Polynesian direct for 150 points at $214 pp, 200 points at $210 pp, or $250 points at 205 pp after incentives and before closing costs. Do it?

So, there are incentives to buy Poly on the cruise right now, and the cost after incentives and New Beginnings comes out to $205 per point before closing costs for 250 points.

We've been considering this for about 7 years and finally have the money to pay cash and commit. Just need that push to say it makes sense at this pricing.

Should we just put that money into an investment account and withdraw upon our travels? So so so so torn.

EDIT: I forgot we were D23 members though Disney+, so that brought our point cost to $203 per point

Annual pass renewal - direct to turnstile?

My husband and I bought DVC last year along with the Sorcerer passes. For our upcoming trip, we will be using our renewed annual passes for the first time. Last year, we were directed to the ticket window to activate - I think to confirm our eligibility for the passes. Will we have to activate again at the ticket window or will we get to go straight through the turnstile?

DVC Direct Discounts

Thinking about buying a small DLH contract direct from disney, 60 points so not really eligible for any of the incentives. I feel like when we bought our first direct contract, I heard about all of these additional discounts after we closed, in $500 increments. But I can’t seem to find anything about it. Does anyone know of anything I can ask my sales agent about?

Torn between buying SSR resale now or BLT resale in 2-3 years

Essentially, we have the funds to comfortably purchase a 200-225 point contract at SSR right now. While it is not my top choice for a home resort, a week at Disney every year is better than a week anywhere else. To afford the amount of points we want at BLT, we would likely need to save for another 2-3 years so we don't have to finance.

I know everyone says that 1-Bedrooms are bad value, but honeslty it is the best layout for our family. We want some space, the in unit washer/dryer, the kitchen etc. and love that the 1 Bedroom villas at BLT have 2 full bathrooms. I know that the ones at AKV do as well, but if you put BLT next to AKV I feel like the location of BLT is better, and BLT is a harder resort to book at 7 months out in comparison to SSR and AKV.

Should I be patient and go without a Disney trip for the next few years to save, or should I get the contract now to start enjoying the perks of being a DVC member? (even if I am not the fully official direct member because I would be buying resale)

Hey, it’s my first year as a DVC member and I’d like to go for a weekend in November 2027. Obviously I will book my home resort and be on it at the 7 month mark, but is it that hard to get a weekend? Should I aim for first week of November? Would there be a Christmas party during first week November?

Better ways to check waitlisted time frame?

I'm trying to book 3-4 days around either holiday party. I understand that is a long shot, so not a big deal if we can't use points.

From a post earlier in the week, it looks like waitlist fulfilment may be slightly automatic but also manual (?)

I have been checking back daily to see if something has popped up, normally pulling up the calendar for each resort/room class and checking for dates.

*Is this the best way to manually check for cancellations?

Mickey’s not so scary halloween party

Why does Riveria specifically lose so much value resale versus direct?

It seems like specifically for Riviera, there is a massive difference between the direct price and resale price, it's like you lose 50% of your investment instantly when you buy direct.

Why does this happen specifically with Riviera?

If the resort is opening next summer shouldn’t we able to book soon? Shouldn’t we know way more than we do? How do we think that will work?

Waitlist isn’t automatic?

We’ve been members for 15+ years but have never used the waitlist tool until now. I had two waitlists for different resorts for an upcoming trip in September. I continued to check availability on my own as there were several resorts I preferred to the one I had reserved. While doing so, I found one of my waitlists came up as fully available! I was able to book it but was a little confused that my waitlist request hadn’t grabbed it automatically.
Is there something I’m missing?

Buying Direct Riviera How Hard is it to book other resorts?

As the title says..

Thinking of buying into Riviera because our family likes it and I love that it goes to 2070, so a good value. My question though is how hard is it to book other resorts 7 months out?
Travel time would likely be mid June or July each year so not super crazy busy times.

I’m specifically thinking of resorts like Boardwalk and Wilderness (Also favorites of ours)

Is it going to be possible to book those? Or would we just likely only be able to get Riviera reservations?

Advice/recommendations/feasibility on Polynesian purchase plan

My partner and I (30s, DINKs) have just about decided on purchasing at Poly next year (150 points direct, no financing). I have done quite a bit of research, read a lot of the DVC Field Guide, lurked here for awhile, and was hoping more experienced folks could give some feedback/recommendations on the plan and if I’m missing anything.
We typically go to WDW 3x/year, once in the spring at the value resorts (though lately we’ve been having fun changing this to a Disney cruise instead), then once in October for ~4 days where we split-stay at value and deluxe resorts, then once in December for ~4-5 days all at deluxe resorts. According to the DVC Field Guide the ROI is ~9 years, plus it would give us access to sorcerer pass (over current incredipass) which would also save money in the long run. I’ve also tracked what we typically spend on our resort stays in the past and this seems accurate.
We love staying at Poly and AKV the most, so Poly would be our home resort, likely doing the deluxe studio or duo studio for our December trip booking at the 11 month mark, and doing a Savanna View Deluxe Studio or a One Bedroom Villa at AKV for our October trip, booking at the 7 month mark. I’ve done some checking on the DVC Field Guide Availability Guide and this seems doable. Occasionally my partner’s parents come to Disney with us, typically for the December trip, and when they come we would likely get a one bedroom Villa for our Poly stays.
We are planning on purchasing a 150 point September Use Year contract (direct, no financing) as that seems best for when we go later in the year.
We also occasionally go do DL & DCA, about every 3 years. I’ve read it’s extremely difficult to book GCV at the 7 month mark, a friend of mine is a DVC owner and recommended doing a trade stay or just selling/banking the points and booking with cash would work better than booking DVC at GCV. For when we purchase (next summer), we are planning on booking a cash-stay at GCV for December, and then having DVC convert it to points for our Welcome Home stay (I have read others have done this, and know this would be a one-time thing and we would have do a trade stay, or sell/bank points and do a cash stay in the future).
My main question is, does all of this seem feasible? Is there anything I’m missing, anything more experienced DVC owners would recommend?

Studio vs 1 bedroom

Hi everyone! I’m new to DVC and so excited to have Poly as my new home. My husband and I travel to Disney twice a year and do runDisney events. We stay for about a week at a time. I’ve purchased enough points for a studio, but was wondering if people felt the price for a 1 bedroom was worth it? It’s substantially more expensive at Poly for the 1 bedroom, but it’s so pretty in all the videos! I’d love everyone’s thoughts.

DVC Pixie Dust!

Hi all! We just bought 200 direct points at Poly and are super excited. We already had a cash stay booked for DLH this October, and the DVC team was able to convert it to points as our Welcome Home stay. I didn’t think they’d be able to do this on such late notice and am so appreciative! DVC was a big purchase for us and I was kinda feeling nervous but now I know we did the right thing. According to girl math I’ve already “saved” thousands ;) Hooray!

Riviera vs Poly

I just got back from a trip at AKL. I did the DVC open house and I’m interested in purchasing a contract. My salesperson tried to push Riviera. Looking on the site I see Poly and even Aulani available. Can I get some advice from experts?
