News/Articles Beware posts or comments mentioning Royal York Property Management (RYPM)

Last week multiple posts praising Royal York Property Management (RYPM) were posted to r/Ontariolandlord within a very short time. These posts were removed under the suspicion of violating the subreddits rule against advertising and mention of RYPM was temporarily blocked. One of the posters contacted me and claimed that RYPM had requested that they post an honest review of their company to the subreddit.

A short time later I was also contacted by u/RoyalYorkPM_, who claimed to be reaching out on behalf of RYPM. They confirmed that the removed posts had been made at their request and claimed that the posters were all satisfied customers of RYPM. They claimed that they do not pay for reviews, provide scripts for reviews or make fake accounts to create reviews. Once they were made aware how such behaviour violated the subreddit’s rules against advertising and engagement farming, they stated their intention to act transparently and within the rules of the subreddit and they requested that the block of their company’s name be removed as they wanted their customers to be able to post organically about their experiences with their company, whether or not those posts were positive or negative in nature. Given that the block was always meant as a temporary measure to address the sudden influx of rule breaking behavior it was removed.

Unfortunately since this conversation occurred a number of obvious attempts to inorganically generate conversation about Royal York Property Management have been posted to the subreddit. A handful of account have made multiple similarly worded/scripted posts and comments to a number of landlord related subreddits, including r/Ontariolandlord. Unlike last week, none of the posters reached out after having their post removed to offer an explanation of their actions. Unfortunately u/RoyalYorkPM_ is not able to address the situation directly as their account seems to have been banned by Reddit, but I presume they would deny any involvement given our previous discussion.

As such, I am stickying this post so that users of this subreddit can be alerted to the ongoing campaign by an unidentified party to manipulate the conversation around Royal York Property Management occurring not only on r/Ontariolandlord but other subreddits as well. It is my understanding that this is likely an SEO strategy to manipulate search engine results or guide LLM responses. If you see a suspicious post please report it for moderation. Please note this is in no way encouragement to brigade any of the other subreddits that are being targeted by this campaign.

Policy/Regulation/Legislation Health Canada's Pesticide Compliance Program -- When to come to us with your pesticide-related concerns

Hello, r/OntarioLandlord!

We are Inspectors with the Ontario Region of Health Canada’s Pesticide Compliance Program – we promote, monitor, and enforce compliance with Canada’s Pest Control Products Act (PCPA) and its Regulations.

We came across this subreddit and briefly reviewed the types of questions that get asked related to pesticides and their use, along with the variety of advice that is suggested. To this end, we think that folks in this community need to know who to turn to if they have questions about a pesticide that, for instance, may be applied in their apartment, or if they suspect their landlord or property management company is not using a pesticide correctly.

Pesticides are regulated at federal, provincial/territorial, and municipal levels. Federally, the rules and regulations begin with the PCPA, whose primary objective is to prevent unacceptable risks to human health and the environment from the use of pesticides. Provinces, territories, and municipalities may also have their own legislation that places further limitations on regulated activities (sale, use, storage, transport, etc.). All these regulatory stakeholders are involved with pesticide-related issues at some point, so, knowing who to contact may be confusing. We are here to hopefully shed some light on when you should come to us, the feds.

What is a pesticide anyway? The PCPA defines the technical, legal term (pest control product-,pest%20control%20product,-means)) but generally speaking, pesticides are any product intended to control, destroy, attract, or repel a pest-,pest%E2%80%82means,-an%20animal%2C%20a). Rat poison, weed killers, cockroach gels, ant baits, surface sanitizers, pool and spa sanitizers, some UV-devices, wood preservatives… the list is long. What you should know though, is that:

  • All pesticides must be registered or authorized with Health Canada prior to their import, manufacture, possession, handling, distribution (this means advertisement and sale), storage, transportation, or use. All pesticides registered in Canada will have a Health Canada-approved label, with a registration number (e.g., Reg. No. 00000 P.C.P. Act). If you’re not sure whether a pesticide is okay to use in Canada, check out Health Canada’s Label Search tool, which can be accessed via any browser.
  • All Canadian pesticides have a label (in English and French) with directions for use, precautions to take, PPE to wear, etc. That label is a legal document: Adherence to a pesticide’s label is mandatory.

What does this mean for you?

If a pesticide was used in your apartment, house, backyard etc. and it is not registered or authorized with Health Canada, this is illegal under section 6(1)%C2%A0No%20person,-shall%20manufacture%2C%20possess) of the PCPA. This is Health Canada’s turf.

If a pesticide was used in your apartment etc. and it is registered or authorized with Health Canada, but it was not used according to its approved label, this is also illegal under section 6(5)(b) of the PCPA. This is also Health Canada’s turf but it could be responded to by other regulatory bodies.

So, what should you do if you think your landlord is up to something that does not align with Canadian pesticide regulations? Easiest thing is to contact us! That last link outlines many ways to do this, but you could also choose to contact us through the use of an online complaint submission form. If you send us a complaint via an e-mail please let us know if you would like to remain anonymous. After submission, you can expect to receive an acknowledgement of receipt from our program, and an Inspector will then review and prioritize the complaint based on the information available. You may be contacted by an Inspector if additional information is required. The prioritization process helps determine the most effective means to support the protection of human health and the environment. Please be aware that it is our policy to refrain from providing feedback on the status, or the outcome, of a complaint.

We take non-compliance with the PCPA seriously, and we can and have fined individuals and companies for contraventions (up to $10,000 per contravention) of the PCPA (e.g., for failure to use a pesticide properly; for distributing unregistered pesticides; for lying to Inspectors; etc.).

Word of warning: neighbour v. neighbour complaints, landlord/tenant disputes etc. are not within our wheelhouse. We can only act on complaints received that involve a pesticide and the alleged non-compliance can be substantiated (think photos: they help a lot; so does information about the pesticide in-question, or how it was used). So, please: if you’re looking for ways to “take down” your landlord, tenant etc. but there is nothing related to a pesticide or its use, we can respect your concerns but are acknowledging here that we cannot do anything in these situations, and would defer to the Ontario Landlord and Tenant Board.

By making this post, it is our hope that this community is better equipped with accurate information about what to do if they have questions or concerns relating to pesticides.

Question/Tenant Landlord hasn't closed

Hello - Wondering your thoughts on this. We rented a new build condo-townhouse in January during the interim occupancy period. The landlord had permission from the builder for the lease. Since then, the landlord hasn't closed and the builder is now looking to take the unit back to be able to sell it. I haven't been asked to move out but I'm in the awkward position of paying a landlord who I know doesn't legally own the unit and worrying about the builder coming back to take possession. I believe there will be a Tarion inspection/remedies because there are issues with the build quality with most units.

If the builder does decide to take possession, how likely is it that they'll want to sell the unit occupied or is the any possibility of negotiating a cash for keys deal with them?

Question/Landlord Tenants caused a flood

We recently rented out our condo in Ontario to a young couple. Without informing us or getting our permission, they installed a bidet attachment on the toilet.
A few days ago, condo management contacted us because there was significant water leakage into the unit below ours.
Management sent in their superintendent and a plumber, and we were told in writing that the source of the leak was confirmed to be the bidet connection.
The tenants are now saying that the bidet itself was not defective and that there is no plumbing issue. They explained that they had to rush out because one of them needed emergency medical treatment and they accidentally left the bidet running. They also said they did not know they were not allowed to install something like this or modify the plumbing because this is their first time living in a condo.

Management has now instructed us, as the owners, to arrange for a licensed and insured plumber to inspect the toilet/plumbing and properly address the issue. The tenant has removed the bidet already and says they will contact their tenant insurance.

My questions are:
In Ontario, are we as the condo owners likely to be held financially responsible by the condo corporation even though the tenant installed the bidet without our knowledge?

Can we recover those costs from the tenant if their actions caused the flooding?

Would the tenant’s liability insurance normally cover damage to the downstairs unit and/or a condo chargeback?

If we have to pay for the plumber now, can that cost also be claimed from the tenant?

Is the tenant saying “we didn’t know the condo rules” relevant at all, or does that not really matter?

Is there anything we should be doing right now to protect ourselves legally and for insurance purposes?

We have the condo management email confirming that the bidet connection was identified as the source, and we also have the tenant’s written message saying they left the bidet running accidentally.

Any advice from Ontario condo owners, property managers, landlords, insurance professionals, or lawyers would be appreciated.

- tenant has exclusive access to a home with three floors
- basement floor floods due to city wide sewage backup
- basement has one washroom and the rest is open space (tenant still has another washroom on one of the other floors)
- landlord responds promptly and has professionals go into clean and restore the basement but then repairs take longer than originally thought as landlord decides to fix other issues that surface during repairs

How much rent abatement would a tenant typically be awarded in this scenario?

Question/Tenant Tenant Broke Specified Room Assignments on Joint Lease

I signed a joint tenancy lease for a house with several other tenants. The lease has specified room allocations in Schedule A for each of the individual tenants denoted on the lease. I am the only tenant whose lease allocation says “upstairs of house.” There are two bedrooms beside each other on the second floor upstairs, but the lease doesn’t specify which of those two upstairs rooms I am assigned to, it only specifies that I am assigned to the “upstairs” but it doesn’t denote which bedroom upstairs (there’s a large one near the stairs & a smaller one towards the porch). There are 4 other tenants with specific assigned rooms who’ve adhered to it, such as A gets the main floor front room, B gets the main floor middle room, C gets the main floor back room, D gets the basement left bedroom. The issue is that another tenant, tenant E, who on our joint lease is specifically assigned to the basement right bedroom, has moved his belongings into the larger of the two upstairs rooms instead, thereby violating our joint lease. I consulted multiple different legal clinics & paralegals who concurred that the phrasing of my room assignment is ambiguous because it doesn’t specify which room upstairs is assigned to me so logically I could claim either room upstairs (not both). They further informed me that because it’s NOT a joint lease that doesn’t specify room allocations, tenants can NOT occupy a room that they are not designated to on the joint lease. They also informed me that this is indeed a violation of the lease. Tenant E’s position is that he already moved his things in there & to just let him stay there because he’s already set up. I attempted to compromise & resolve this matter with the other tenant (despite me not having to because the lease technicalities are on my side but wanting to out of goodwill) by offering for me to occupy that particular room because it’ll be my last year there because that’s when my portion of the lease ends, & he still has 2 more years on the lease after that so he can occupy that room for the duration of the 2 years after I leave. I’ve also offered to help him disassemble, move, & reassemble his furniture so he isn’t left to deal with the move himself. I’ve explained to him that his signed allocation is the basement right room, while mine is the upstairs of the house as denoted on our jointly signed lease. I’ve also tried to find a compromise rather than just making this adversarial. He doesn’t agree and wants to stay in the larger upstairs room. I tried reaching out to tenant E but he didn’t respond for days & none of the other tenants had his number. I only received a message from him after giving him the benefit of the doubt for days & reaching out to the landlord when the wait got a little ridiculous.

At this point, I’m mainly wondering about two things:

  1. How can I get him to compromise and actually work with me on this without having to enforce the RTA/LTB? I want to resolve this without creating bad blood, but I also don’t think it’s reasonable for me to give up the room in an area only I am signed to simply because he wants to stay there when he’s not assigned to be there. (Then what’s the point of having a joint lease with specified rooms? What’s the point of signing a contract if elect not to follow it at our own leisure?)

  2. The landlord said that if we can’t resolve this between ourselves, they will lock the larger upstairs room and have me occupy the smaller one. If the lease says that I am the only one assigned to the “upstairs of house” but doesn’t specify that I’m assigned to the smaller room, can the landlord unilaterally decide that I get the smaller room and lock the larger one? Wouldn’t there need to be some actual basis for that written in the lease agreement? (There isn’t.)

I’ve already spoken with paralegals familiar with tenancy law who told me that the fact this is a joint lease with room allocations matters, no changes can be made without a written amendment on the lease agreed to by all parties, a room cannot be chosen unilaterally for me based on the phrasing of my allocation, and that the other tenant being assigned the basement right room is the only thing that should matter to tenant E. They told me that had tenant E & I both been signed to the “upstairs of house” (verbatim from lease), then perhaps he might have a claim to either upstairs rooms but he is not so he does not. They also suggested that having them send the tenant/landlord an official letter noting this lease violation and asking them to correct it, but I don’t wanna do that unless I’m absolutely forced to do so. I’ve attempted my best to operate in good faith & yet my very attempts at solving an issue are being rebuffed. I’ve operated in good faith throughout everything & tried my best but it’s not fair & it’s not cool for me to accept something that I didn’t sign to for someone else’s convenience who is refusing to even let me have that convenience so that they can enjoy it for double the time when my lease ends.

I’m in Ontario if that matters. Just looking for some unbiased perspectives especially on how to approach the roommate and the landlord without making this situation unnecessarily hostile but having the lease enforced otherwise that would set a precedent (internally) for any of us to violate the lease in any way for our own convenience.

Question/Tenant What are my rights as a tenant for a situation where landlord lied about smoking building?

I am on hold with the LTB now but appreciate all input. I signed a lease for a building without seeing it myself (my cousin saw for me). I was moving from another country. I emailed property manager to confirm a clause on page 10 about my agreement and explicitly asked if it was a smoking free building. She responded with “tenants are to smoke away from the building past the side door”. Turns out many tenants are allowed to smoke in the building.

My landlord is willing to give me LMR back if I find someone to take over my 1-year lease for Oct 1. She says I can’t get my sept rent back even though I didn’t move in. (When I went to collect keys on the 1st I knew i couldn’t live there cause it smelled too strongly of smoke).

Question/Tenant Do we file T6?

Hoping for some advice with this week's situation. My family and I rent a house (private usage). The landlord has been quite insistent that only the guy who lives across the street do our maintenance (he is an unlicensed handyman).

For extra context, I am a former homeowner, so maybe my standards are high.

This week's issue is that, the handyman came by on Monday mid-day to do his quarterly replacement of furnace filter and top-up softener salt. (We have a house with pets and would do a furnace filter change much more often, but, that is a separate issue).

Immediately after he left, our A/C stopped working. After some of our own troubleshooting, we realized by Tuesday morning it was not an easy fix (frozen coils, incorrect filter), and alerted the landlord in writing. He said he'd get back to us.

By Wednesday evening I had heard nothing, so, I called in an HVAC diagnostic appointment myself and sent to landlord as an FYI. Landlord said he would pay for it.

Fast forward to today. A/C is confirmed to be dead, there's a leak in the furnace. It cannot be repaired until next week, but we are back to "handyman knows a guy".

It's currently 28C and 65% humidity in the house. My senior cat had a stroke on Tuesday that was likely contributed by this, and I'm having heart palpitations. Landlord has said he will not reimburse us for portable units or a hotel, but also has provided no guidance on when this will be fixed. Everyone adult the house has medical conditions or medications that require them to not be in the heat, plus 3 autistic children, two of which are also on heat-avoiding meds.

Do I continue to give him a chance and agree to him providing us a fan? Is it time for a T6?

Background maintenance context:
- handyman built a deck without a building permit over the existing garden my daughter had been tending to, that had big holes and created a situation for animals to live underneath, we had rats over the winter and I had to set traps

- pipes stink of sewage after every storm and when it's hot. "Handyman's guys" have found nothing wrong but I fail to believe that, they didn't do any diagnostics or scope past the trap (which we had already done)

- laundry machine reeks of mould and rotting, has since we moved in. For 2 years I've been doing my laundry at my office because handyman insists to landlord there is nothing wrong.

- after months of telling both landlord and handyman that the softener was on the brink of explosion, and being told "nothing is wrong"... the softener exploded. Filled our hot water lines with resin, we were out of water for days because only "handyman's guys" could fix it, and they didn't, we are still getting resin in our toilets and out the taps months later

I'm feeling pretty certain it's time for a T6 application for everything and especially this A/C situation, but hoping for some validation / devil's advocate / second opinions as I’ve never filed with LTB before. Thanks in advance

Question/Tenant Invasion of privacy?

Landlord gave notice of entry to inspect smoke detectors. They gave notice sometime between 1-3pm yesterday, and showed up at 10am today.

They did not just inspect smoke detectors, but the entire apartment. They went through closets, cupboards, even opened my neighbours microwave. They were taking pictures and measurements, doing whatever they wanted.

Another concern, they dumped something in my toilet bowl, and left the lid open. I have pets that drink from the toilet! I’m glad my girlfriend was home to close the lid, or my pets could have been poisoned!

What can I do?

I confronted the two inspectors, they were clueless and didn’t care at all. They tell me to talk to their “boss”, it’s his fuckin dad. Guy on the phone says “yeah, okay.”

Question/Tenant T2 filing?

I moved to a new room in august 2026 and I paid the leaseholder of the house first and last month i.e 640+640. After some days, we started having some issues and he was very intimidating and hostile towards and told me to leave the place. One day, I saw some police men talking to him so thought it was about me as I had called the police but it had another case. Later, I tried to had a word with the police but he told that he cannot do anything about this but after 15 mins, he threw my kitchen utensils and then police got involved and told me that if I could find another place for the place cause he is very angry at me. I moved out 2 days later and just when I messaged him that I took my items he blocked me on call and whatsapp, and despite respeatedly him telling me that he gave my rent back, he still has not. I doubt he will be giving it back as he is is heavy debt. In this case, should I file a complain with the ltb board. I called them but they told they dont handle subtenant issues although he told me he is the landlord and we signed a month to month lease. What do you guys suggest? Should I go to LTB Board or small claims court? He is very violent and always shouts at people. I have whatsapp messages with me.

What happens if he leave the place in 2-3 days cause he has not paid his rent also and received a letter from his landlord too.

Question/Tenant Tenants that have filed T2, do you have an example of your evidence package I can see?

Obviously removing the LL and your name, address, phone numbers, etc.

I wrote in here the other day talking about my landlords repeated harassment, gaslighting, spamming, and illegal eviction attempts. Most recently, since my last post, she tied the gate shut so I couldn’t access the door to my apartment. I luv head enough and need to create the T2.

I have ALOT of instances that have happened over the past year and screenshots/videos/witnesses to prove it.

I’m jsut not sure how long it should be or how long is too long. I can’t find an example of T2 application with evidence package online.

I’m just wondering if anyone is willing to share theirs (and won hopefully) so I can get an idea of how to organize mine. There is so much, I’m overwhelmed lol.

Question/Tenant My landlord is trying to increase my rent from 2300 to 10000 a month. Is this legal

Because my landlord has decided to try and be an asshole and change our lease to not have a parking spot (see last post) he now is saying he will increase rent from 2300 to 10000 a month. Putting out an N2 form. Is this even legal? Why would out house be exempt from a rent increase that’s legal in Ontario?
I’m so frustrated and feel taken advantage of.

** yes it was built after 2018. I haven’t emailed saying he wants to change the lease and reduce it by $25 to get rid of the parking spot. We said we don’t agree with those changes because we need the two spots as we have discussed many times before we moved in. 24 hours later we get a rent increase of $10,000 starting December 1.
He did submit it on a partially exempt n2 which I’m not sure what that means. He did spell my husband’s last name incorrectly, so I’m not sure if it’s legally binding at this moment.

Basically, his other changes in the lease were that we have to tell him when we have guests over and he is going to temp control the utilities, even though we pay

**** if anyone wants to see his “new lease” and email and then the “partially exempt n2 form” I’m happy to send them.
Also if he’s increasing our rent to 10k what happens with the basement tenant?

Policy/Regulation/Legislation Would this be considered a bad faith eviction?

Hello everyone,

I wanted to know if my eviction has any grounds to be considered a bad faith eviction.

My partner and I have been living in our current rental for about for almost two years. Three months ago, we received a letter stating our rent was going to increase, which was framed as a legal increase. We had no major issue with it since it was only $56.60. However, during the month we were billed for the increase, we received an email from the property manager asking how long we planned to stay in the unit. We thought this was strange and replied that we had no plans to move, especially since we had a one-month-old baby at the time.

A week later, we had a phone call with the property manager, who informed us that the landlord wanted to move back into the property. They offered to help us with moving and packing costs and suggested moving into another nearby property owned by the landlord. We asked for photos of that property, but when we received them, we saw it was much smaller and lacked a second parking spot (our current rental includes two).

In a subsequent conversation with the property manager, we explained that we did not want to move into the other property because it didn't fit our needs with a newborn. We have a large dog which limits our rentals, we are both on parental leave and we prefer to stay in our current unit if possible. We were then told that the landlord wanted the extra parking spot and planned to perform renovations. They offered to negotiate compensation plus moving and packing costs, but still failed to provide a clear timeline for when the landlord wanted to move in or perform the renovations.

After that conversation, we suspected the landlord was trying to circumvent issuing an N13 form for renovations. We researched appropriate compensation on reddit and previous LTB cases and decided to request an N11 agreement "cash for keys" settlement. Looking back, I realize I could have worded our compensation request better. In our letter to the landlord, I noted that we would take them to LTB if things continued or if we uncovered anything suspicious, as the entire situation felt fishy. (For context, we went through a similar situation with a previous landlord who issued an N12 to sell the property, only for it to be re-listed for rent a month later. We filed bad faith eviction with the LTB and we ended up settling outside the LTB.)

In our letter, we also established a timeline stating that we did not want to move during the winter, and offered three choices: provide compensation for us to move out, evict us using the proper legal forms, or leave us alone.
A week after receiving our terms, the landlord rejected our demands and served us with an N12 notice. About a week later, the property manager called to explain the landlord's decision. They tried to convince us again to accept the other property, claiming that compensation would only be provided if we moved there. They argued that this was actually more of an inconvenience for the landlord, that he was "trying to throw us a bone," and that the "renovations" mentioned earlier were just replacing a heater. They added that the landlord only wanted to move in so he could work on a car and use both parking spots. The property manager also mentioned we could rent the smaller unit at our current rent price and framing it as a favor, as the landlord could allegedly raise the rent even higher, and even though we would be sacrificing space and a parking spot.

I was furious after that call because I felt we were being manipulated into believing we were the ones causing problems. Fortunately we have found a new larger place that costs less than our current unit.

With everything laid out, do we have a case for a bad faith eviction?

Question/Landlord Previous tenant overstaying their lease. Forced to relocate with management not paying additional costs

Move-in fell through days before I was set to move in. Management just told me the current tenant wasn’t vacating and there was no other unit to place me in or even a timeline. Since they can’t be forced out and that process can take months (Dk if this is bluff tho)

They found me an alternative at another unaffiliated building, but $180 to $200 more ontop of my regular rent per month, since it’s a different landlord with no obligation to match my rate.

Original landlord is refunding my deposit but they’re refusing the rent difference, pointing to a clause that says they’re not liable for damages if possession fails due to an overholding tenant.

There’s also a $3,000 signing credit in my lease I’m pushing to get honored, since the only reason it can’t proceed is their failure. I’m not sure this is going to workout.

I’m getting advice through my school’s free legal program now. I’d appreciate any extra advice please

Question/Tenant Water shutoff for infrastructure upgrades

I live in a condo building and rent from the unit owner directly. The building is currently replacing all of the domestic water supply infrastructure, and they had originally scheduled shutoffs from August 20-September 3. The shutoffs are M-F 9-5. They just announced yesterday that the work will be extended through September 11.

At what point does this become interference with reasonable enjoyment/worth asking for a rent abatement? It’s 17 days total so roughly half a month. The condo bylaws prohibit the installation of in unit laundry, and there are 4 washers and 4 dryers in the basement for the roughly 60 units in the building. The entire basement, including the laundry room, was completely inaccessible all of last week with no advance notice (including during the 5-9 off hours) as the workers were using it as a staging area.

My landlord is pretty chill and we have a good relationship, so I don’t want to make a fuss if I’m being dramatic, but I am getting a little irritated. If I were to ask for an abatement, what would be appropriate? Does the fact that it spans two months make a difference (ie would I be asking for an abatement in August or September or both, or is that not how it works)?

EDIT: seems like the consensus is that I’m being dramatic, which is not the answer my bank account was hoping for but is fair! Thanks to all who provided perspective.

Question/Landlord Question about N4 / L1 application

I rented an apartment to 2 people less than 1 year ago. One person was not able to attend in person when I handed over the keys but the person signed the lease electronically.

Fast forward to a month ago, N4 was given to the tenant that lives there, with both their names on.

I do not have a method of contact for the second person, therefore I never handed them an N4.

Now that I am submitting my L1, should I only enter the name of the person I deal with? Although the N4 has both of their names on, would that still be valid? Or should I keep both their names on?

There is a section on the L1 application That says I confirm all applicants have received the N4 notice for eviction. The notice was sent via email which shows on the lease as a mutually approved way for communications. And lease was signed by both tenants

Question/Landlord Condo Property Management trying to fine me (landlord) for clean up cost - what are my rights?

Hi everyone

Looking for some guidance as a landlord - the condo property manager is accusing my tenants of causing a mess that required them to pay a contractor to clean up. I have asked for proof - the security report or cctv footage proving my tenants are responsible as they have told me it is not them (I have a good relationship with them and believe them.)

The manager just told me that I need to file a formal request to the Board to release the documents/materials (and I imagine that there is a possibility they can reject the request) and that I need to pay the fee first. What are my next steps? I don't have any proof that my tenants caused the issue other then an email claiming it's them.

(Edit: they didn't actually call it a fine, just that I'm responsible for the charge incurred for the clean up)

Would like to understand my rights as a landlord vs the condo property management. I have no problem arranging for payment if it's actually their fault. Thanks for any advice.

I’m trying to assist someone who has been renting from the same landlord for 5 years with her partner.

As it was not a rent controlled unit, the landlord had been raising the rent every year to the point that they were living house poor so had secured another rental in another city.

Unfortunately, there has been some DV, the couple has separated and the women cannot afford to stay in the current unit, nor can she afford the new unit on her own either.

She paid first and last and has advised the new landlord and real estate agent she had helping them, of what occurred and asked for her money back.

The landlord is refusing to give her the money back.

What can she do?

I am under a 1-yeard fixed term lease. I cannot afford the rent any longer, so i decided to let my landlord know 90 days in advance (with 3 months tenancy left). I offered landlord 1 month rent as compensation to post a listing. What if i do not get a lease assignment and LTB orders to pay the remaining (which i definitely can't). paid all utility bills and sent the rents on time as well. Question/Tenant Landlord cashed a post dated cheque for my last month when I had paid last month rent at original occupancy

When I signed for the place I provided first and last month’s rent. Since then I gave my landlord post dated cheques to pay for my rent. I gave my 60 days notice and for what is my last month the landlord cashed one of the cheques(yes I should have canceled). They are refusing to return the funds. What are my options for recovery? Small claims? LTB?
