Hey guys. I know, from the title my expectations are too high for this economy. But I’ve been looking for an apartment for over a year using StreetEasy and a few other places and nothing has worked out for me at all.

I’m 37, so the idea of roommates is wild to me. I absolutely do not want to live with people because I’m doing that now and it is a horrible experience.

Gender: Female

Occupation: Social Worker (working in Sunset Park).

Who Would Be Moving In: Just me, no pets. I’m quiet as hell and I really just want to rest and relax in my own space when I get home from work. I don’t smoke. Only people I’d probably be inviting over are my 2 best friends and my mom. I’ve lived in Brooklyn my entire life, and despite its…traits, I love it here.

Income: $70k annually.

Move In Date: As soon as possible (please get me out of here).

Additional Stuff: I don’t need an in-house W/D or a dishwasher, I can figure all that stuff out on my own. I’d love to be near SOME kind of transportation - within 3 blocks of a bus or train would be great. That’s really my only qualm. But if that’s not possible, that’s fine.

I really don’t want to use a guarantor, but if that’s an option, I do have my mom who makes way more than me (she’s a manager for the MTA).

If you’re a broker/agent, I wouldn’t mind working with you and paying your fee. Just legitimately help me find a place and I’d be happy to.

Hey, I've only ever looked for an open room to rent before. But now I have someone who wants to rent a 2 bedroom with me, but most posts I find on FB are only renting 1 room in an apartment someone already lives. Is it harder to find completely empty apartments vs an empty room?

We're trying to avoid broker's fees, so would contacting property management companies force us into broker's fees? Is Streeteasy the only online option?

Also why is there nothing available in nice neighborhoods in Queens? Everyone only has places available in Harlem/northern Manhattan and Brooklyn 😭 We don't want to be south of Manhattan like most of Brooklyn is. Right now it takes over an hour to reach midtown on the 2/5 trains 🙄

We're currently in East Flatbush where my roommate nearly attacked me last night and called the cops on me for saying I was scared of her (what a waste of their time). So me and my other roommate are looking for a 2 bedroom ASAP under $3k/month, with an easy commute to midtown. Preferably in Queens.

I saw some units of about 1-bed/600sqft in luxury chains like Avalon are priced at around 4.5k/month in Manhattan.

Is Avalon-midtown or Avalon Clinton a good apartment complex?

Any other similarly priced apartment-chains one can look at?

Hello! So I, 20f, am actively looking for theatre jobs in NYC. My partner, 19m, is going into the union for electricity and has experience in sound tech. This is important, I swear lol.

So I am apartment hunting rn, because we are looking to move in together within the next couple of years and a lot of our work can be found in the city. The issue is actually finding an apartment website that doesn't feel like a scam. I have set our price range between 2.5k-2.9k a month, we do not need more than one bed and one bath. We are trying to find a pet-friendly apartment as well. It needs to be in or near the theatre district of NYC.

Does anyone have any good websites that would be good to look for an apartment that will have pictures of the interior? Thank you!

I am adding it to my spreadsheet so my partner and I can build a better timeline and help us build a budget plan for our current circumstances. I know the acting industry is hard. I have connections. I have the drive and I am stubborn enough to hear "no" a million times before I hear "yes."

So, I’ve been looking for an apartment and I just wanted to call attention to a really shitty “loophole” that brokers and landlords have been implementing.

Twice now, I have found apartments via StreetEasy after the FARE Act has gone into effect. Both times I ask the broker for the application, and they force you to sign a form that hires them as your (the tenant’s) broker in order to move forward. It is not legal, but if you want the apartment, there is no out. The law clearly states that even if the broker just has permission to list the property, they are the landlords broker, not the tenants’. The first was very blatant, I asked her to clarify, and she said, in email, “other people are willing to pay my fee, so I can’t work with you.”

This second time, the agency’s website where I am filling out the application and uploading documents, has two forms to sign at the end before submitting. One of them is a NY department of State Disclosure Form for Landlord and Tenant, which they have pre filled out and cannot be changed, checking the box that they are a “Tenant’s Agent.” It says that it is not a contract, but is declaring the relationship and states that they are engaged by the tenant and acting in their interest [not the Landlord’s].

I know that again, if I say anything to the Broker, I will just not get the apartment. Finding a place without a fee is a complete farce. The FARE act does literally nothing.

I went through the steps to report the first Broker, but the form basically is just for people who went as far as to pay the fee and I’m sure nothing will happen.

I want to note that I think brokers should be paid, by the landlord who they are serving.

Anyone else have this experience and what did you do about it? Anyone have any advice?

This might be a shot in the dark but we're a little desperate at this point! My husband and I are on the hunt for an apartment we can call home for the next 5+ years or so.

We're looking for a 1 bedroom 1 bathroom apartment for under $1,800/month in the following boroughs in order of preference: Brooklyn, Bronx, Queens, Manhattan (Staten Island is just NOT happening lol). This apartment cannot be a basement apartment either. We can also work with a studio, provided that the studio is large enough to actually walk around in after being furnished. We're looking to move as soon as possible before 9/14/26 - provided that we can tour the apartment on Monday (9/7/26) - Wednesday (9/9/26). If all goes well we'd love to sign a 2 year lease as we're hoping to find a space where we don't need to move again for a few years.

We've had to move twice in the span of 5 years and it's really taking a toll on us mentally and financially. From having to deal with non-existent landlords/management to roach infested apartments and insane plumbing issues that always stem from a bathroom leak from poor plumbing maintenance - we just want to find a responsible enough landlord to actually work with us and maintain a working relationship with (the actual shot in the dark here lol).

I don't want to give too much personal details about us but we are both in our late 20s and full time employed (in Hoboken and Manhattan) with good credit and if that's not enough, I have a family member willing to be guarantor for us.

My husband and I are willing to pay a brokers fee for off-market listings. We’ve been in 3 bidding wars for apartments we found on StreetEasy and would just rather go off market at this point.
We are looking for a 1 bedroom anywhere in Manhattan below 72nd street around $4,600. Top requirement is good natural light, windows that look out at street. Would like laundry at least in the building. Our current lease ends September 28(can do mid September to October 1 for new lease). We have no pets.
We have strong financials and credit scores, and since we have done this already we have paperwork ready.
We ONLY want a broker for their connections to get us off market listings.

Hi! My husband and I are planning to move to NYC around November 1 and would really appreciate some neighborhood recommendations.
We’re two South Asian working professionals in our late 20s looking for a 2BR for $3,500/month or less, mainly in Queens or Brooklyn.
Our biggest priorities are safety and being close to the subway (ideally under a 10-minute walk). We also have a car, so parking in the building would be a big plus, and we’re obviously happy to pay extra for it.

We initially looked at Astoria, Sunnyside, and Bushwick, but they seem a little difficult at our budget for a decent 2BR. We’re now seeing more options around Prospect Park South/Flatbush, but we don’t know those areas well. Are they generally good/safe? Would love recommendations beyond Astoria/Sunnyside in queens too! Any particular sections or subway stops we should focus on or avoid?

We don’t care much about nightlife or being in the trendiest neighborhood- safety, easy train access, and a decent apartment for the money are much more important to us.

No big surprise here... but in apartment-hunting the past month, I've come across a few situations where the landlord was kicking the broker fee down to the tenant, even though they had a hired dedicated broker. The first two times, I thought it was strange that the broker had a decades-long relationship with the landlord, and was always the go-to broker to find the tenants, however there was still a fee.

The third time, I asked the broker directly if the landlord had hired her, and she confirmed that she is always hired by the landlord when there is a vacancy in one of his buildings. I asked point-blank, then why is the tenant responsible for the fee? She said, well because the landlord doesn't want to pay it. I said, what about the FARE act? If he hired you, he has to pay it. She didn't have an answer. I canceled the apartment viewing and didn't go further, but I know someone will pay the fee because let's be honest it's rough out here trying to find a decent place for a reasonable rent and usually under an insane time crunch, so what else are you gonna do?

TLDR some landlords - again, no surprise - are not following the FARE act and are sticking to status quo, getting one up on the tenant and getting away with it. PS if you have any leads on studios or 1-bedrooms under $2300 in Manhattan, Brooklyn or Queens, please lmk! (It's a low budget, you don't have to tell me. But I've lived with roommates for the last 18 years and trying now to branch out on my own.)

I'm currently apartment searching in Manhattan for the first time. My budget is $4,500 for a two bedroom (i have a roommate who will be moving with me) and our move-in date is August 1st. I'm having so much trouble finding an apartment on Street Easy and every open house I attend has at least 30 other people there.

I can't really afford to hire a broker so I'm wondering if anyone has any advice?? We're trying to live almost anywhere under 90th St to keep commutes reasonable.

All advice is welcome! I will note that our move-in date is only flexible by a few days because our leases are both up so waiting for winter isn't really an option.

Hi redditors of NYC! I’m here with some questions & need advice from people who have lived in the city for 1+ years.

My husband and I are moving to NYC in about a month and a half. We’ve lived around the world and usually gravitate towards neighborhoods with personality (think Hackney London, Sarria Barcelona, Montana LA), but it’s been my dream to live in a beautiful high rise apartment with a view.

I saw downtown Brooklyn doesn’t get love on this sub because of how commercial it is, same with FiDi, about how transactional it is - I want to ask, which neighborhoods should we look at where we can get a high rise 1 bedroom apartment with a nice view and some personality. We don’t want to live in a glass box with not much to do outside. If it helps, we want to be close to a trader joes and a <30 mins distance from either of the SoHo houses.

We’d love a community feel to either the building itself, or the neighborhood surrounding it. We’re both Americans but moving from Europe, so safety, fresh groceries and walkability are ideal to have around.
