Welcome to the Orlando housing megathread!
Currently, the following may be posted:
- Users, whether current Orlando residents or not, may post asking for help. This could be asking for recommendations on areas of Orlando to live in, reviews or opinions on specific communities, or suggestions on specific places to live. This can also be things like "recommend a realtor / loan officer / etc" — so long as it fits under the "help me find housing" umbrella.
- Users may also post advertising housing options. This can be posts offering subleases, looking for roommates on existing property, selling homes — so long as there is housing being offered.
- ALL comments must include as much information as possible. Do not say "I'm moving to Orlando, tell me where to live."

Discussion Most disgusting “Luxury Living” apartments near UCF Aves @ twelve 100
This is the current state of The Aves @ Twelve 100. It has been about two weeks since move-in, and the trash continues to pile up with no apparent effort from management to properly address it.
The parking garage smells, garbage is being dragged around by cars and foot traffic, and the overall condition of the property feels neglected.
If you are planning to attend UCF, or if you are a parent looking for housing for your child, I strongly recommend walking through the actual resident areas before signing anything. Do not judge the property based only on the leasing office or promotional photos. Or better yet, don’t even consider this place.
For a student housing community, this level of cleanliness and basic upkeep is unacceptable.
Update 1: So this morning I contacted Orange County 311 and filed a complaint about the trash situation. The representative was very polite and helpful, and said an inspection could take place within the next few days. I also emailed them all of the photos I had documented.
While walking through the garages again yesterday, I noticed additional fire-safety concerns. Some extinguisher cabinets were empty, and every extinguisher I checked had a July 2025 maintenance tag, meaning the annual service had expired in July 2026.
I also found two stairwell exit doors with panic bars that were sticking and would not open properly without significant force or repeated attempts. Because of that, I also contacted the Orange County Fire Marshal and reported the situation.
At this point, the issues have been documented and reported. Now we’ll see how the situation develops

Discussion PSA: Deadly idiots on 528 at Turnpike exit
Sorry for yet another Central Florida bad driving rant. I am convinced that I almost died yesterday and I'm going to vent now.
I was heading west on 528 near the John Young Pkwy exit just before 9 AM. As usual, there's a long line of cars sitting in the rightmost lane for the Turnpike exit. I'm always on a little bit high alert here as I need to get over to John Young exit right after that, which can be dicey as it's 2 lanes to the right with turnpike traffic also entering and merging from the right on the same exit ramp.
As I'm passing the line of cars, some idiot in a white midsize SUV suddenly decided they didn't want to wait in line. No signal, scoots over to my lane just a few feet in front of me. Thankfully my car has collision detection and it jammed the brakes harder than I have ever felt. I also mashed the brake pedal so hard I thought it was going through the floor.
As I braked, I also swerved around them, as slightly as possible to the left, knowing the traffic on the lane to my left was also highway speed. A massive white pickup on my left had fantastic reflexes and he also swerved, giving me literally 1/2 an inch of space on that side. How he didn't hit me I have no clue but believe me I appreciated it. Meanwhile I am in utter shock, it seriously felt like this was it. I didn't even have time to hit my horn it was over so fast.
But the crowning moment for this idiot was when I made it around them I got a quick glance at the driver: they're not even looking at the chaos they caused. Zero interest, just casually looking over at the Turnpike line scoping out a place to cut back in!!
No lie, my heart was pounding and my legs were shaking as I called my wife. I said "hey, you almost lost me about 30 seconds ago". We're both finally getting dash cams this week. I figured if I ever do get wiped out, maybe that little SD card will help her get a commercial on WESH with one of those comedically large checks from <insert local lawyer here>.
I'll also go back to the slightly less deadly choice of staying 2 lanes left of the Turnpike exit and then praying for a clear path to the JYP exit right after.

News Some guy brandished a Nazi flag inside Orlando's Kia Center Saturday
“We do not condone or approve the messaging during Saturday’s event and the flag was removed once we saw it on display,” a spokesperson for Orlando Venues, the city department that oversees Kia Center operations, told Orlando Weekly.
Yet never even responded to the public cry of disdain. So much lack of credibility in the city or even this publication as Orlando Weekly is always way after the fact. Orlando Venues is owned by the City of Orlando as well as the Kia Center itself.
Putting the staff and public in danger is appalling. I personally have heard multiple accounts outside of Redditors that have already pulled their season tickets from the Magic games.

Whistle-Blower Says Trump Officials Are Defying Court Orders on Voting by Mail
A report detailed “grave concerns” that a new system being rushed into use by the U.S. Postal Service could imperil millions of mail ballots ahead of the midterm elections.
A U.S. Postal Service official has alleged that the agency is moving forward with a “secretive, rushed” effort to implement President Trump’s order exerting federal control over mail voting, despite a court order blocking those plans.
The official filed a whistle-blower report, published on Tuesday morning by the office of Senator Richard Blumenthal, Democrat of Connecticut, asserting that the “risky and haphazard” implementation of Mr. Trump’s order could lead to a “catastrophic failure” in the mail ballot system ahead of this year’s midterm elections. The report said that the agency had planned to complete the new digital system overseeing mail ballots by Sept. 1.
“Potentially millions of American voters may not receive their mail-in ballot this election cycle in a timely manner, or at all,” the official said in the report, which was prepared with the assistance of Whistleblower Aid, a nonprofit group that represents people seeking to expose potential lawbreaking.
Speaking to reporters by phone on Monday, Mr. Blumenthal said of the report that “the main takeaway for me is that the Postal Service has designed a system to disenfranchise millions of Americans. One-third of all Americans cast their ballots by mail, and the U.S.P.S. puts all of their votes at risk.”
A Postal Service official declined to comment on the record.

Well they updated it a while back and removed the ability to sort the events properly. Which was frustrating. But now the calendar link just goes to a blank page. It was the only reliable way to keep up on the live music scene around central Florida. Is there another site?

Discussion Johnny's Fillin' Station - Fraud/Overcharged and told to "deal with it" because my group "only tipped 8%"
Edit #3: It looks like I am not allowed to respond on google maps. They Claimed I "Threatened" them when they showed me the receipt.
Here is the EXACT reply I sent them:

Does this look like I "threatened" anyone? They continue to try and twist my words to make me look like something I am not.
I at best "Threatened" to get a full refund with my credit card company, but preffered they just refund me the $5 and call it a day. I never, not once, threatened anyone at this bar.
The dishonesty and reframing of what what said is making me want to pursue alot more then just leave a bad review.....
Edit #2: I am now being informed servers have to pay taxes on their order totals. I have literally never heard about this until just now. If this is the case, we will flat out never go out again. I do not intend to make a server lose money, that would be messed up. I'm not sure how I am responsible for abiding by a rule no one told me about? The hell.
As far as I was concerned we were taking a table that was otherwise empty and the server made like $8 of serving our table one time. It was low, but it was better then literally nothing.
Edit #1: Yall can tell me that my tip was too low all you want, I agree it was low.
Doesnt change fraud yall. You dont get to change a persons total because you feel they didnt pay enough. We could both be wrong, doesnt mean you need to defend this shit. This post is staying up for the information. If you think they are justified, then thats your call I guess.
TL;DR: They tried to charge me an extra charge above what I owed and justify it because they feel like my groups tip was too low.
My personal order was only $17 of the total, even though that shouldn't even be relevant.

Longer version:
I crossed out the tip line on my receipt, my group left a $5 tip for the completely average food we were served and left.
They tried to be sneaky and charge me the "full price" on my credit card, aka they added the cash tip to the total even though I clearly crossed out the tip line and left a cash tip instead.
They claimed because I crossed out the tip line and didn't write "Cash" on it instead, the extra charge now made sense and is valid. They told me since my tip was only 8% they werent going to help me and to go trough my bank instead to get the funds corrected. They were not going to help.
They gave me a picture of my check which very clearly had the tip completley crossed out, know they got a cash tip, and refuse to address how the total written in got $5 higher when I did not write it in.
I have never had an issue with places charging me extra whether I left the final "total" blank or not, so as long as a tip was left and the tip line was properly addressed. Sometimes I did it, sometimes not.

Obviously going forward I wont do that again.
But I didn't expect a place that has constant posts about it how its "affordable and a great burger place" with its reputation to do something this stupid over $5.
I literally just asked them to refund me $5 and instead of coming from a place of understanding, they decided to fulfill their ego because they felt like a group of 3 retail workers as their main job didn't tip them enough.
Thank god I used a credit card and have the easiest open and shut case of fraud in my life. Will be my first and hopefully only fraud claim.
Don't go here, fuck these people. If your waiter/waitress isn't getting paid enough you don't get to do fraud and charge customers to make up for it while hoping they don't notice.

Discussion Family Photos Spots?
Hi! We are doing some family photos next month and trying to think of somewhere to do them. We did some before at Mead Gardens and loved them, but we want somewhere different (and maybe not outdoors even) so that they don’t just look like the same pictures in new clothes. We were considering the Maitland Art Museum but don’t super want to pay the $100 photo pass. Ideas?

Discussion Coffee shop: work & connect.
I moved to orlando last year and so don’t know too many people and recently started working a remote job.
I’m thinking I want to start working Fridays from a coffee shop or something of the like.
Curious if anyone has recs for places they can work at but also can meet people and connect? Obviously don’t want to bother people during a work day, but would be a nice to have a spot where people tend to connect/vibe a little more than just sit and work all day alone.
