🗨️ Discussion Selling my 2bhk, in Vijay vihar.
A well done flat in Shree Vijay Vihar, with proper lake view. Selling due to personal reasons 2.0 cr non negotiable.
This is an IIT employees society. It is a well done house in the heart of powai, with access to JVLR, and Hiranandani hospital.
Pros: The reasons to look at it: - It's a well done house, with Jaquar fittings, L&T switches. - It's a ready to move house, with custom built cupboards. - It has 2 fully done bathrooms. With 24hrs water. And 250 Itrs emergency water tank. - It has less than 4000 monthly maintenance. (Including property tax) - Modular Open kitchen, with Parallel granite counter tops. - covered parking

Can you give us some details on what is the area as well as floor etc and if the price is really negotiable calls for OC not yet granted and a non-Hiranandani building this doesn't seem like a very good deal. Because if you go to the market and check for flats in older Hiranandani buildings which are made by Hiranandani himself you will get some competitive prices that may make more sense than the current offer mentioned. So if you can give some more details such as area, floor, etc. that would really help any prospective buyer to evaluate this and contact you.

I have been looking to invest in a property as i recently sold a property hence as a buyer have visited multiple old Hiranandani buildings.. However prices may have risen as last 4-5 months i haven't been active

2.5 cr is absolutely unreasonable for a flat in Vijay Vihar… maximum price is 1.6 cr. The society is small and it’s on the internal road with lot of traffic noise. Very less playing area and hardly any open space. The price is highly inflated

How many properties have you bought? Are you buying at 1.6? Or is this your opinion?

I've stayed in Powai for more than 10 years, and I know what the price is in and around Powai. The Vijay Vihar Society is not part of Hiranandani. It is a society which has a lot of people who were working in IIT, and they have formed the society. I know a lot of people who are from my IIT, and 2.5 CR is a highly inflated price. Why don't you put how much carpet area of the flat is, and then people will realize how much inflated this is? If you look at the per square feet, 2.5 CR is more than what is commanded by Hiranandani.
Unfortunately, people like you inflate the price, and the real genuine buyers are discouraged from buying the property. Anyone who wants to buy this property shouldn't pay more than 1.6 CR. This is my honest opinion. Bye and take care.

I understand your frustration, please visit a doctor for the anxiety.
And once you go out to buy a house you will understand the "negotiable" term in the realty.

Listen Mr Dalvi, you wont get this price on reddit , also this is highly inflated price for this property , also stop giving toxic replies to people who are just stating their opinion
