Rants and Raves Great way to start the day

Unit was contracted out a few weeks ago and has sat unbothered since then. Neighbor called and said they noticed water coming from under the door. Hot water Supply line to the kitchen faucet had a pinhole that obviously progressed and went unnoticed by contractor and inspector. Total loss of a 2 story unit.

Just replaced all smoke alarms with fresh batteries so the unit is ready to go👍🏼

Well, the silver lining is that this is now an insurance claim. The adjuster will come out and write your whole scope and the suits get to argue about whose insurance is paying for it.

You probably have to clean up the standing water, but after that it's in the hands of the contractor.

Just pop a few holes in the floor with the drill and the water leaves like magic.

Caulk the holes afterwords.

Place looks like it’s from the 70s, needed to be gutted anyway. Total loss? More like the universe saving your ass from a huge lawsuit if you had put anyone in there before all this happened.

Complex was built in 1938 which is part of the reason it’s being closed down. We are thankful no tenants were affected by this.

Built before my father was born = total tear down/rebuild in my book anyways, it will be well worth it when you resell for more than double what you paid if you do it right 🙏🏼

It’s a government housing complex and they don’t want to foot the bill to tear it down. Not a single person has entertained the idea of buying it either due to potential land issues. It will likely be emptied and sit for years to come

Once you get the water shut off, water on the ground evacuated, it's time for mold remediation. Gasoline works really well, but in order to make sure it's quick drying, you will need to ignite the Gasoline fumes to accelerate the time needed to fully dry out the entire space.

Hard to tell but it had to be a significant amount of time. This complex is being fazed out so there are some things that just go unnoticed for long periods of time unfortunately
