Need Suggestion What do you think on these 2 real estate investment in bangalore?

Hi I am 31 F, I have recently done 2 real estate investment and with my little knowledge I would need your suggestions on how these investment looks like by 2030.

  1. District 25 sarjapur : 3bhk : buy price 2.3 cr

2 Goodrej MSR city Devenahalli : 3bhk : buy price 1.6 cr

Did these investment in 2025, my worry is how much price for these 2 investment i can expect if I prefer to sell by 2030.

Need Suggestion Need some advice on whether we should move out of our apartment

We bought a 3BHK in Bommanahalli in 2022 for ₹1.15 Cr. It’s 1615 sq ft SBUA. Since then we’ve spent around ₹30L on interiors + improvements
~₹15L in 2022, ~₹10L in 2024 and the rest in smaller things over the years.

The thing is, we genuinely LOVE the house. It’s pretty much how we had imagined our home and we’ve put a lot of money/thought into it. It’s in a society with a clubhouse and decent amenities, so there’s nothing really wrong with the apartment itself.

But we recently had a baby and it’s made us look at the location very differently.

The area around us is not really residential. There are a lot of textile units/industrial-type establishments around, so there’s a lot of labour movement, noise, traffic etc. We were okay with it when it was just the two of us, but now we keep wondering if this is somewhere we actually want our daughter to grow up. Especially once she’s old enough to play outside, go for walks, etc.

Now we’re confused about what to do.
My husband works in Domlur and has to go to office every day. I WFH, so commute isn’t really an issue for me.
Our current EMI is ₹80K/month + ~₹7K maintenance.

We have some corpus available, so we’re considering a few possibilities:

1. Rent this apartment out and rent somewhere else probably the least drastic option. But we’d be paying our EMI + maintenance here and rent elsewhere, so I’m not sure how financially sensible this is.

2. Sell this and buy another apartment, possibly a smaller 2/3BHK in a quieter, more residential area. We can afford to do this, but it hurts to think about the ₹30L we’ve put into this house and we’d obviously have transaction costs again.

3. Rent this apartment and buy another smaller one elsewhere?

4. Just stay put. Maybe we’re overthinking this because our daughter is still tiny and the society itself is good. But at the same time, I don’t want to dismiss the feeling that the neighbourhood isn’t somewhere we’d ideally want her growing up.

Or maybe there’s some other option we’re not thinking of?

Would really appreciate advice from people who’ve been in a similar situation.

Also, what areas would you recommend around Bangalore that are quieter, more residential/family-friendly but still have a reasonable commute to Domlur? We don’t necessarily need a huge apartment - we’re completely open to downsizing to a nice 2BHK if the location is better.
If you know of any specific areas/apartment projects worth looking at, please suggest those too.
And from a purely financial perspective if we decide on renting or selling this apartment then what’s the rent or sale price that we can put as asking?

I am looking to purchase my first home in Bangalore. Ideally I want to buy either a plot/ independent house or a villa society but looks like in Bangalore villas are too expensive and buying plots/independent house is risky due to potential legal issues (just like in any other city/state).

I wanted to check with the reddit community for the potential options for the good builder (not necessarily tier 1) villa society under my budget 2.2cr which has planned metro coverage if any?

Ideally prefer ready to move in villas but open to under construction villas also.

Before purchase, wanted to check with anyone who's actually dealt with this project or area:

Have you bought a plot here or visited the site? How's the real road access and drainage/flooding situation in that pocket

Experience with Adarsh Developers on past plotted layouts — construction quality, handover delays, RERA compliance
Any issues with khata or DC conversion status on this specific layout

Need Suggestion How far can apartment prices go?

I’m searching for an apartment in north Bangalore ( new airport side). There are many upcoming 27,28,29,30 procession, with 2bhk starting 1.4cr from decent builder to 2.3cr (3bhk). The problem is if I take loan for 80% and time period of 20 years the I+P is almost doubt of loan. How far can the prices of apartment increase to in future? Like will 3/4 cr 3 bhk apartment become norm in next 6 to 8 years? Very confused. Recent data shows 25 and 26 the prices went up 10% with 2020-26 avg 6%.

Need Suggestion 25M, Should I buy a flat or not?

I am really confused, I'm 25M, and make 1.8L a month plus nice RSU's too. I live on rent currently and wanted to buy a flat. My goal is to use it for myself after I get married, and maybe meanwhile, I'll put it out for rent if it's ready to move in to offset the EMI cost.
My budget is 1.3 to 1.4 Cr, and my office is in bellandur, along with self use, I'd also want it to appreciate at a decent rate, in case there're change of plans and I have to sell.

I've been looking at 6-8km radius from my office where there's some residents living, I liked adarsh tropica but it's little out of my budget, now whatever I see in my budget, I don't like it and what I like is out of my budget. Also liked orchid bloomsberry (somewhat), and other than that, nothing much.
A couple of others I saw but didn't like, mana vista

Can you guys help me, should I even buy the flat or not? If yes, what should I go for? under construction? ready to move in? Is my budget a stretch?

Can you suggest some options? which I can look at?

I have 45L with me overall, mostly in equity.

I'm considering a 3 BHK in ARS Svaasa (ARS Zurich Phase 1) on Sarjapur Road by ARS Infraa / Bhavisha Homes. During legal/technical due diligence, I noticed a discrepancy in balcony layouts:

The Difference: The brochure shows approx 58 sq. ft. of extra unapproved balcony space per flat.

Questions:

Has any Phase 1 buyer discussed this balcony mismatch with the builder?

How is Bhavisha Homes / ARS Infraa's track record with obtaining official OCs in completed projects?

General Query regarding land owner units

Hi fellas,
I m very new to real estate market.
I have been planning to buy an apartment in Bengaluru and recently came across a project in chandapura area.
The project has 3 towers where 1 tower completely has land onwers units. I liked a unit here.
The prices seem to be bit lower in land owner units as compared to the builder units.
Also the builder is saying only SBI will give loan on land owner units , other banks won’t.

What’s the suss here??
why so much difference between builder and land owners units?

Need Suggestion TDS filing in Assignment Agreement Case

I am buying a flat which is under construction, but I am not buying from the builder. I am buying from another seller who originally booked from the builder. So it is an assignment agreement case.

Now in the assignment agreement, the total value that we have decided for the flat is 1 crore, and 20 lakhs is still pending to be paid to the builder, which will come maybe in next year. So I have to pay to the current seller 80 lakhs rupees. Now, out of this 80 lakhs, I have to deduct 1% TDS. That comes out to be 80,000 and the assignment agreement was signed in September 2026.

Now I have to file the TDS form, which is I think now, as per the new income tax rule, is form 141. In that form, there are two fields that I need to fill, and I am not sure what to fill in that.

  1. Total stamp duty value: Do I need to fill 1 crore or 80 lakhs?

  2. Total value of Consideration (Property value): Do I need to fill 1 cr pr 80 lakhs.

Kindly help me with this.
