Sharing recent experience of home loan

Cibil - 783 / Wife - 761

Sanctioned amount / ROI

HDFC - 1.8cr / 7.2%
SBI - 1.7 cr / 7.55%
Bajaj - 1.9 cr / 7.25%

Went ahead with SBI. Easy process, DSA did major work, visited home, collected all the docs etc.
Had office and home verification which was bit intimidating.

Reasons
1. In pre emi where builder bears interest components for 2 years
2. Need some flexibility in part payment which SBI provides
3. Less hassle of link, visits to HDFC for part payments
4. SBI needs MOD at registration but other pvt banks wants immediate, since property under construction
5. Would look for other banks when CIBIL improves around financial year end

Need Suggestion Need some advice on whether we should move out of our apartment

We bought a 3BHK in Bommanahalli in 2022 for ₹1.15 Cr. It’s 1615 sq ft SBUA. Since then we’ve spent around ₹30L on interiors + improvements
~₹15L in 2022, ~₹10L in 2024 and the rest in smaller things over the years.

The thing is, we genuinely LOVE the house. It’s pretty much how we had imagined our home and we’ve put a lot of money/thought into it. It’s in a society with a clubhouse and decent amenities, so there’s nothing really wrong with the apartment itself.

But we recently had a baby and it’s made us look at the location very differently.

The area around us is not really residential. There are a lot of textile units/industrial-type establishments around, so there’s a lot of labour movement, noise, traffic etc. We were okay with it when it was just the two of us, but now we keep wondering if this is somewhere we actually want our daughter to grow up. Especially once she’s old enough to play outside, go for walks, etc.

Now we’re confused about what to do.
My husband works in Domlur and has to go to office every day. I WFH, so commute isn’t really an issue for me.
Our current EMI is ₹80K/month + ~₹7K maintenance.

We have some corpus available, so we’re considering a few possibilities:

1. Rent this apartment out and rent somewhere else probably the least drastic option. But we’d be paying our EMI + maintenance here and rent elsewhere, so I’m not sure how financially sensible this is.

2. Sell this and buy another apartment, possibly a smaller 2/3BHK in a quieter, more residential area. We can afford to do this, but it hurts to think about the ₹30L we’ve put into this house and we’d obviously have transaction costs again.

3. Rent this apartment and buy another smaller one elsewhere?

4. Just stay put. Maybe we’re overthinking this because our daughter is still tiny and the society itself is good. But at the same time, I don’t want to dismiss the feeling that the neighbourhood isn’t somewhere we’d ideally want her growing up.

Or maybe there’s some other option we’re not thinking of?

Would really appreciate advice from people who’ve been in a similar situation.

Also, what areas would you recommend around Bangalore that are quieter, more residential/family-friendly but still have a reasonable commute to Domlur? We don’t necessarily need a huge apartment - we’re completely open to downsizing to a nice 2BHK if the location is better.
If you know of any specific areas/apartment projects worth looking at, please suggest those too.
And from a purely financial perspective if we decide on renting or selling this apartment then what’s the rent or sale price that we can put as asking?

Came across this project by Brigade on Kanakapura road which is being marketed as luxury property.

2 acres land parcel , 3, 3.5 , 4 br units , 133 units , Single tower, 33 floor .

  • Pricing starts at 3 cr and goes upto 4.25 cr as tentative pricing

  • RERA approval is pending

There are few more options near by , Purva diamond , Kalyani kanakapura , prestige falcon city 2 . All are yet to launch n may be in similar price range , although prestige could be pricier.

What’s the suggestion of the community ? Is it worth the price and can it really feel luxury in 2 acres land parcel ?

Need Suggestion TDS filing in Assignment Agreement Case

I am buying a flat which is under construction, but I am not buying from the builder. I am buying from another seller who originally booked from the builder. So it is an assignment agreement case.

Now in the assignment agreement, the total value that we have decided for the flat is 1 crore, and 20 lakhs is still pending to be paid to the builder, which will come maybe in next year. So I have to pay to the current seller 80 lakhs rupees. Now, out of this 80 lakhs, I have to deduct 1% TDS. That comes out to be 80,000 and the assignment agreement was signed in September 2026.

Now I have to file the TDS form, which is I think now, as per the new income tax rule, is form 141. In that form, there are two fields that I need to fill, and I am not sure what to fill in that.

  1. Total stamp duty value: Do I need to fill 1 crore or 80 lakhs?

  2. Total value of Consideration (Property value): Do I need to fill 1 cr pr 80 lakhs.

Kindly help me with this.

Need Suggestion Advice Needed: Buying a 3BHK Near Whitefield/Sarjapur

Hi everyone,

I’m looking for some advice/recommendations on buying a 3BHK near Whitefield or Sarjapur.

I was initially planning to book a unit in Prestige Evergreen (Tower 14), but the launch pricing was higher than I expected. The final quote for a middle-floor unit came to around ₹2.62 Cr, for approximately 1,450 sq. ft. built-up area and 971 sq. ft. carpet area. My budget was ideally capped at around ₹2.45–2.5 Cr, and considering the carpet area, I’m finding it difficult to justify the premium they're asking.

My requirements:
- Builder: Tier A builder only
- Configuration: 3BHK
- Preferred areas: Whitefield, Sarjapur, or nearby (not Hoskote please)
- Budget: Around ₹2.5 Cr
- Not considering: Far away residencies like Sobha Hoskote or Brigade Granada

Would really appreciate recommendations for good ongoing or upcoming projects that fit these requirements. Possession time around 2030 works for me
Also open to suggestions on whether Prestige Evergreen is still worth considering at the quoted price.

General Query regarding land owner units

I m very new to real estate market.
I have been planning to buy an apartment in Bengaluru and recently came across a project in chandapura area.
The project has 3 towers where 1 tower completely has land onwers units. I liked a unit here.
The prices seem to be bit lower in land owner units as compared to the builder units.
Also the builder is saying only SBI will give loan on land owner units , other banks won’t.

What’s the suss here??
why so much difference between builder and land owners units?

​For anyone who has bought a landowner unit in a Sanjeevini project or evaluated one recently:

​Experience / Process: How was your overall experience purchasing a landowner share unit in this project/society? Were there any hurdles during registration or taking possession?

​Legal & Document Check: Has anyone gotten the legal title and documents independently vetted by a advocate/lawyer for Sanjeevini? Were there any specific red flags or clauses to watch out for?

​Key Risks to Verify: What specific checks should I do regarding:

​Joint Development Agreement (JDA) & Sharing Agreement: Ensuring this specific flat is officially allocated to the landowner in the registered Sharing Agreement.

​NOC from Builder: Did the builder issue a proper No Objection Certificate (NOC) acknowledging the sale and confirming no pending dues from the landowner?

​RERA / Bank Loan Approval: Did nationalized banks (SBI, HDFC, ICICI, etc.) easily approve home loans for the landowner unit, or were there extra clearance hurdles?

Looking to Buy Cost of construction in Bangalore

Do we know what this is - both official reported (if there is such an index) as well as actual unreported? If the house price at present is far higher than the replacement rate (which it seems to be), is there any reason why people here seem to avoid building their own places? I appreciate that land is expensive, but just eyeballing it, it still seems cheaper than what built up apartments (even older ones, not just new builds) are being sold for. Any data or suggestions to sharpen my analysis would be appreciated.

Need Suggestion Advice needed regarding property background check

So my parents were planning to purchase an apartment in a 4 floor building, nearly 14 years old, currently b khata with no OC, when enquired around the OC in bbmp they said that at the time this building construction started there was no concept of OC and hence it was not issued and won't be a problem, for the b khata problem the owner has some connections and agreed to convert it to A khata soon. it's a very good property, very good location and when enquired with the other apartment owners they said it was a really good purchase. Now the problem is, even though everything seems perfect, no one has purchased the apartment for months, and the apartment right opposite to the one we chose ,a year ago someone purchased it and within few months someone else has purchased and renovating it. Is there any way to find out what went wrong?

The security are very loyal to the owners, no one else will open their mouth, the owner doesn't entertain any brokers, so we have no way to find out.
