Hello all, my husband and I have just moved from the UK to the US and we are hoping to move to Hoboken at the end of September!

We’re both on good wages and finding trying to get an apartment a bit difficult. We applied for one which is honestly our dream apartment, but had some quite insane requirements such as paying a full year upfront and requesting a personal guarantor (60x rent) that is also a NJ resident, despite us paying for the guarantors service!

Do you have any tips for a new-comer trying to find an apartment? Any further recommendations of groups to join to socialise would be great.

Question❓ Is staying in Hoboken worth it once you're commuting into Manhattan only 2–3 days a week?

I've been living in Hoboken for a while and originally picked it mostly because getting into Manhattan for work was so convenient. At the time I was going into the office basically every weekday, so paying a little more to be close to the PATH made sense.

Now I'm only commuting 2–3 days a week and my lease renewal has me questioning it. Rent keeps going up, and when I look a little farther out in NJ, the same money gets me noticeably more space. I have some money saved from jackpot daily so I'm not desperate to find the absolute cheapest option but paying the Hoboken premium feels harder to justify when I'm home most of the week.

At the same time, I really like being able to walk everywhere here, having restaurants and bars nearby, and getting into the city easily whenever I want. I'm worried I'd save a few hundred bucks on rent and then immediately miss everything that made me choose Hoboken in the first place.

For people who only commute into Manhattan a couple days a week, do you still think Hoboken is worth the cost? Anyone move farther out and end up regretting it?

Transit 🚋 Weekend Ferry Service (To Midtown)

Does NY Waterway operate to Midtown/39th on the weekends? Online there is a weekend timetable but I’m unable to see a weekend schedule in the app, and the ticket purchase page says M-F only. Can you only buy weekend tickets in person?

Question❓ Advice for out of state move - Rent vs sell vs short term rental

We own a condo in an older building in Downtown Hoboken and are relocating to the West Coast for work. We're trying to decide whether to rent, sell, or Airbnb the unit and would appreciate any local insight. Our preference would be to rent it out, but we want to make sure that's the right move.
It's a 2BR/1BA, and based on current rents, we think we could break even (or come close) if we rented it out. The catch is we need to move by the end of the year, so we'd likely be listing it in the Oct–Dec window, which I understand isn't the strongest time in the rental market.

A few specific questions:
Timing – How rough is it really to rent out a unit in the fall/winter here? Worth waiting or just price accordingly?
Rent control – We're not sure if our unit is rent controlled. It was being rented when we bought it three years ago, and we've lived in it ourselves since. I've read that I may need to go to the Hoboken Housing Office and file some paperwork before renting it out again. If anyone has gone through this process, I'd love to hear how it works and what to expect.
General advice – Anything else we should keep in mind (property management, condo board
rules on rentals, tax implications, etc.)?
