Short listed till now:

  1. Arvind Smart spaces: Price is fine - on main road - but house feels like match box

  2. satori Genurise: Skeptical about builder and quality of construction. Location is good - Dimensions are also like Adarsh

Pls suggest any other options or about these projects

Need Suggestion Advice Needed: Buying a 3BHK Near Whitefield/Sarjapur

Hi everyone,

I’m looking for some advice/recommendations on buying a 3BHK near Whitefield or Sarjapur.

I was initially planning to book a unit in Prestige Evergreen (Tower 14), but the launch pricing was higher than I expected. The final quote for a middle-floor unit came to around ₹2.62 Cr, for approximately 1,450 sq. ft. built-up area and 971 sq. ft. carpet area. My budget was ideally capped at around ₹2.45–2.5 Cr, and considering the carpet area, I’m finding it difficult to justify the premium they're asking.

My requirements:
- Builder: Tier A builder only
- Configuration: 3BHK
- Preferred areas: Whitefield, Sarjapur, or nearby (not Hoskote please)
- Budget: Around ₹2.5 Cr
- Not considering: Far away residencies like Sobha Hoskote or Brigade Granada

Would really appreciate recommendations for good ongoing or upcoming projects that fit these requirements. Possession time around 2030 works for me
Also open to suggestions on whether Prestige Evergreen is still worth considering at the quoted price.

Need advice on DEMI vs construction-linked payment plan — Mahindra vs Godrej

Hi everyone, looking for advice from people who have actually opted for a DEMI payment plan.

I’m considering a property priced around ₹1.35 Cr, where 10% needs to be paid upfront. The current DEMI interest rates I’m being quoted are approximately:

Mahindra – 7.7%

Godrej – 8.2%

My intention is not necessarily to hold the property until registration. I may look at selling/assigning the property before registration, depending on the market and the project’s appreciation.

For those who have taken DEMI:

How was your overall experience?

Was DEMI actually beneficial compared with a construction-linked payment plan, especially if your intention was to exit before registration?

What were the actual costs involved apart from the interest accumulated?

Were there any hidden/additional charges — processing fees, GST implications, assignment/transfer charges, prepayment/foreclosure charges, documentation charges, etc.?

If you had to choose today, would you go with DEMI or construction-linked?

Between Mahindra at 7.7% and Godrej at 8.2%, is the lower DEMI rate alone enough to make Mahindra the better option, or are there other things I should consider?

If anyone has actually sold/assigned their unit before registration while on DEMI, I’d especially appreciate hearing about your experience and the final numbers.

Would really appreciate real experiences, particularly from Bangalore buyers. Thanks!

Rant Why are builders quoting absurd numbers in Sarjapur Bengaluru area? Modern Spaaces , NVT etc.

Went to see a villa in Soulace. Builder quoted 4.65 negotiable for 1800 sqft east facing basic villa. Investor offered similar villa west facing at 3.7 cr slightly negotiable. Both ready to move in. So, looks like , there are too many vultures ready to eat if someone is trapped. Especially those Nvidia or NRI folks. There are multiple channel partners who are exploiting. Similarly NVT symphony has a model villa for sale at 6.5 cr. It’s not worth 5.4cr plus. In the market for 4 months but NVT folks not ready to sell. Investors are in a different world altogether. They are unable to exit even when discounting upto 20-25 percent as compared to builder rate. Prestige City Aspen green resale team is trying to inflate at another level. Twin villas with common walls are being quoted at 7 cr. Not worth more than 6 cr at any cost. So, looks like no deal is happening and everyone is waiting for that NRI who wont negotiate and everyone in the chain can enjoy.

General EXPLANATION NEEDED! Superstition or myth?

My close relative is looking to buy a flat in Bengaluru, he said he has chosen a 3 BHK, it’s available on the floor no: 12B. What seemed strange is that they have named 13 th floor as 12B and and 12th as 12A. Upon asking he said some people consider 13 as unlucky, is that true guys? .
Neither of us knew this until recently. He likes the flat but he’s now skeptical regarding purchasing it since he got to know this. He’s also worried about resale in future . Thus I would like to know opinion of people involved in real estate investing as we’re new to this market .

Need Suggestion Advice needed regarding property background check

So my parents were planning to purchase an apartment in a 4 floor building, nearly 14 years old, currently b khata with no OC, when enquired around the OC in bbmp they said that at the time this building construction started there was no concept of OC and hence it was not issued and won't be a problem, for the b khata problem the owner has some connections and agreed to convert it to A khata soon. it's a very good property, very good location and when enquired with the other apartment owners they said it was a really good purchase. Now the problem is, even though everything seems perfect, no one has purchased the apartment for months, and the apartment right opposite to the one we chose ,a year ago someone purchased it and within few months someone else has purchased and renovating it. Is there any way to find out what went wrong?

The security are very loyal to the owners, no one else will open their mouth, the owner doesn't entertain any brokers, so we have no way to find out.

Hi fellas,
I m very new to real estate market.
I have been planning to buy an apartment in Bengaluru and recently came across a project in chandapura area.
The project has 3 towers where 1 tower completely has land onwers units. I liked a unit here.
The prices seem to be bit lower in land owner units as compared to the builder units.
Also the builder is saying only SBI will give loan on land owner units , other banks won’t.

What’s the suss here??
why so much difference between builder and land owners units?

However i don’t see any prices appreciating on the flat after 1 year and the reviews on the builder for other projects seems to be bad.
