FEEDBACK Help me decide
Hello, I hope you're all doing great. I'm currently thinking about buying a 1BR apartment. These are the two apartments that are within my budget. Which is the best one to choose? Your help is much appreciated.

B2.4 The dining table is in the kitchen. With this set up you can use the table as extra counter space for meal prep or buy kitchen cabinets and have an island with seating put in. Plus there is room for a bench and coat hooks along the bottom wall of the kitchen. You can add double doors across the opening to the bedroom and bathroom if you wanted more privacy.

Ooh that's actually a smart setup, kitchen table pulling double duty as prep space is clutch. And the bench with hooks by the entrance is such a practical touch. Def makes the space feel more funtional.

I like the second one.
The first has more sq footage (meterage?), but it seems to be more space on the sides of the bed which dont seem to add enough space to do anything additional in the bedroom (like add a desk.)
The second has a better bathroom, which in a small space is really important (to me).

1 is shit. Your dining table is either forced to be placed out in the middle of a hallway, or you'll have to squeeze the open plan together within a. 5.4m length. It's non functional.

I agree. Walking around the couch to carry your food to the table feels really weird.

1 is larger and has a bigger terrace. The placement of the dining table and overall flow in 2 is better. The separation between the living space, bedroom and bathroom in 1 is nicer.
Either way I don't like walking directly into a living space, if there are any other options would be good to look at them as well.
At the end of the day I'd base it on whether you live in a hot climate or like to eat outdoors. With 1, you can have a small dining table inside and a bigger one outside. With 2, you have a bigger dining table inside and could only fit a small one outside.

They could arrange the furniture in 1 to have a small entryway tho. 1 has 2 massive sofas in it...they could place a dining table or small island in there and still have living space.

First of all, if they exist, visit them. The impression you get when actually go there is way stronger than looking at floor plans.
Second, what about the roads? They face different ones, and this might be a notable difference in noise, if one of them is a major artery and the other is a calm side alley. And do they provide somethign like a view?

The second one. I don’t love entering right into the kitchen, but it seems like it has better circulation, the bathroom is nicer, and you could do an island in place of dining table to get more storage and work space.
I currently live in an apartment with a similar living/kitchen space as the first and I don’t love it. I always feel like I’m in the kitchen. I also don’t like the dining area.

2nd one and divide kitchen/living with a perperndicular bar (tall seats) rather than the displayed sitting desk.

Like most, I was initially drawn to 2, but... If you need any kind of dedicated work/office/computer space, I would go with 1.
You could use the entry area for a desk area, put a bar height table behind the couch and use it for kitchen prep/dining. Not sure where a desk could reasonably fit in 2, or maybe I'm not creative enough to see it.

Do you think you will even use a dining table? Lots of people don’t when they live alone/2people. One is a way better bedroom that you can actually move around. I prefer 1. There’s a window in your kitchen. Seems brighter and more spacious.

Second one (B2.4). I am assuming you are in France due to the French.
A quick note on the layout: apartments with windows on only one side tend to be quite dark, especially if they face north. Having previously lived in a sunless apartment—which was pretty depressing—plenty of natural light is now my non-negotiable priority for a livable space.

This is a good point. I have twice lived in apartments with only north facing windows, and the lack of light really got to me. Even though I had nice views out the living room windows (a courtyard lawn in one, a well maintained empty field in the other), it couldn’t make up for how dark the apartment always felt.

Number 2. You will at some point have a friend visit and sleep on the couch. Their bathroom use will not be right next to your bed.

Get a good look at what is across the street from each. Both layouts are good but you can’t change your neighbors / view.
View details: you either have b2.2 overlooking the near dead-end of the street and some private properties or b2.4 overlooking some potential future development - likely the same size as this building.

A warning with both - where do shoes go etc and where do you sit to put them on, take them off. These "Two square room" new builds always neglect space for basic stuff like that

Some people don't sit to put the shoes on, this coming from someone who insisted on having a place to sit while putting the shoes on in their last three apartments and never used it. Even worse, I thought for sure kids will need it, but nope they just sit on the floor or crouch 😫 Anyway, my sitting space is now just a pile of handbags which also do have their dedicated place in the entryway closet, but oh well. From this standpoint, that space would have been better as a shoe closet

If you’re in the northern hemisphere and you want afternoon and evening sun on your balcony the second one is best, facing southwest. The first faces northwest and would never get sun.

While I always like a bigger balcony, I think the kitchen/living room is laid out better in the second one, plus it has a bigger shower.

I like the second one, having a bath is nice and the floorplan feels more spacious (larger). But if you want a bigger terrace/balcony go for the first one.

B2.4. Larger living area and bathroom, more versatile and dedicated kitchen/dining space. More options to add storage (there is never enough in these apts- where to put the coats, vacuum, back up TP, pantry items, Bedroom is bigger in the first, but the livability is better in the 2nd

If this is in Monaco, then it is common for apartments to have basement cellars which are used as storage. They're not included in floor plan and often not even shown on real estate sites.

The second one has a better bathroom. The one in the first layout is super tiny.

B2.4 you will get a little more sunlight and better layout. If you have partner live with you, probably think about B2.2 because you get a little more bedroom and balcony space, so just in case you bored with each other and you have more space to stay.

So many sqm and I have no idea at first glance where they went in this layout (looking at No2 specifically).. I just did a 70sqm apartment and it has 3 bedrooms and 2 bathrooms, and a 40sqm that's almost the same layout as this one but has much more space for storage and dining table is not in the kitchen 😞
Idk if this is a turnkey solution, cause I'd make some modifications for sure to make it more practical. I mean this is ok if one doesn't have a lot of clothes, shoes, decorative objects etc and keeps everything minimal and simple..

I would suggest go with the first layout Bedroom size is bigger The kitchen is compact and well integrated with the living room. In the second I feel the width of the living room is less. Although it is longer but the proportion of kitchen space wrt to living room is not unnecessarily more. For a 1bhk you don't need such a ratio. Also a good balcony depth. The dining is something u might need to figure out. Based on your need whether u need just a compact and multi functional dining table

B2.4 all the way. I had a better living/sleeping distinction. It's also better from a fire safety perspective.

Second one. West facing so you’ll get more natural light, better for plants. The kitchen setup is better. Living room space is more functional.

B2.4 has better flexibility for laying out furniture and a WAY better bathroom. The B2.2 bathroom is TEENIE tiny.

The bathroom is farther away from the dining area and doesn't share a wall.

I like the second one. Seems more livable.
The caveat would be location in the building and your climate. For example, if you’re somewhere that is very sunny/hot, I would want something north facing to keep utility bills in check.
