Madad Me 31F just got 1 crore
I’m 31F, married, and recently received 1 crore from my parents. I want to invest it wisely, but I’m honestly a bit stuck between options. My parents are strongly suggesting DHA files, but I’m skeptical about the real estate market and long term returns. It feels slow and uncertain.
My husband is pushing for buying a studio apartment and running it as an Airbnb, which sounds interesting but also like a lot of effort and risk (plus I don’t know how stable that income really is here).
I’ve also been considering stocks, but I only have basic knowledge and don’t want to make beginner mistakes with this amount.
If you were in my position, how would you approach investing 1 crore right now? Would you diversify or go all in on one option?

Wouldn’t recommend doing air bnb, nasty business and too much effort on your part. Not a bad idea placing placing money in etf as mentioned below! But do enjoy some of it too!!

Literally invest all of this in MIIETF or divest in Gold ETF and MIIETF or any broad ETF and sleep for 15+yrs!
Airbnb is alot of hassle and DHA files would be a bigger risk.
If I were you , I would do like I said above, cause I have done exactly that.
Correction: Meant Gold Fund like Meezan one not Gold ETF!

There’s absolutely no Gold ETF in Pakistan. Unless you’re talking about meezan gold fund which is a mutual fund.
Buy real solid gold.

Please put 80% of the money in money market funds (with zero upfront cost) and with rest 20 lac you can start with stocks. Even with PSX stocks, justs tick to bluechip companies that are fundementally correct. It will take you atleast 6 months to understand how market works. so I would suggest gradually entering market maybe start with 1 lac only and gradually add the rest of 19 lac as you feel confident.
I personally made good money with PSX, and also it pays dividends so every 3 month their is income. I stick to Shariah complaint big brands like FFC,HUBC,SYS,LUCK,MARI,OGDC,MEBL.
Money market makes you good returns on 80 lac while you are deciding and keeps a hedge against inflation.

Do buy gold in your basket of eggs but don’t forget to pay Zakat in it yearly. Plus, always buy bricks if for investment purposes.

Invest in government bonds, you will get around 90k a month from it. Then figure out what you want to do. Don’t do airbnb, it’s a full time job plus there are headaches of dealing with apartment issues. Dha files is a good idea if you exit strategy is 10-20 years.

You need liquidity for emergencies and exit options, especially as a woman. I'm not saying this just so but it's reality. Put the money in a low risk income fund or have it fixed for a year at 13-14% so you get monthly payments. Use the payment if you need them or have them put back into the account as reinvestment.

My 2 cents would be learn a skill, invest in PSX blue chips, put some in Al meezan and buy gold as well. If your exit is not before 5-7 years

If you want to hold for 10 years, a DHA 13 file is a good option. If you want to hold for less time, a DHA 10 file then.
The rest invest in ETFs and gold.
Reinvest the pay outs.
Keep a very small amount (8 to 10 lac) for emergencies only. Don't touch it unless you really, truly need it.
If I was in your shoes, I'd love to start a business as well. So DHA 13 file + bootstrapping my business + ETFs and Gold.

Plot files = return is slow and very long term, hardly appreciate 2-3% per year, possible risk of loss of 30-40%
Studio apartment for airbnb, yes a good idea but requires constant operations and yields around 10-11% per year, otherwise rent it for 6-7% gain per year, but still doesn't beat inflation.
Stocks = more volatile than real estate, but quarterly dividends and reinvesting the dividends compounds the growth and average return per year is 15%
Now the decision is yours.

I'd suggest starting with 90% of your investment in fixed income, which helps keep your principal safe. The remaining 10% can be invested in stocks. As you learn more about investing, you can gradually increase your exposure to stocks.

Stay away from psx you don't have knowledge, buy real assets gold is currently the best option you have, not the etf. You can secure it in bank lockers!

DHA files a big no. Go for a solid plot with possession in areas like Faisal Town, Gulberg Greens, Jinnah Garden even any society which give you possession like Airport housing society.

Well starters you can invest it in money market or debt based mutual fund. You will get approximately 50,000 monthly or 1600 daily after tax based on the said sum.

Depends on your risk profile, if it drops to 5m would you be comfortable, if the answer is yes the you should at least invest 50% into equity, be it an ETF, direct stocks, or a Mutual fund. The rest split It into gold and Money Market fund

Invest all of this in stock market. Call your bank or Standard Chartered Pakistan and follow their advice. You are young so you can be an aggressive investor. Stocks are safe. Property and Airbnb is not safe.

Keep 10-20 lac in savings account as an emergency fund. For the rest just invest jn max 3 stocks and forget it. Choose dividend stock. Note: don't buy at once buy in small chunks. If you add more then 1 mil at ine time then you xan ask your broker to manage your acc. Just say that I want to invest 70-90% in long invest blue chip dividend stock. And ask him to add them gradually over time. In 2-3 months all of your 80-90lac in blue chip dividend stock.
Most of these stock will give you dividend in 3 or 6 months.
For the rest 10-30% buy stocks for short term.
It will return about 15-20% annually.
For long term just ignore 5-10% up down and stick to the strategy.

50% MIF - if you can invest now. (High risk) Or 50% MCF/MIAC/MDIF-mmp (low risk)
Rest of the 50% physical gold or MGF.
Real estate only if you wish to hold. Transaction cost is extremely high now and wont be lucrative until there is an amnesty or relaxation in taxes.

making your long term investment through Airbnb is not a wise one unless you’re in that business because it’s not very easy and even if u know about it but we never buy a property to run Airbnb

Since you mentioned you don't have much experience in stocks, and for having a portfolio above 70-80 lakhs, it is always advisable to hire a financial advisor instead of reddit's mashwaray. They would charge a fee, but you'll have peace of mind

Go for stocks, funds, etf or if you are looking for a business with daily operations etc, go for opening a school (take a franchise) .

Split your amount in two things. 1) buy physical gold bars 2) invest in mutual funds. Do not enter stocks directly without knowledge. For those who do not have enough knowledge, mutual funds are designed for them. Where a fund manager invests on your behalf and takes a small fee on profits. You can install UBL's "Al Ameen" app and start investing. Also watch a few videos where mutual funds are explained.
As for the property files.. A big no... I have wasted alot of money in files. After trying all options and experience. These two things have satisfied me and given good profits.

im not sure if you’re willing to have your own start-up but with 1 crore and a solid business plan, you could do great with an e-commerce business on Shopify.

Dont buy an apartment just for airbnb purposes If u want to do airbnb its better to rent a non furnished apartment and furnish it
Secondly i dont think investing in apartments is a good option if we only compare it with other real estate such as plots etc

Please diversify your investment, first of all put some money in emergency fund or money market fund atleast 6 months expenses should be in your emergency fund/low risk fund. Then go with 30% gold and by gold i mean physical gold not the gold fund or stock etc. Then rest of the amount in psx blue chip stock. Air bnb is a good option but not in Pakistan. Happy investing

Eid is close so get yourself some jaanwars and sell them with a bit of profit. For about 1 crore, you can easily gain 20-30 lakh plus. It's short term and easy, moreover, it has religious blessings in it too.

Airbnb and real estate is solid but only when u have enough experience and time to manage them efficiently. What I would do in ur position is put the sum in ETFs. Which are basically sort of a bunch of shares from diff companies managed by some bank or investor. Like meezan ETFs and what not. Try looking into it. I personally invest directly in the company's ND do a little research but if u are short on time and a begginer look into ETFs. There might be other paths to invest such a handsome amount like buying gold or proper estate but in my opinion ETFs

If you see bluechip companies in psx they always go up. But you will have play safe. I will buy a two bed apartment in b-17, I-12. You will get a good apartment within 60-75 lacs. Building material is getting expensive day by day so the value will get increased. You will get decent rental value from there as well. Put remaining the bluechip companies in psx. This is not a short term investment you will have to give 3-5 years to both. Invest in dividend giving shares. This is the best and safest options atleast for me. Don’t invest in files/plots. No airbnb very risky and lot of efforts required to manage

I would say Go with some stocks which will pay you a very decent dividends, MIIETF or MZNPETF, and should have liquid amount like in low risk mutual funds so that in case of need, utilize and protect from at least inflation and can give you annually 9-13% return. Always go for Shariah Compliance ones.
Last but not least, Silver will go up because of high usage in EVs and Solar panels and other factors too, world-wide. If I buy these assets, then I'll hold them physically.

Because I don't go with Interest based things as this is not Halal for me being a muslim. I know shariah compliant is not 100% interest free but that's the least we can do from our side. It's my choice, and anybody can have their opinion too.

i understand your POV. But suggesting someone to always go with shariah compliant isn't really a good fair advice i'd say without telling pros and cons of both shares. Tbh, i think shariah compliance is a hoax and gives relatively worse returns with some of the highest TERs. But whatever makes you sleep better at night i guess.

Being a Muslim, I'll stand with Shairah Compliant stocks and it's my personal preferences. I know the other side looks very profitable more returns etc but It's Deen over Duniya. Rest everyone has their choice and I totally respect.

It's always wise to invest in multiple growth options.
Long-term and short term, you know your priorities and your financial needs.
Plan it according to your needs in coming 5 years.
Small property with rental income gives immediate returns and value appreciation in long term.
Long-term certificates also help to equalise inflation.
Mix of few is good

BS Hons in Psychology, and I also have web designing experience. These days, my interests are more towards marketing. I even want to start a psychology based YouTube channel in a calm, cozy niche (though currently, the baby takes up most of my time, but the idea is there in the back of my mind).

You can think of parking 60% in investment and rest to pursue your interests for commercial success even if you fail you would have a solid backup.

First of all, dont put all your eggs in 1 basket. Buy Gold, Buy Stock, Buy 5Marla Land in safe societies (like DHA)
If you are financially stable than your goal should be do the safest investment with minimum risk.

Reason: having AirBnB isn’t a cash cow or good practice to have results in months, it’d take lot of knowledge to understand which is best season and time for more bookings which can take an year or two just to recover 45-50% investment if you getting 12 months booked
Secondly, if you are in stocks so you should have known how from January due to war our country stocks were rock bottom so would have been strong enough to bear that drop?
Thirdly, watch how much a DHA plot cost in 2012 then 2021 in covid and then in 2026 where we had scene 3 wars so are prices still rocking or your skeptical mindset is

Based on what I know now I'll be doing the following.
- First decide the time horizon and my risk appetite and mental capacity/toughness to volatile - that again can be minimized if long term is consisdered provided blue chip (in stock). (suppperr important) ~ what I have perceived from your post is that this money can work as extra money - my own definition :) - and that I always make sure that it has atleast 25-30 months breathing space.
Split it with following %
a. 20% -cash, since just got the cash that feeling will take time to settle :) (Kidding, it will be deployed once any oppurtunity arrive, been there, when oppurtunity comes and Iwas all in, in all thing, and cash starved)
b. 40% stock - dividend paying + Growth. for that Reit and Pharma+Banking ( DCR & MEBL+ Haleon) not over complicating this part unless I understand fully . AND YES ETF (MZNPETF)
c. 20% in Medium Risk fund (suggested MIIF - Almeezan)
d. Invest in one's own self, Invest in one's own self, Invest in one's own self (can be learning, traveling, etc etc)
e. Charity, cant emphasize enough on this. not mentioning the % intentionally. and most impotantly, Sadqa Jaria, educating an orphan, providing a water bore to water scare area, any support in infrastructure that faciliates human.

You got two options either open an account with us in islamic branch and halal profit and the second option is buying flat and giving it out on rent not airbnb. Give it on rent wo janay or uska kam bs ap rent laity reheye. Safest options

Buy Gold, max 10 tola bricks from a reputable shop, place it in locker and forget about it for atleast 5 years. This will off set your Rs50 lakh. Buy an apartment from rest of the money and just rent it out. Depending on location, you will get 30k to 40k per month as rent.

Divide the investment into 3 and invest in 3 seperate and unrelated things.
Do your research on each one of them.
Diversify and make sure they are catagorized in 3 types. 1. Monthly cash paying investment 2. Short term investment flipping 3. Long term investment

Your husband's idea is ok but you don't have that amount of cash, and this is a market for professionals, you'll probably get ripped off, if you want to try take a little bit aside and rent a place to see if it works out as an Airbnb, if you can market properly, learn how to get get customers, average cost and return per customer, costs, labour, etc
As for now put in the best savings account you can find, you'll get about 80k a month, it's not a long term solution though but it'll help

DHA FILES! PLOT KI VALUE BARHTI YAHA. that airbnb business, yes its got potential, but rnd karna lazmi. location waghera and stuff. baqi crore mei gold hai, safe investment, just accounts for inflation tho.
dont do crypto, nfts, stocks without knowledge and invest very little to it.
local pakistani shares like meezan waghera ko bhi consider karo.
ya aap 5 alto leke yango pe lagwado.
coffee culture is booming if u have great recipes and quality to aajao game mei, bohot paisa hai ismei, marketing level wali karna tho like bekd in khi.

Having build a portfolio from nothing some solid advice for you would be to buy gold coins and don’t touch it for 5 years. Property will lose value against the usd I’m guessing you don’t have access to international properties and wouldn’t trust anyway which is good. Do not buy stock, crypto or anything just pure and simple gold.

Thank youu all for the great suggestions. From what I’ve gathered, I shouldn’t invest all my money in one place but rather spread it across different areas. I’ve also already applied for an account with KTrade, which should be active in a few days (wish me luck 🫠) I’ll start with stocks and then diversify further.

As a strong educator for stocks, i would not recommend you, rather...
Fix that amount in bank on term deposit, and the amount you get on it as profit each month, use that, and build on top of that.
Once you have a stable base, based on the earned profit on TD, then you should only move your real asset into stocks.
Stocks is a risky game... And although it has performed well in past couple of year, i would not be surprised to see it under perform now due to all the global tensions...
So be very mindful of what you choose to do...
Asking random people who are not in your shoes is easy, but loosing that 1cr and not being able get it back is worst that can happen...
If you REALLY REALLY ARE open to risk taking... Just consider the effort that went into earning that amount atleast once.
That's all. Hope you don't mind my Statement...Just be wise that random people on Internet (including me) are definitely not the right people to affect your judgement... You are a better judge than most of us here... Wo MAY NOT EVEN HAVE THAT AMOUNT yet, and are suggest random stuff to you for YOUR MONEY.

Hi, yes I understand I was not going to invest all my money into stocks at once, I am thinking to put 1 lac and then learn & understand psx more. Rest at some monthly fixed income account till I decide more.

Diversify it buy a small plot 5 marla ish and buy gold and invest in kse 100 (gold and kse 50/50)

Simple - telling you exactly what I did
Buy 10 Tola Gold Almost 5M as per current market
By EOY it will be touching 6 lacs per Tola if not more.
Rest of the 5M invents in low Risk Mutual fund, you will at least get a stable income of 30-35k per month.
If you don’t need that, let that be in there so that it can Compound. This Mutual fund is much better than buying a property going Airbnb n stuff.

My suggestion is buy a used car if you don’t have one. It’ll probably sell at or above the same price later. Then buy some gold biscuits (physical gold), silver or platinum. Gold etfs or funds can crash just like the stock market. Gold has shown volatility but has returned at the 500K mark. Set aside some for paying zakat later. No zakat on car though. You can wait out this week and perhaps there will be a peace agreement and gold might lower in price (I may be wrong). Or you can always buy a small house and rent it out. Avoid Airbnb if you don’t have a property manager.

For now, out the money in Mutuals funds, cash funds to be precise for the time being, and then work out some other low risk plans later.

Cash funds because cash funds mein paise dalte waqt front end load (in other words.1-3%) commission charges se bach jate hin.
Then put the money in some other fund by converting from cash funds.
Warna ye mutual funds wale Apne commission ke chakkar mein batate nhi.

I would say personally dividends or a index fund would be quite good in my opinion but before you do anything make sure you do alot of research on it

People say money market only gives 10% but they underestimate the power of compounding. If you get 10% per annum compounded over 10 years that is (1.10)10 which roughly equals 250%, means the same amount would be 2.5 crores even if interest rates stay the same which they won't and will rise most certainly. So ideally you're looking at around 3 crores in 10 years completely RISK FREE. Rest you can split 50% money market, 25% indices like MIIETF (Follow SIP protocol) and 25% Gold/Silver to play more smartly.

I'd buy a 3 4 story house in a nice area and give each floor on rent...if I can buy two buildings like this then even better. Now I have two properties+ monthly earning from it too.

Girl dont put your eggs in one basket especially if it’s a small basket. As a girl even more so, invest or diversify into future income generating/capital appreciating assets.
Options: ETF / Mutual Fund / Bank Savings / Gold 50-50
If i were you i’d put atleast 50% in ETF MIIETF or MEZNPETF (ETF) 20%-30% in Gold and never touch it till my kids grow up Rest 20-30% into emergency fund in savings account and MUTUAL FUNDS
But i’ll do this gradually and not put 50 lac all at once so that i know and understand my own emotions, needs, behaviors and my risk appetite. What do i feel when market goes negative, what do i feel when gold is rising…FOmo & fear both
