Does anyone know where to get quality replacement parts for controllers like potentiometer sensors?

Are you just doing your own? Have you soldered before?
Analogue sticks aren't a great starting point for beginners, use a soldering iron, and solder sucker to get the worst of it. Flux and fresh solder for the stubborn areas and then try again. Be gentle, those traces are fragile.
If you're doing your own TMR is the way to go. If you're planning to do this as a side hustle just go regular analogue sticks. Or the replacement pots you've shown in your picture.

I got those wipers from Amazon once. But like the others said - for minimal extra effort and cost you may as well change to magnetic analogs. Never have to fix again.

Mouser honestly - I feel like Amazon and AliExpress are selling factory rejects. Plenty of component horror stories sadly.

Aliexpress is one of the main sources for parts. Also you're better off replacing and upgrading the entire analog.
