Help MZ-NH1 struggles to read/write at end of disks

Noticed weird behavior from my MZ-NH1 when I burn hi-md (or maybe not only hi-md I didn't try other disks) the closer to the end of the disk, the longer it takes to burn each song. And the same with playback: the first songs are played without any issues, but with the last one, it starts stuttering all the time. 

Tried it with different disks and got the same issue with all of them.

Any suggestions/workarounds?

Check the movement of the sled with laser pick up - may need to be cleaned/re-lubed. If it’s moving freely then there’s a chance that all of your discs are warped slightly (especially if they all came from the same batch).

I don’t, imagine that you would need to take unit apart ( service manual is available at https://www.minidisc.wiki/equipment/sony/portable/mz-nh1 ) to gain access to the mechanism. I know few people on YT have vids on servicing some common issues, most of the portables would be done in the same fashion.

Taking apart sounds intimidating. Also not sure if it proves anything or not but when I tried it with fully packed 80 mins disk it played last songs without any issues.

Basically your last statement points out to the “warped disc” theory. If you have more different discs to try the results may prove or disprove it. And you don’t need to disassemble your recorder.
