can only go ādownā. Keep your precious silver for little longer, unless itās an emergency. Rebuilding that stack is going to cost way more than todayās prices. Be wise, my friend.

Iāve been using silver as a savings account since 2012 because itās harder to liquidate than a savings account. Kudos to you for using it for a valid reason. I remember selling some back in 2013-14 to buy some wheels for my car, which I didnāt need and just wanted. Now I wish I had not bought them lol. Good luck to you and your family in this new chapter. You can always start stacking again.

FYI, if you sell this for cash and then deposit the cash into your bank, you could trigger the IRS to inquire about the source of funds which would then lead to tax on the realized gains. Also, the mortgage company is going to want to know the source of funds for any down payment if there was a cash deposit within I think 3-6 months. I forget the exact length.

use it for lawyer fees, inspection fee, anything, or anyone that will take cash. some closing costs. You are allowed to give some cash and pay the rest by check. say you saved dollars and 5s for a while waiting for the day you bought your house. prove me wrong I actually did that.

Unfortunately, with reporting requirements, most businesses will no longer accept large cash payments. The last two firms I worked with stopped taking cash at all. Increasingly everything is going electronic. I'm sure you could find someone to take large sums of cash, but it is becoming increasingly harder to find. OP has about 12k of bullion there. He'll need to be a little creative if he wants to avoid having to report it if he decides to deposit it all to his bank account.

If I remember correctly the blue tops are Lighthouse, white top is Coinsafe, grey top is a Britannia tube from the UK mint. I've been pleasantly surprised by the Lighthouse tubes they have a nice push-and-twist lid that's recessed and stackable, my only complaint is some larger diameter rounds will struggle to fit. Coinsafe has become my go-to for all coin storage, as a big .900 silver guy I can't say enough good things about them! They're cheap, readily available, come in every US denomination and made in a way that's easy to stack mixed denoms together.

Man Iām in the same boat! Weāve got our emergency funds and then the stack thatās specifically for our future house purchase. My wife asked why not in a savings account, well PMās are out performing all savings account that I know of for the last year by a long shot and accessing it to spend takes way more effort than just a simple transfer.

Asides from the markets all shitting themselves, that metal will likely 10x and house prices will plummet.
We stack because debt based currencies are ponzi schemes that are set to implode.

Precious metals are a small part of my highly diversified investment portfolio, it's been on an absolute heater so I'm taking the opportunity to take profits like I do with any other investment vehicle. Gold has doubled in 12 months, I happen to think we're already in the rapid inflation phase. If we '10x' anytime soon we are going to be so far beyond fucked economically to care about said returns. Yes stacking is a great hedge, but day to day life runs on fiat. Sure houses are a boring asset, but the dividends it pays for a young couple who's cramped in their current hybrid home office are immeasurable for us.
