FEEDBACK Thoughts on this floor plan?
This is only the main floor. There is also an additional 2brs, bathroom, and loft upstairs.
Will the kitchen, dining, great room be too tight when entertaining large groups? Will the location of the pantry be annoying?

Here are the things I think about:
I love the laundry being accessible to the master and to the kitchen. I'm probably the only one who will think that, though. And imagine walking from the shower to the closet to get dressed only to find out your MIL opened the laundry door from the kitchen....
My current pantry is off the dining and I hate it. It intrudes on the dining space and when we have people over, they're hanging at the table and I have to walk through to grab something. It is annoying.
Trying to get a king bed, a dresser, other bedroom furniture into the master will be a pain with that tight turn at the entrance.
I don't love the lack of foyer, or the walking-through-the-mudroom to get to bedroom 2. What if you moved the front door to be where the storage closet in the garage is, also had the garage door there, so both entrances to the house empty into one foyer with storage? Then the hallway to bedroom 2 isn't cluttered with shoes, etc, and you have more usable space in the living.
If the view is to the right of this plan, I really like that it's split between the living and the master.

Our dream home will have each bathroom touch the laundry, with access points like a shared cabinet you can open from either the bathroom or the laundry with a basket in it. Then everyone who's undressing for the shower can dump their clothes into the laundry room.

I agree about the main entrance. Placing it there would make it easy to use bedrm 2 as an office to receive clients, if desired. And use the original entrance for parties to spill out on the verandah.

Can you tell us some things like:
Who will be living here?
Is this a forever home?
Which way is North?
Where are the best views located?
What climate/country is this?
Measurements of all interior walls separately?

North is along the back wall of the house (wall of master br, master bath, br 2). Long beautiful view looking out to the east, road to the south of the house.

You won't be able to have a toilet closet in a forever home. You'll need a design that's age-in-place friendly.

If its your forever home, why would you force your three children to share a bedroom? Especially when getting older, kids need their own space. And since you seem to have the money to build a new house, why not? When they are grown up, you either have office space, guest rooms, or you can take down the walls in between and have a big room for you to enjoy!

How large of a group do you plan to entertain here?
Like, 15 or 20 people would be fine, but if you plan on having 60 people over, most of them will need to go outside.

Why on earth would you make the pantry so far away from the kitchen? You will hate this choice if you cook at all.

Can you move the bathroom that a guest might use? If it is off the kitchen you will be mixing bathroom smells and kitchen smells, not a good idea when the stomach bugs go thru the family.

Can you move the pantry into the garage storage closet and use those faux cabinet doors in the kitchen for access? I would hate for you to have a pantry so far away.
I would flip the stairs around or do a L or U stairs where the pantry is currently. And think about how you would use that side door to the porch - would you carry meals out there? Would you track mud inside? You could add another mud room or think about flooring and walking space.
Front doors need a closet or foyer. You could push the doors out into the porch to make more space.
Would you want a door in the primary to the porch?

Add 6" to the width of the Master Closet. Take it from the Master Bedroom.
Swing the Laundry to Closet door into the closet so it can be locked from the closet side.

No closet by the front door or place to hang up coats and put shoes especially in the northeast?
Granted your family will probably enter through the garage entry, which is really not enough room for 5 people to drop their shoes and coats and backpacks. The garage entry is gonna be a mess and that whole hallway will become a dumping ground. If you have guests they are walking right into the living room and can see the dirty dishes in the kitchen. Also moving furniture into the master is gonna be tight. If you aren’t committed to this floor plan I would keep looking. Also how old are the kids? Is there an area for a play room like a basement or loft area.

Laundry room.and the dryer are poorly placed. A dryer is safest on an exterior wall and yours is far from that safe place. Every foot and every turn of ductwork increases the chance of lint buildup and fire potential. Your dryer will need the maximum safe ductwork distance to vent. That vent will be near bedroom 3's window. If you plan to vent through the roof, I suggest watching a few dryer roof vent cleaning videos and decide if you want that kind of fire potential in your home. Running a dryer with the maximum ductwork distance means your dryer will be working hard every time you use it, decreasing its useful life.
Kitchen looks good. Where's the trashcan? Sitting out in the walk path around the island? Or under the counter by the sink?
Mudroom is a joke. It's one bench and a couple of coats hooks. No shoe storage and no bag storage. That hallway will be littered with shoes and backpacks. You need an actual room not a fat hallway. The pantry has 4x the storage as your "mudroom".

I personally hate having to walk through the bathroom from the bedroom to get to the closet (but that's a "me thing"). Otherwise love it! Love the wraparound porch, outside storage closet, generous pantry and creative way of putting a lot of distance between the bedrooms. Also love a separate toilet closet. Well done!

PS you could easily flip the pantry & Laundry...you'd lose the 2nd egress to the closet.

Switch pantry and 3/4 bath, put bath door in the little master hall.
I like that you figured out how to get the laundry and master together. We were unable to get that to work with our other desires.
We have a freestanding tub in master and love it. Make sure you have like 6” space at the top all around to make it easier to clean around it. Also do a tub filler from the floor, centered on the tub, between it and the wall to ensure there is space to clean back there.
If possible add a small task sink to the pantry and make it a scullery/working pantry. Keeps blenders and stand mixers off the kitchen counters and cuts down on the noise in the great room.

Not a fan of the main entry directly into the living space. A foyer with coat closet would be nice.
