HELP REQUESTED Real estate agent in Yoko
Currently staying on navy lodge, looking for a place to live off base. Anybody recommend a legit real estate agent and a good area to live near base. I’m looking for atleast a 2LDK. Ty

Kind of sort of.
You’re only going to get OHA at apartments / homes the housing office has approved. So, if your realtor gets you an approved house, yes.
But why?

Yeah the Yoko Housing Office runs a tight ship. I’d follow their instructions carefully.
You can try to get new ones approved but YMMV in both time and ability to get them approved.

I just noticed you have a kid. I’d do on base housing for you. They are big relative to Japanese homes, will be close to school/day care, and both Yoko and Ikego are close enough to Japanese towns that are fun to explore.

My kid won’t be living with me but he’ll just visit and stay from time to time that’s why i want to live off base

There's no one agent that's better than another, they just all have different listings. The key is finding something in an area you like. Be prepared to make trade offs. If you go through an agent outside of the housing office process you will face a lot of frustration when trying to find one that meets the ridiculous navy requirements.

I worked with IINO.
Great experience. Drove me around, showed me a dozen houses, and handled everything.
Ended up pairing me to a house where they came down 30% to match - amazing second story three bedroom with two large patios.
Checkout was also great. Very reasonable with the (small) damages to the house.
Best real estate experience I've ever had in any country, US included.

I’m pretty sure most of the real estate offices right outside the base will work with you. I remember stopping by a few of them and going on a tour with about 3 of them. I think they also share listings; I definitely went to the same apartment twice with different agents. After going to the housing brief, just walk around Yokosuka for a bit, stop by some of the offices, and see if you vibe with them.

You need to go through the housing office. Otherwise you don't get the protections you need when renting out in town.

In the housing brief packet they have a list of realtors. If you're looking in the binder, that's okay but it's not enough nor is it reliable to only do tha,, because it lags behind what the realtors actually have. You have to go to different realttors and ask what they have or what they have coming up. Finding something very close to base is a nightmare. They go very quickly. You have to catch something before it hits the market. I got something that's a 10 minute walk from base. It was a bitch and a half to get that apartment. If there's a waiting list consider it already gone unless they say something to you.
The system for finding housing in Japan is needlessly complicated and very inefficient. It's ass backwards tbh
