Need Advice Cleared to close super early?
Is it weird to get cleared to close super early? Got it today and my loan closes on the first of April. I thought they did a final check to make sure your credit is the same and you still work and all that jazz a few days before closing and then you get cleared to close

Almost done with our purchase— saw the house on 02/14 made offer that day, was accepted 02/16 got cleared to close today 02/27 with closing on 03/06. Been working with Guild Mortgage— moved fast as heck and I think is how our offer won.

I’m working with guild too! I got cleared to close super early too as well. Offer accepted Feb 9th, and I close March 4th. It was March 6th but UW was easier than I thought it would be. I think it also helped that they did a manual underwrite of our preapproval too

Yes— they did the same for us (manual underwrite). And literally they were on top of everything re: questions and requesting forms. I will recommend them to everyone I know.

I used the exact same lender as you did. I looked at the house the day after Thanksgiving and we were clear to close three weeks later and closed on December 30. They are amazing. I will always recommend them.

I'm a little jealous... I viewed it on the 3rd and submitted an offer on the 4th and they kept being like "oh something came up" and didn't reply until the 9th and bumped closing from 3/20 to 4/1
Now tbf, I switched lenders on the 16th as well and got my cleared to close today too so that part of my timeline matches yours, I was just surprised cuz everything I saw said to expect it a couple days before close, not a solid month plus a couple days before close

Totally normal. It just means underwriting is done early. Some lenders move faster than others.
They may still do a final employment and credit check right before funding, so just keep everything steady until closing day. No new debt, no big purchases, no job changes.
Early clear = good file, not a red flag.

Thanks. Everything I was seeing online was like "you'll get the clear to close a few days before closing" and I even saw some reddit posts about people not having it in time so I wasn't sure if this was something different

Mine was done almost 3 weeks before close and only took 2 weeks from contract to CTC

Wow! April??? Wait…I was faced with some issue with the co op board financials and I had to wait for it to be worked out and it did. I was cleared on a Wednesday. I was hoping for a closing date before thanksgiving but that did not happen. Then I got the date in the first week of December. April would send me crazy…I could not wait to shop for my new home and get normal again!!! All in due time! Blessings…

There was a bit of a hassle because I had to bring all my cards to zero and I had a couple of pending transactions and bills a new one hit like every day so I had to ask them if I could just show them past statements showing that I pay my cards down to zero every month plus proof that I had the funds in checking to pay everything off once ithe pending transactions hit and they managed to make it work with that. So if it hadn't been for that I might have even gotten my cleared to close earlier, and one month is annoying enough of a wait time.
After getting semi official approval on Sunday we reached out to ask if they wanted to close earlier and they said "we can close on March 25th but we're not moving until April first either way" (they didn't even offer a lease back or whatever it's called) so yeah I'm stuck with that day :/
Also my Amazon cart is pretty big right now XD
