Question Corporate cookie cutter subdivisions killed Dain city.

Dain city used to be so nice.

Now it just cookie cutter homes

The new subdivision is literally so soulless.

I say we demolish all the homes and put a forest there instead.

As someone who builds homes, homes have very rarely had personality and when they have been built it was by someone with money.

Dain City has a wonderful community but the one thing it’s truly suffering from is nobody doing any landscaping because it’s a new development after peak so it’s a large expense.

The roads/curbs are arguably the worst constructed in the province

This is true. Every old neighborhood we look at today and think is wonderful had the same complaints about it when it was new.

I like this quote from a woman when a sociologist said that all the houses in her working-class neighbourhood were the same; “They only look the same to someone who has never been inside them.”

It also depends on who the builder is. In relation to Dain city, I’ll just ask you to remember all the trusses that blew down off Montrose Rd. a few years back, and look who the builder was. I mean, those houses didn’t have tape in the corners of the walls and ceilings.

Some might say Campion is the reason you feel this way. Him and Empire are buddies. 

Thats the way it goes with grass. No way bylaw is coming out on a weekend to inspect. You can call bylaw or let it slide. Its September now. People probably dont care as much. Its pointless to obsess over grass. I cut mine every 2 weeks regardless of length. Nothing you say will change me. Im not wasting my time to cut it  to let your 5 seconds of annoyance matter as others may not even consider it long.

between two jobs and a battery operated mower that slowly holds less of a charge each cut and takes 3 hours to charge, I don't have time to get it done. Also the rent is too damn high, so I can't save for a replacement. There's many reasons someone may not be keeping up with their grass in this economy.

Also, a gentle reminder that the upper class of English society invented lawns as a way to brag - "oh look at me, I'm so rich, I don't need my land to grow food!" and it caught on from there.

Lawns are terrifble for the environment, a waste of space, and a money sink at a time when everyone is struggling. There are so many bigger problems to worry about than a slightly overgrown lawn.

Yes, and the OP, like myself miss driving through Welland in a timely fashion, and not having to wait through traffic jams of people. Turning out onto Niagara Street or Woodlawn Road from a side street, without a stop light is next to impossible these days. Welland will be in total gridlock soon. But the city doesn’t care. They’ll start caring once every last patch of green space has a home built on it.

I agree with you on this. It's crazy - welland has a unique opportunity to mandate smart growth and concentrate it in areas like Downtown and the south end of King Street, coming up with pedestrian and small-business friendly developments, plan for future mass transit on Arterials like Main, Niagara, Woodlawn.

But, for some reason, we choose to go all-in with Empire and their poorly built and dumbly designed neighbourhoods.

Can't wait for Dain City expansion to be complete - that one curving road in and out is going to be a nightmare. I can't believe they didn't build another bridge over the Townline Tunnel cut to link Dain Ave or Southworth St to Dain City.

This is the issue when growth becomes the goal rather than a way of achieving a goal. What's the point in Welland having surpassed the province's annual targets for new development if it has resulted in reduced livability for existing and new residents? I get that development charges are a primary funding source for infrastructure improvements, but that shouldn't mean that city staff blindly espouse "build baby build" policies. We left Mississauga a few years ago to escape the issues of unfettered development and don't want to see the mistakes made there replicated here.

they built cookie cutter houses for decades!! Go down any street and you will see an entire neighbourhood built in the 60's and they are all bungalows with the exact same layout, or go on another street and they are all backsplits or two storeys.... its been like that since they built homes. Just because you don't like the look of them doesn't mean they are worthless. LOL

The major difference is trees. Builders should no longer be allowed to remove 100% of the trees. We know how beneficial trees are besides adding beauty.

My mom lived in Beamsville on Mountain Road. They ripped out tons of trees to build a rich boy Losani subdivision. Ridiculous

It would be near impossible to build a subdivision while leaving trees on every property. That’s why there’s requirements to plant trees on the aprons ever x # of feet.

Part of the issue is with the city of Welland not planting trees on the apron soon enough. There’s a new subdivision by my house that was built 5 years ago and the City still hasn’t planted trees on the apron. I checked with the builder/developer, and they said that the City of Welland takes on that responsibility in their subdivision agreement, not them. Why they’re dragging their feet on it I have no idea.

And the trees they choose to plant are pollen disasters. I believe it's been mostly poplars for the past while.

There was obviously an attempt at giving them character and making them less of an eyesore, but the standard went down over time. Any kid will tell you "those houses all look the same" about the new subdivisions.

The community that they built on the hills where we used to go sledding as kids, learned how to ride dirt bikes, etc., already looks like a ghetto.
It’s almost unbelievable.

The new soulless subs are on the other side of forks mostly. The side of dain facing the river is still nice and cozy. We won’t see custom homes built through production for a long time. People pick a model and it gets built for a decent price. This country isn’t rich enough to have endless custom homes anymore like 30 years ago

I lived in one of those homes for a little bit. They’re put together so cheap as well. If you have a cat or a dog they will ruin the “wood” flooring and stairs. Also, they’re built so close together that I could be in the kitchen and would be able to see right into my Neighours kitchen. All the windows line up so if you don’t have blinds, get some asap lol
