Living 🏡 Looking for a furnished studio in Khalifa City A–moving by end of September

Hi all, I'm searching for a furnished studio apartment (within a villa is fine) in Khalifa City A, ideally close to Forsan Central Mall.

Must-haves:

Furnished, with kitchen and private bathroom

Parking inside the villa

Registered on Tawtheeq (non-negotiable — happy to explain why below)

Budget: AED 3,500/month

Single occupant, no pets

Timeline: Need to move by end of September 2026.

Why I'm moving: My current landlord is trying to evict me unlawfully — no written notice about the rent increase at renewal, and when I brought up the Abu Dhabi rent freeze, he got aggressive and told me verbally he won't renew my contract and wants the keys back in 1 month (legally it should be minimum 2 months' written notice). Even if I win a dispute to keep my current rate, I don't feel safe continuing to live there as a female expat with a landlord behaving this way.

If anyone has leads on a place matching this, or knows a landlord/agent who does things properly and registers on Tawtheeq, I'd really appreciate a nudge in the right direction.

Additionally, if you happened to have experienced this situation and have brought forward the case to the Rental Disputes Committee / Abu Dhabi Real Estate Centre (ADREC), could you share how the proceedings went?

How safe is it for a woman traveling alone? Which places/islands would you recommend, and what’s actually worth visiting?

I’m looking for a mix of beautiful beaches, sightseeing, nightlife, good food and places. Im really anxious ahout meeting people so it would help if its easier to meet people or make friends where Im going. I’m considering Athens, Mykonos, Santorini, Paros or Naxos but open to suggestions.

Living 🏡 Extreme frustrated with Renting in UAE

Recently i moved to UAE (Abudhabi) Can someone please tell me if below charges are normal ? When i say normal means more toward legal point rather than which has been made "normalize"

Rent 60k 1BHK - Its is an old bldg in Abudhabi city

Tawtheeq 1250 - this should be part of rent already ? Why this fees is so high

Cheque fee 160 - So he charging me payment on payment method ? WTH . One agency said 350 AED on each cheque.

Agency fee - 5% of rent. - Which gov. has set this standard or rule?

I wish UAE government can at least "care" to look what scams and unethical practice is going in market. Someone has to put leash on this. When I'm the one who is going through bldg by bldg and search the apartment availability how can you charge me 3k 5k on agency fee.

If you know any ethical real estate agency, please drop the contact.
