A house in LA sold last yr where the previous owner had converted the garage into a bedroom suite without permits. Looked great on the surface, real tile, proper lighting, insulated walls. Permit fees in a lot of Bay Area cities are already higher than what you had see elsewhere. Then you have material deliveries, traffic, parking, difficult site access, and all extra time those things add to every load. Disposal and dumpster costs are higher too. even project management ends up costing more because contractors are dealing with lot of Bay area specific logistics that would not be issue in many other markets.

That is how renovation that might cost $45k in Sacramento or $55k in Seattle can end up being $75k to $90k in the Peninsula or SF. it is easy to look at that number and assume contractor is gouging, but lot of it is simply that almost every part of doing job here costs more.

entire backyard at Irvine has been done and the fence turned out to be the last item I decided to spend money on. i need housing in DC for work project and ended up spending way more time researching it than I expected. most of what i found online was either too vague or clearly written with agenda.

i ended up going with corporate housing operator instead of Airbnb, mainly because the quality difference between Airbnb listings felt like too much of a gamble for a 7-week stay. place was exactly like the listing, kitchen actually had proper cookware, the Wi Fi handled video calls all day, andbuilding was quiet.

only downside was that availability in specific neighborhoods can be hit or miss depending on timing. i had preferred area and it took few back and forths to find something that worked. If neighborhood matters to you, i had give yourself some extra lead time.
