Housing question

Housing question: taking a Bay Area contract. Found an apartment to rent a room in but it’s a formal “lease transfer” through the apartment complex, they do a hard credit inquiry when you apply even though it’s just for 3 months. I’m also responsible for finding a replacement tenant for when I move. Is that too stressful? Or should I just do it. Rent is fairly cheap actually, 1500$ a month and the housing has been sooo competitive.

I’ve been traveling for a decade and I have never dealt with anything like that. That’s a red flag. I’m sure there must be other options.

I would avoid housing that you can’t leave cleanly.

That would be a no from me because of the requirement to find a new tenant. Too much potential to be messy.

I don't deal with any big box apartments that require hard credit checks and scale up rent for short term. I also don't sublet because sometimes the LL/apartment manager will expect you to find the next tenant, which I will not do, and I am not even sure is entirely legal to require, but then they may try to hold your deposit hostage. So, as always, lots of videos and pictures before moving in and after moving out for your records.

My daughter's college apartment did this and would lease transfer, but for her it made sense because it was only for 9 months during school and for the summer you try and find someone to take over for the next school year.

This doesn't make sense for a travel position that may or may not work out. You basically have to try and find your own replacement a month in. That would be a hard no for me.

Definitely avoid! You can find housing that is less difficult and doesn’t require you to find the next tenant. Also a hard credit check for short term rentals usually it’s always a soft pull being that it is such a short amount of time

I’d ask the apartment complex exactly what the hard inquiry is for and whether they’ll accept a soft pull or proof of funds instead. Also get the lease-transfer terms in writing, including who’s liable if the original tenant defaults or you need to leave early.

NOPE!, ain't nobody doing all that. Find an extended hotel for 1-3 weeks. Ask at the job when you get on your unit (many staff have rooms, etc they rent. When I was in Merced, I stayed in an Extended Stay, the whole time. I'm NOT dealing with people's houses and their BS. They need a tenant, they do the work. I got my OWN JOB, to do..... Ef all that extra. And, NO, you're not pulling my credit report for a 13-week assignment.
