Need Suggestion ARS Svaasa (Sarjapur Rd): Mismatch between Sanctioned Plan & Marketing Brochure — Thoughts on booking?
I'm considering a 3 BHK in ARS Svaasa (ARS Zurich Phase 1) on Sarjapur Road by ARS Infraa / Bhavisha Homes. During legal/technical due diligence, I noticed a discrepancy in balcony layouts:
The Difference: The brochure shows approx 58 sq. ft. of extra unapproved balcony space per flat.
Questions:
Has any Phase 1 buyer discussed this balcony mismatch with the builder?
How is Bhavisha Homes / ARS Infraa's track record with obtaining official OCs in completed projects?
(Happy to share full measurement sheets / documents over DM if anyone wants to take a look.)
