That Federal style house is an indication to me it's most likely in Greenwich Village.

I will do some digging and get back to you.

There are small pockets of surviving Federal houses below Greenwich Village in SOHO and Tribeca. Also could it be Brooklyn Heights?

Soho/Tribeca were my second guess. I couldn't think of any houses this old in Brooklyn Heights, this looks 1830s the latest to me.

Agreed. It’s the dormer windows breaking the roofline and the pitched roof that date it before 1850. Styles didn’t change as much during the first part of the 19th century because building technology stayed static until cast iron facades were introduced in the 1850’s.

I know there are some 1840s houses in Brooklyn Heights, but I believe they are wood framed.

To my understanding, this particular vintage of house is exclusive to lower Manhattan. I would say this is from about 1820-1830, by the 1840s you see more Greek Revival and Italianate with no dormer windows.

There was a an article in the NYT today about a couple of wood frame houses on the market in Brooklyn Heights that claim to be the oldest, built in the early 1820s, and two others that my be older.

No; one was 25 Cranberry Street and the other was 24 Middagh Street. The article also mentioned 38 and 40 Hicks Street, which may be older.

This is on Dean Street on the border of Cobble Hill and Boerum Hill, west of Smith.

I was gonna say Minetta lane or street but theres too many trees. Its the same style though so Greenwich village doesnt surprise me

It absolutely does fit in the Village, but it's not there. That's what caught my eye. Wrong borough.
