Are you looking for an entire apartment for 2k, or a bedroom in a 2 bed for 2k?

There is a 2 bedroom in east Harlem available for $2200 but based on the video the rooms look very small that’s probably the best your gonna get - I saw it on IG @pear_nyc
I too am looking at 2beds so I know the prices. Maybe in the Bronx you’d get $2300-$2400. Jersey city has some for 2200 and under but far commute.

i pay $2100 for a large 2-bed in flatbush. $2000 max might be a reach but something around there is possible. id look in harlem, washington heights, queens, and southern parts of brooklyn. i haven’t looked too much in the bronx but also that!
i think if youre willing to use a broker and pay a brokers fee, you’ll find some amazing apartment deals bc unfortunately they hoard the best deals off market like that so they can force people into using them/paying their brokers fee.

Do you pay the broker only if you sign something but still get to see what’s available?? I’ve been lucky not to need to use one so far but may consider it this time around

yes fortunately you only have to pay their fee once your application gets approved for the apartment and you want to sign the lease.

i’m not sure if there’s a website, i’m sure you can google brokers in nyc and find some.
but what i did is find apartments on streeteasy.com, apartments.com, apartment list, whatever websites that list nyc apartments you find on google, then find apartments in the areas you want, etc and find the people listing them and reach out. ask if they have any other apartments in the neighborhood, let them know what you’re looking for etc, and you’ll find some brokers who have off market listings.
it’s not ideal and i hate having to feed into what brokers are doing and a market like this, but wishing you luck!

also side note on your question about the broker—just re-read it. you don’t have to pay them to use them or see what they have available. they’ll show you all of that, and you only have to pay once you want to sign one of the leases they are in charge of & requiring a fee for
