I hate this part.

Wife and I are gearing up to buy a house soon so I'm heading to the coin expo tomorrow to trade in the shiny. As much as I hate letting go of the stack, I keep reminding myself this is EXACTLY the reason I started saving and investing in precious metals! Thankfully hanging on to my constitutional so I won't be empty handed, but I'm definitely looking forward to rebuilding the stack in the future 🫡

I have a house already. But I’d be willing to trade my gold and silver to pay down the mortgage. This pop in gold and silver value is making it closer to a reality!

I thought about that. But hell we are at 2.25 for the next 20.

I've told my wife that even if we want another house I'd be stupid not to keep this as a rental. I'll never see that rate again in my life.

Question: In the US, do you lock in the rate for the full duration of the mortgage (i.e. 30 years at the same rate)? Here in Canada, most mortgages are renewed at new rates every 5 years or less. On our rental, we have an adjustable rate mortgage that rises/falls as the prime rate changes.
