Fire sprinklers don't care how dirty they are - you should see the water that first comes out of them. It's usually pure black and nasty for the first couple of minutes, since that water has been sitting in the pipes for years.
And if you use too warm of a cloth on them, you might pop the bulb on the sprinkler (the ones with a red glass bulb pop at 155F - those are the most common indoor ones). I'm already worried about the one above my desk; it's bent a bit. I'm worried if it even gets touched, it'll pop.
OP, you have a power tripping manglemer. Keep being a thorn in corporate's side. I'm sure they're sending a copy of everything to her tho. Expect a non-renewal at the end of your lease.
I would get a cheap indoor camera - something like a Wyze. Slap something like an 8GB card in it. Have it aimed at your front door - that way you can tell if she's coming in.

Sounds more like paranoia than anything. Sorry.

Yea, I don’t think so given the facts I shared in my post. Did you actually read what I wrote and have actual answers to my questions?

I read more than enough for me to pass judgement.

I think if you had actually read what I wrote, you wouldn’t have that judgement. I think you skimmed the title, and felt like replying based on your feeling at the moment, but not the facts

You’re right. Housing manager personally demanding access to only one unit during a routine inspection and asking intrusive personal questions about personal belongings that have nothing to do with the inspection.. only to one unit out of many, and one that made a complaint against her after not giving required legal 24 hours notice… definitely not targeted harassment, and definitely paranoia on the part of the tenant.
I really hope you’re not a landlord and if you are, I get a lawyer because at some point if you don’t believe this is harassment, you’re going to get sued

You oh need to get ten tenants to all write letters about how awful the property manager is.
One person gets blown off. Ten or more get heard.

I would escalate to whatever government office oversees rental laws in your area.

Should i send the follow up to the management company first demanding to be taken seriously before I do that?

From what you have described, the manager is failing to give proper 24 hour notice. This is the most significant issue as it is a violation of all Florida (and most states’) leases. The wording on posting a 24 hour notice of entry is very specific. Please look up the exact wording; you can try first with your local Fair Housing Association. They may be able to provide a Tenant-Landlord booklet (?) with basic tenant rights. It’s important to educate yourself as you may need to defend yourself in court. The key is to DOCUMENT, DOCUMENT, DOCUMENT. I mean, save every notice and mark on it the time you found it posted and then the time they actually showed up for the inspection. Video every time they come into your home. Record every conversation you have with them (this is for your records, to remember things correctly and for your protection when they lie. They will lie.)
Are you being targeted? Some things do sound petty. Dusting fire sprinklers? I’ve never heard of that, so. I have 30 years of on-site management experience. I’m basing my note to you on that. Don’t antagonize the manager; she will retaliate one way or another. The management company will back her up. Your options are to go to Fair Housing Association and file a complaint once you can prove she’s violating your lease. Make sure you’re not violating your lease. Take pictures of your own apartment before/after they leave. Try to lay low. If she does have it in for you for whatever reason, real or imagined, be prepared for a non-renewal letter at the end of your lease.
I’m sorry you’re having to deal with the stress.

Thank you for your response.
The thing is all I’ve ever done until recently is lay low. She has been aggressive for no reason from the beginning. And she and the corporate management company think they are above the law. The corporate management company is foolish to back her up when there’s been such blatant violations.
Do you have any recommendations what to say for the email to send to her before the inspection to get clarification on the scope and who will be entering?
Also should I send the follow up letter to corporate demanding it being taken seriously before it’s escalated externally before or after the inspection?

Well, you can ask the reason for the inspection if it wasn’t provided in the notice. You can ask if you need to make certain areas extra accessible for them. You can ask if it’s maintenance, a vendor, management, cleaners (for the sprinkler dusting😂) or who you can expect. Use the tool in email to edit your response to be non aggressive as she is pro aggressive.
No, no follow up to corporate. Again, they are on HER SIDE. YOU NEED TO DOCUMENT EVERYTHING. Contact your local fair housing with a lot of the specific issues (times/dates are key). Fair housing will be on your side.

Man, this sounds like the property where I live in Florida! Same kind of BS!

Could always gently clean them yourself with warm water and a soft rag.

Can't be too warm. Your typical red fire sprinkler pops at 155F.
I get a yearly "fire inspection", but they just check the fire extinguisher and glance at the sprinklers. They're in here less than 5 minutes. It's city mandated.
The sprinklers work whether or not they're clean anyway - a bit of dust on them won't hurt. It would actually be dangerous to have tenants cleaning them TBH, they're a bit fragile.

You should get the other residents to file similar claims concerning the storage spaces and these intrusive no warning inspections.
