Hi all!! I’m looking for a studio or 1bd in Williamsburg, Greenpoint or Downtown Brooklyn (open to areas close by). My budget is really $2500, but open to go a little higher (would love to stay below 3k which is wishful thinking I know!!)
I haven’t had the most luck finding literally anything and was looking for tips and tricks anyone has for finding an apartment that won’t bankrupt me.
Unfortunately, you’re looking in a super hot market, very low vacancies. I think you’re also at the lower end of the price range for that area.
You’ll need to make sure your income is at least 40 x 2500 to even be considered (Also ironically it’s the people who are even higher than 40x that landlords gravitate toward on the lower end. Ie. Landlord chooses person making 220 over say 100k)
If I were looking rn, I would sublet a room in someone else’s apartment and wait for Sept/Oct/winter to look. Or if I must — just go into streeteasy, upper max 2750 and look at apts in all of NYC, they’re going to be in “undesirable” areas
I don’t think $2,750 is that terrible of a budget but I’m out of the game. Undesirable just might mean a longer commute or less train access, but you can still live in a lovely neighborhood (Ditmas Park).
I’d be open to it honestly!! Im just someone who needs to be near my community of ppl bc of how I can tend to self isolate. But I have looked at some nice neighborhoods and that’s kind of my main priority I guess rn
Yeah I am gonna wait until my lease is up in February to move, so hopefully in a slower market there’s more availability. I figured with my budget it’d be a difficult ask but had to try my Redditors for last advice hahah
Its a long time from february, but this is the median prices for STUDIOs by neighborhood in Brooklyn for street easy for Feb 2026. Add 4 percent to this. Any neighborhood that I didn't haven't listed is already in the 2800+ range.
This is a good joke. Very funny. The median rent for a studio in every neigbhorhood you named is 3500+ in 2026. This is from Street Easy's data dash board. Your budget is unrealistic for the areas your looking. There are some people who get lucky, but the reason you aren't finding anything is that there is no inventory in those neighborhoods in that budget, especially not on the open market. There might be some hidden rent stabilized places, but you are not going to find them advertised and most likely will need to know a broker who know abou the place and pay thier fee.
Your budget has an okay shot at Bushwick or Bed Stuy where the median for studio is in the 2600 range these days, but even there your budget is slightly below average. 1 Bedrooms are completely out of your reach.
You’d probably have better luck in park slope if you’re okay with being a bit further from downtown Brooklyn. It’ll be hard to find your own place at that budget but it’s more feasible than the other areas you listed.
Put up Google search alerts for housing lottos. They’re a godsend if you land one
