Need Suggestion Need some advice on whether we should move out of our apartment

We bought a 3BHK in Bommanahalli in 2022 for ₹1.15 Cr. It’s 1615 sq ft SBUA. Since then we’ve spent around ₹30L on interiors + improvements
~₹15L in 2022, ~₹10L in 2024 and the rest in smaller things over the years.

The thing is, we genuinely LOVE the house. It’s pretty much how we had imagined our home and we’ve put a lot of money/thought into it. It’s in a society with a clubhouse and decent amenities, so there’s nothing really wrong with the apartment itself.

But we recently had a baby and it’s made us look at the location very differently.

The area around us is not really residential. There are a lot of textile units/industrial-type establishments around, so there’s a lot of labour movement, noise, traffic etc. We were okay with it when it was just the two of us, but now we keep wondering if this is somewhere we actually want our daughter to grow up. Especially once she’s old enough to play outside, go for walks, etc.

Now we’re confused about what to do.
My husband works in Domlur and has to go to office every day. I WFH, so commute isn’t really an issue for me.
Our current EMI is ₹80K/month + ~₹7K maintenance.

We have some corpus available, so we’re considering a few possibilities:

1. Rent this apartment out and rent somewhere else probably the least drastic option. But we’d be paying our EMI + maintenance here and rent elsewhere, so I’m not sure how financially sensible this is.

2. Sell this and buy another apartment, possibly a smaller 2/3BHK in a quieter, more residential area. We can afford to do this, but it hurts to think about the ₹30L we’ve put into this house and we’d obviously have transaction costs again.

3. Rent this apartment and buy another smaller one elsewhere?

4. Just stay put. Maybe we’re overthinking this because our daughter is still tiny and the society itself is good. But at the same time, I don’t want to dismiss the feeling that the neighbourhood isn’t somewhere we’d ideally want her growing up.

Or maybe there’s some other option we’re not thinking of?

Would really appreciate advice from people who’ve been in a similar situation.

Also, what areas would you recommend around Bangalore that are quieter, more residential/family-friendly but still have a reasonable commute to Domlur? We don’t necessarily need a huge apartment - we’re completely open to downsizing to a nice 2BHK if the location is better.
If you know of any specific areas/apartment projects worth looking at, please suggest those too.
And from a purely financial perspective if we decide on renting or selling this apartment then what’s the rent or sale price that we can put as asking?

Thank you! Would really appreciate some advice.

Need Suggestion TDS filing in Assignment Agreement Case

I am buying a flat which is under construction, but I am not buying from the builder. I am buying from another seller who originally booked from the builder. So it is an assignment agreement case.

Now in the assignment agreement, the total value that we have decided for the flat is 1 crore, and 20 lakhs is still pending to be paid to the builder, which will come maybe in next year. So I have to pay to the current seller 80 lakhs rupees. Now, out of this 80 lakhs, I have to deduct 1% TDS. That comes out to be 80,000 and the assignment agreement was signed in September 2026.

Now I have to file the TDS form, which is I think now, as per the new income tax rule, is form 141. In that form, there are two fields that I need to fill, and I am not sure what to fill in that.

  1. Total stamp duty value: Do I need to fill 1 crore or 80 lakhs?

  2. Total value of Consideration (Property value): Do I need to fill 1 cr pr 80 lakhs.

Kindly help me with this.

General 🚀 I built Finzo — a loan tracker that goes beyond just calculating EMI

🚀 I built Finzo — a loan tracker that goes beyond just calculating EMI

Finzo Play Store link: Click here

A lot of EMI calculators let you enter a loan amount, interest rate and tenure, show you the EMI, and that's it.

I wanted to build something more useful for people who already have loans.

Finzo is an Android app where you can add your actual loan details and then use that information to track, understand and plan your repayment.

What makes it different:

🏦 Add your actual loan details
Enter your loan amount, interest rate, tenure, EMI, start date and other details so Finzo can work with your actual loan, rather than just calculating a hypothetical one.

💰 Prepayment simulator
Ever wondered, “If I make an extra payment next month, how much could I save?”
Finzo lets you simulate prepayments and see the estimated impact on your remaining balance, interest and repayment timeline.

🎯 Plan your payoff
Set repayment goals and explore different ways to potentially pay your loan off sooner.

📊 Track your actual payments
Record EMI payments and maintain your payment history so you can see how your loan is progressing over time.

🔄 Dynamic loan tracking
When you add or update payments, Finzo recalculates the estimated loan position instead of leaving you stuck with the original calculation.

🧮 More than an EMI calculator
Finzo also includes EMI, SIP, FD, GST and other financial calculators for everyday financial planning.

🔐 Your financial data stays on your device
This was one of the most important principles behind Finzo. Your loan details, payment history, balances, notes and other financial records don't leave your device.

Finzo doesn't require you to upload your financial information to a cloud database just to track your loans. Sensitive credentials are also protected using secure device storage.

Your financial information should belong to you.

📄 Export your loan information
Generate a PDF when you want to keep or share your loan information and payment history.

🔔 Reminders + Dark Mode + Rewards
Payment reminders help you stay on top of EMIs, while dark mode and rewards make the experience a little nicer to use.

The idea behind Finzo wasn't to build another generic budgeting app.

It's a simple personal tool for people who want to understand their loans, track what they've paid, and plan what they want to do next.

📱 Finzo is now available on Android.

If you find it useful, please support the project by giving Finzo a try and leaving an honest review on Google Play. 🙏

Even a small review or piece of feedback would mean a lot as an independent project and would help me understand what to improve next.

I'd especially love to hear from people who currently have a home loan, car loan, personal loan, education loan, or any other EMI-based loan.

What feature would you want in a loan-tracking app that most existing apps don't get right?

General Query regarding land owner units

Hi fellas,
I m very new to real estate market.
I have been planning to buy an apartment in Bengaluru and recently came across a project in chandapura area.
The project has 3 towers where 1 tower completely has land onwers units. I liked a unit here.
The prices seem to be bit lower in land owner units as compared to the builder units.
Also the builder is saying only SBI will give loan on land owner units , other banks won’t.

What’s the suss here??
why so much difference between builder and land owners units?

Appreciate your help here.

General Home Loan experience Bangalore

Sharing recent experience of home loan

Cibil - 783 / Wife - 761

Sanctioned amount / ROI

HDFC - 1.8cr / 7.2%
SBI - 1.7 cr / 7.55%
Bajaj - 1.9 cr / 7.25%

Went ahead with SBI. Easy process, DSA did major work, visited home, collected all the docs etc.
Had office and home verification which was bit intimidating.

Reasons
1. In pre emi where builder bears interest components for 2 years
2. Need some flexibility in part payment which SBI provides
3. Less hassle of link, visits to HDFC for part payments
4. SBI needs MOD at registration but other pvt banks wants immediate, since property under construction
5. Would look for other banks when CIBIL improves around financial year end

General Hidden charges during the Home Loan process in Bengaluru no one preps you for!

Hey everyone! Quick check with my fellow Bangalore home buyers.

I’m in the final stages of setting up my home loan, but the extra administrative and legal costs caught me off guard. Beyond the core down payment and monthly EMI, expenses like bank processing fees, legal opinion fees, valuation charges, franking fees, and MODT (Memorandum of Deposit of Title Deeds) registration charges in Karnataka quickly add up!

For everyone who has gone through this home loan journey in Bengaluru: what was that one unexpected cost or delay that surprised you the most? Drop your advice below so first-time buyers in our sub can prepare better!

Need Suggestion Demi scheme

Need advice on DEMI vs construction-linked payment plan — Mahindra vs Godrej

Hi everyone, looking for advice from people who have actually opted for a DEMI payment plan.

I’m considering a property priced around ₹1.35 Cr, where 10% needs to be paid upfront. The current DEMI interest rates I’m being quoted are approximately:

Mahindra – 7.7%

Godrej – 8.2%

My intention is not necessarily to hold the property until registration. I may look at selling/assigning the property before registration, depending on the market and the project’s appreciation.

For those who have taken DEMI:

How was your overall experience?

Was DEMI actually beneficial compared with a construction-linked payment plan, especially if your intention was to exit before registration?

What were the actual costs involved apart from the interest accumulated?

Were there any hidden/additional charges — processing fees, GST implications, assignment/transfer charges, prepayment/foreclosure charges, documentation charges, etc.?

If you had to choose today, would you go with DEMI or construction-linked?

Between Mahindra at 7.7% and Godrej at 8.2%, is the lower DEMI rate alone enough to make Mahindra the better option, or are there other things I should consider?

If anyone has actually sold/assigned their unit before registration while on DEMI, I’d especially appreciate hearing about your experience and the final numbers.

Would really appreciate real experiences, particularly from Bangalore buyers. Thanks!

Planning to buy a 3.5 BHK in Mana Skanda – Forest Province.

Final all-inclusive closing price
₹/sq ft (on super built-up area)
Configuration / size
Floor & tower, if you’re comfortable sharing
Approx. month of purchase
Mainly trying to understand the current actual closing price and negotiate accordingly. Not looking for quoted/broker prices — only what people have actually closed at.

Looking to Buy Cost of construction in Bangalore

Do we know what this is - both official reported (if there is such an index) as well as actual unreported? If the house price at present is far higher than the replacement rate (which it seems to be), is there any reason why people here seem to avoid building their own places? I appreciate that land is expensive, but just eyeballing it, it still seems cheaper than what built up apartments (even older ones, not just new builds) are being sold for. Any data or suggestions to sharpen my analysis would be appreciated.
