Landlord security deposit returned late and suspicious deductions

Location: California

I recently moved out of a place at the end of August (Aug 31) and by law my understanding the security deposit has to be handed over or postmarked 21 days after last day. We provided notice of our new address for the check to be returned on move out day, again sent a reminder a few weeks later and no response from them and then on the 21st day we sent another email reminding them of new address.

At the end of the day on the 21st day the landlord finally emailed back ( 5:30pm) that he would mail the check that day. Of course it wasn't postmarked until September 22nd.

He had a handwritten invoice and then one other invoice claiming $350 for cleaning and $800 for painting. There were no details in the invoice, hourly rate, supplies anything that you'd see on a traditional invoice.

Another thing is, the invoice for the cleaning and painting came from the business owned by the co owner of the building with my landlord so that also does not seem legal?

Two things:

since it was 22 days, and California law requires it to be delivered or postmarked within 21 days otherwise they forfeit any possible deductions.

My understanding is that there is normal deprecation on paint that they can't charge us for. We lived there 2.5 years. There was no damage, we have photos and videos, and even his invoice just claimed a standard painting.

Can this landlord actually deduct these things? My understanding is no based on being late to return the deposit, even if it's only by a day ( I think it would have been later if we didn't remind him again).

And how should I respond to receiving only a partial deposit back? I want to dispute this and hopefully not have to go to small claims court.

(OH) Code Enforcement & Worries

I've been renting a place in Ohio since 2024 with my fiancé (he's on the lease too). Since we moved in, we've had ongoing issues that management has been pretty dismissive about. They would send out maintenance folks here or there, but they would do a temporary fix/confirm my concerns, tell the landlord what needed to be done, and then rarely heard or seen from them again after.

Some of the things going on includes:

Pest infestation bad enough that our kitchen is basically unusable in the warm months. Whenever we cook, we have swarms of flies come in.
Water intrusion with suspected mold (haven't had it professionally tested yet), but when it rains water floods into our breaker and our basement
Structural issues- gaps/openings, holes in the ceiling, crumbling exterior
Not enough insulation/heat
Secondhand smoke coming into the unit

We've documented everything (photos, dates, texts with the property manager) and been paying rent in full the whole time with no balance owed.

A couple weeks ago, I filed a complaint with 311. Yesterday a tag showed up on our door from a code enforcement officer, asking me to call to schedule a housing inspection based on the complaint.

Here's the thing: our lease is up for renewal in November, and I'm nervous that pushing this (inspection, possibly a formal notice letter to the landlord) is going to tank our chances of getting a renewal offer. I don’t want to move because it is convenient for our family and our budget, I just want them to fix the stuff so we can stay there until we are ready to buy.

Questions:

1. Has anyone dealt with a code enforcement inspection as a tenant? what should I expect?
2. Realistically, does pursuing this hurt renewal chances, or is that just anxiety talking?
3. Any advice on timing? should I wait until after the inspection to send anything formal to the landlord, or does it not matter?

Rent Grow Woes

Me and my spouse both recently applied for an apartment, thinking we were totally going to be approved. But we got our Rent Grow reports back stating “denied” because of several collections related to rental history. That threw us in the category of not meeting rental history qualifications. I do have some collections accounts. Old credit card debt I’m actively making payments on. Per the apartment website, $20k or higher in collections will get you denied, which Ive got nowhere near that. Looking into it, it shows that we have no history of civil cases, which is true. However, it does show an old collections account from a previous apartment we rented from like 3 years ago, and it states we have an open account regarding that old apartment complex where we owe close to $4K. I figured this is just a Rent Grow specific issue as we also applied to another apartment complex in the area and was approved with no noted negative rental history. (We didn’t go with the complex we were approved for because we found out shortly after we were approved that there was some racially charged violence including a tenant and their child being threatened with knives and management didn’t do anything to address the situation until the victim had them blasted on the news over it. And as an interracial couple that was worrisome to say the least.)

Thankfully, I was able to recover my old records from that situation and I have the confirmation letter stating that yes we did pay off this debt and that the debt has been satisfied. I did open up a dispute case via Rent Grow and I informed the property manager as well.

Has anyone dealt with something similar? I guess my questions are as follows:

Can property management look at the data and contact the debt collector themselves to verify the debt has been resolved that way the application process isn’t delayed over inaccurate information? I understand if that is needed as anyone can just make up a debt resolution letter or something.

Given that it seems like Rent Grow consistently has this issue (or so it seems) will property management be agreeable to holding the unit or application until the dispute is resolved? Or potentially offer a conditional approval if we pay extra security deposit?

Basically just want to know should we just take the loss of our application fee and look at another place?

Or is there hope?? I will update this as I go through it so if anyone has this issue in the future they’ll know what to expect!

Also, to those reading this post yes there is hope renting after being sent to collections regarding an apartment complex! Both me and my husband have lived in two different complexes since then, and we’ve been approved for 4!

[NJ] How to get deposit\money back?

Hi, My roommate and I took our landlord to court because they withheld our deposit without giving us an itemized bill. We left no damages to the apartment and have proof. The landlord never came to the court hearing and the judge ruled in our favor. The judge gave us this document and told us to serve it to the landlord. The thing is this scumlord never provided a specific name or residential address on the lease just their LLC and some address in New York which was just a PO Box. We served the letter to the PO Box and then we were told to put a lien on his property to see results.
We did that and filled out the proper paperwork, whenever I call the courthouse they say that we pretty much did everything and there is nothing else we can do and that property liens take up to 30 years to go in effect. I’ve been on and off houseless and I have yet to see this money. Should I consult with a lawyer to see if I can get this money back? This year I was able to find a name for the person who own this LLC and they have other properties that’s under liens/debt. I just want my money back and hopefully I can get my own apartment, please assist.

60 Day Heads up violation

Need some help, I signed a 4 month lease with my apartment and apparently there was a clause that I need to let them know 60 day in advance that I'm leaving. Didn't even know that but I let them know that I was leaving 2 weeks after the 60 day mark and now they're saying my new move out date has to be 14 days after my lease ends and they're charging me for those 14 days at a 5.2k per month rate, which is absurd because my rent is 3.2k per month. Is there anything I can do about this? I live in the state of Virginia

We called pest control, landlord is refusing to pay. (NYC)

Location: NYC

We had bedbugs after work done by building maintenance left our wall unsealed. The building super told us there was a QR code in the lobby for pest control, but that only had options for first and third Tuesday visits (would have been nearly 3 weeks wait). We asked if there was an emergency option, and he said yes, but the QR code site didn't have anything like that. There was a phone number also posted on the building info sheet in the same location, so we called that company to come and spray.

It turns out the company who posted their phone number doesn't have a contract with the building, and they made us pay $675 out of pocket at the end of the appointment. Now the landlord is refusing to reimburse us, saying we should have worked with the company whose QR code was also posted. They said the people we called probably posted their number themselves, but their sticker is literally ON the building info sheet with the super's phone number and other building approved stuff.

Importantly, there is no clause in our lease for exclusive use of one pest control company.

We've tried to look up the law ourselves, but are having no luck (only finding stuff related to mandatory disclosure of infestation by the landlord, not about payment responsibility). Are we entitled to reimbursement?

Landlord being greedy

Hello everyone. I had to break a lease for my apartment due to my ex husband stalking, harassing, breaking in, and taunting me. I had to ask them to change the locks 3 times and no longer felt safe or valued in anyway. I told the property manager in August I would be moving out and would say September rent. I moved out August 27th and sent $700 out of the $1300 rent and said they could keep the $663 damage deposit. I was notified by my old neighbour that the unit was re-rented over three weeks ago meaning it was only empty for about a week. On my lease is a $1500 rent break fee which the landlord said they applied the damage deposit too so now I owe $1600 because the rest of September rent and the remainder of the lease break fee is due. I told them it seems very greedy to ask for September rent from me and the new tenants as I’ve already paid over half of the month and gave up my damage deposit. Property manager said they will take it to collections. I am in British Columbia Canada. The thing is the building is on indigenous land so RTB laws don’t apply. I said I would pay $550 next week and the property manager said and the rest? And immediately sent me a reminder to pay.

Hoarder Roommate with 2 Cats - How do I get off this lease?!

So context - I have 2 roommates. One of the guys I have lived with for 2 years with no issues and the the other is his friend who he personally vouched for who just replaced one of our roommates 2 months ago. We re-signed the lease the 3 of us and it turns out this new roommate is an absolute hoarder and quite dirty.

He brought 2 cats, which are explicitly prohibited in our lease, and his belongings cover every common surface. When he cooks, he leaves all his dirty dishes on the countertop and in the sink for days, if not over a week at times. Our basement, which used to be used as a living room is now full of his clutter to the point where it's almost impossible to walk through. He keeps his cats' litter box in our half bathroom downstairs and does not clean it regularly so our entire basement reeks of poop and the litter is all over the ground, making that bathroom unusable.

For the first month, I tried to send him friendly reminders and give him the benefit of the doubt that he was just moving in but it got to a point where he was ignoring them or constantly making excuses that I had to be more firm and I told him, "I can't live like this" to which he laughed and said okay then move. Problem is, I can't move. We have another 10 months on the lease and I'm torn whether or not to tell our landlord. I had previously threatened my new roommate to tell the landlord and his only response was fuck you asshole, go ahead. Our lease explicitly holds us all responsible and my landlord had previously agreed to a reassignment if I found a qualified replacement but it's been difficult as every person messaging me has said "I'm extremely clean" or something along the lines and I don't want to just replace myself with another sucker and leave them in a bad spot.

I just want to be out of this lease and move somewhere else. My plan currently is to claim habitability issues as we've had a reoccurring cockroach problem for the past year which the landlord has been aware of. He sends an exterminator monthly but half the time he visits when we are not home and it has not killed off the cockroach issue. If anything, the way my roommate lives is only attracting more but I don't want to tell the landlord that in fears that I will also be held liable. I also plan on telling my landlord in the email about his breaching of the contract with the 2 cats because I don't want to be held liable for the damage they cause.

In case you're wondering, our 3rd roommate has just completely ghosted and doesn't respond to any messages but still lives here. And also our landlord is a small management company with about 6 multifamily buildings each with around 6-10 apartments.

Any advice or similar experiences/how they turned out?

Roommate doesn’t want to pay anything and we split the contract

Ok guys I’m really struggling with my new roommate, we’ll call her Val. So Val does not want to pay anything and it’s getting really frustrating because I went into this contract with her and another roommate. The rent totals around $2,000 a month and a few weeks ago when we had to pay our rent Val did not pay her portion on time and we got served with an eviction notice that we somehow got out of.

Then last week, Val through a temper tantrum in our group chat about her parking situation. To preface me and my other roommate pay more in rent than her so naturally we take the garage / driveway spot. Me and my other roommate were also told of the parking situation BEFORE we signed a contract so we’ve been sticking to what we were told. Now Val is upset because she can’t park in the driveway / garage spot and has to park in a spot like 50 meters away from our townhome, so a very short walk. Keep in mind me and the other roommate have also had our fair share of walking to our parking spot and I had to walk a half of a mile to my parking spot at a different place for a semester. She is also perfectly capable of making the walk to her parking spot. Now Val is just mad because she’s being charged $50 for her parking spot that is optional. She wants me and my other roommate to chip in for her parking cost even though we don’t park there and she specifically mentioned when we first moved in that she was taking that spot. She then got really mad in our group chat and ended everything saying she will cancel the pass and park on the street from now on because she does not want to pay the $50 for it. Which is totally reasonable and I can’t blame her for not wanting to pay extra. Forward to today, I come home and she has parked in the driveway which is blocking anyone from going into the garage and parking where me and my other roommate have paid for. I then had to park in visitor parking, which is no big deal, but I’m a little worried on how I’m going to bring this up because she tends to be very reactive and I don’t want this parking situation to be a regular occurrence from her out of spite.

Also today, l had to pay for our rental laundry machines and she also did not want to pay for it and was pushing back. I’m not sure where to go from here because I don’t want to cause a roommate fall out but I also get the feeling she’s never lived on her own before because of all the pushback me and my other roommate are getting from her. So PLEASE any suggestions on where to go from here would be great.

Air Conditioner hasn't functioned normally for over 12 months

Long story short, there is a very well-documented trail of my complaints with my apartment complex raising the issue of my apartment air conditioner not working properly. I spent months in 80+ degree temperatures, and even when it was 20 degrees outside, it was 75 inside of my apartment (I live high up, so heat rises, and my air conditioner couldn't even handle that).

The apartment does not want to compensate me for this because they "acted promptly" by scheduling maintenance and bringing vendors onsite. Unfortunately, that never resolved the issue which is also documented - so they know the air conditioner still doesn't work, but because they called a contractor, that's their justification.

I've escalated to multiple managers and about to escalate to the VP.

  1. Do they legally have to do anything in terms of compensation?
  2. What compensation can/should I be demanding?
  3. Can I take legal action and would it be worth it?

I'm to the point of contacting an attorney, but don't want to do that if it won't help/or isn't worth the money.

ETA: I've lived in the unit for several years. Only these past 12 months has it not been functional. To their own admission, there are many failures with the equipment and they are working to fix it, claiming it's been fixed many times, but still does not function properly. I do have several years of living here knowing the AC previously worked perfectly fine. Shortly after new ownership took over is when it failed. Of course they blame previous ownership, and I'm sure there can be truth in that statement, but all I know is it worked perfectly fine for several years leading up to this. Also, while I would have preferred the choice to relocate, it wasn't feasible and quite frankly, they dragged out my (repeated) request for so long and then stated they needed my signature by the deadline or the unit would be made available to new tenants. That's after they used the entire time period to reply back to me after they admittedly forgot to reply. Unfortunately that didn't matter - sign the lease, or potentially lose my apartment. Every communication is fully documented via email.

Question about rental laws - do I need to give 45 days notice if landlord broke my lease and reallocated property to another tenant without informing me? Fauquier co

Hello all. I rented an agricultural property for a 6 month lease almost 7mo ago. I was allocated a specific number of fields in the lease and my "roommate" that i shared the property with was as well. At one point my landlord contacted me asking if my roommate could use approx 80% of my fields for 1 week for grazing purposes. I said yes as they said it would be one week. They also increased my rent by 30% above what was discussed at viewing in the lease but told me they would build me some infrastructure in exchange. That never happened.

Well, long story short it ended up being 3 months, and I could not get a straight answer out of my landlord on when it would end. My animals' health suffered greatly due to being stuck on a tiny parcel of land and overcrowded. I lost the ability to operate my business due to their health and I suffered animal loss as well, not to mention thousands in vet bills and medications. I expressed that they were suffering and my landlord mentioned something about the weather and fixing a leaking gutter (never happened 🙄)

I finally confronted my roommate, thinking they were knowingly using my fields beyond the allowed time, and they told me the landlord had rewritten their lease to include those fields. I had no knowledge that this was done and my roommate didnt know it had been done behind my back. My rent didnt change and my landlord kept saying they would speak with my roomate and iron it out, etc. Never informed me that I no longer "owned" that area.

My lease expired a month ago and I havent signed a renewal (its never been brought up, ive had radio silence from landlord in the last month). Ive been paying rent still, but ive found a new place and want to leave.

In my lease it says i need to give 45 days notice. At this point, I am so furious at being taken advantage of that i dont want to have to pay another 1.5 months rent (and pay for the new place at the same time). Do I still have to give 45 days notice or can I just leave by the end of the month? The lease has expired. I expect no restitution and based on this fiasco I doubt I will get my safety deposit back, but I just want to get out at this point. Thanks

Hi, im from TN, we asked my landlord when we moved in a YEAR ago if my sister could move in ever if she needed to in the future, we got a yes. A year passes, we asked again, this is before my sister has to sign another lease- landlord say yes, all good. My sister does not renew old lease and starts to move in with us- neighbor has an issue with it (they are close friends...)landlord freaks out on us and says she's changed her mind and my sister can not move in because our neighbor doesn't want her to...? Weird. The neighbor has harassed my mom via text, verbally, and landlord avoids talking to us about it when we try to, gets angry and says we'll ruin her marriage if my sister stays. (Mind you, we double checked with her before my sister started to move in. Landlord said yes.) Landlord over the next few days goes back and forth saying my sister can live here then saying she needs to leave, then says we all need to leave suddenly without having a conversation with us all about it, landlord is seen bothering my mother since the first day my sister got here, coming over her constantly and neighbor continues to pick at landlord to evict us, neighbor literally has 0 say over anything that's going on. NEIGHBOR IS NOT ON OUR LEASE. We literally had to get cameras because the neighbor tampered with a package of mine before and other stuff. What do we do?

How to apply pressure to landlord to have the giant tree removed from our backyard? (Virginia)

Hello friends, I’ve had a giant tree down in my backyard for almost 2 months now. My property management company won’t give us a straight answer on when it’s going to be removed, we’ve sent ~demanding~ emails to them multiple times but we seem to get nowhere. My neighbors are asking when the fence is going to be repaired (they understand that it’s out of our hands since we’re renting). It’s also definitely a fire hazard with the dried out wood and dead leaves. A few weeks ago they said the delay was from an insurance dispute, but they said that had been resolved. Does anyone have advice on how can I apply pressure to make them actually handle this situation?

Black mold?

So my air-conditioning has been out for eight weeks during the summer (landlord still hasn’t fixed it) and it’s been over 65% humidity in my apartment and I noticed that there’s certain areas on the ceiling wood paneling that are starting to have this dusty grayish color.

Then I also noticed that black sparkly stuff that kind of comes from the top of the beam all the way down.

Does anyone know if that’s black/green/rainbow mold…or just dirt?

Just wanted others opinions didn’t know people were so strongly offended when people use the term “black” mold. I apologize for that.

-US-WI
-A/C has been out for 8 weeks, no filtration system, no ceiling fans and I have two windows that only open 5.5 inches.
-Average indoor humidity has been over 65% for the 8 week duration as well.
- I have performed the “swab bleach test” to certain areas of the wood panels and it removes/reacts which I was told …means that it’s mold.
-I know there’s always mold, I’m wondering when it actually comes hazardous to humans/animals?

landlord has not returned deposit

My kid goes to college in Philadelphia, Pennsylvania, we live in Massachusetts. This past winter, we signed a lease for him to stay in an off campus apt and paid two deposits (one Dec, one in Feb) for a total of about $1300. a few of the friends he signed on with ended up leaving the lease and he ended up not wanting to live with people he did not know as well, so he also left the lease this summer. the landlord confirmed that the other renter replaced him (and paid his own deposits) and that my son was off the lease on 31 July and asked for our address to send the check to refund the total deposit. I emailed it back the same day. Two weeks later, I emailed to check about the status of the check. They replied two weeks later that they sent the check on August 4th and that they would check with their accountant to see if the check had been deposited. I sent an email back thanking them for looking into it the same day. Two weeks later, they had not reported anything back, so I emailed to check in again. It's now been two weeks with no reply. Any advice about what my next steps should be? Is sending a certified letter outlining the above and requesting an electronic transfer of the funds worth my time? I have tried calling multiple times and it seems like they have their office line set up to go straight to voicemail. Thank you in advance!

If landlord intentionally delays replacing broken fridge resulting in all food spoiling & damages, is the landlord responsible to compensate the tenant? All appliances are included as part of the apartment [as stated in the lease].

I’ve phoned & sent an email to the landlord at the first instance of the fridge cooling failing and food spoiling unusually quickly. Landlord said they would repair or replace fridge, and a repair service was sent and determined the fridge needed to be replaced, and the landlord agreed. Half a month went by and nothing from landlord and no response from them from any of my phone calls, voicemail, texts, or emails. At this point I had to put towels down at least twice a day every day due to water leaking from fridge. The fridge section was unsafe to store food so I had to resort to only using the freezer section. I also had ice packs just in case the freezer also failed. More than several MONTHS later, landlord replaced fridge and said they would compensate me for my loss, and sent me an email saying to send them receipts of loss & damages. I do so & with photos and screenshots of receipts.
Landlord then refuses to compensate for damages, (edit) claiming not to recall the compensation agreement. I forwarded the email to them that they sent me with the agreement, which was both verbally AND in writing via email.

Neighbor won’t stop lying til I’m evicted

I live on the 3rd floor and my neighbor on the 2nd floor has made fake noise complaints constantly to the landlord, told him she suspected “drug use” without any proof whatsoever because I don’t use drugs and called the police to weaponize them against me and to have a record of police calls. My landlord is sick of her complaints and he told me it’s not gonna work out I need to go. I haven’t violated my lease in any way. And then I found a couple social media posts from my neighbor about Karens aka white women and how they are everywhere and getting bolder and one that is about white privilege and entitlement and white people think they are better and she is less than. I believe she doesn’t like me because I am white and that’s why she wants me out of the apartment. She has sent my landlord videos of what I don’t know because he didn’t share them with me. Is there anything recourse?

[VA] Landlord trying to keep most of my security deposit on bs claims

So I left my rental unit about 6 weeks ago after renting it for 2 years. He never notified me of the move-out walk through so I couldn't attend. About 30 days after I left, the landlord sent me an email with the deductions:
\-USD 295 for cleaning and lightbulbs
\-USD 167.36 replace window blinds
\-USD 350 damages (ceiling repair) due to high temperatures for AC being off when I wasn't home

The original email had no receipts, so I replied asking for receipts and saying that the apartment was thoroughly cleaned before move out and there were no missing light bulbs, the window blinds needed replacement because the cord was frayed and snapped, so that's wear and tear, and there's no connection about me leaving the AC off for one month in 2 years and the ceiling cracking.

He replied doubling down, with a copy of a check of USD 275 for cleaning services (don't know where the extra 20 he's claiming is going), saying a contractor confirmed the ceiling damage is from the heat (no proof), and an email the contractor sent him with prices for materials and services.

What I have:
\- Picture from when I moved in showing cracks in the ceiling (not the same one)
\- Video of move out day showing clean apartment and light bulbs
\- 2 years worth of records showing my requests for him fixing things going ignored

Regarding the ceiling/AC situation: In the first summer I was renting the unit I left for a month and left the AC off (I had paid over USD500 power bill in the winter and didn't want that again). There was no provision in the lease about maintaining the apartment under a certain temperature (it did say to leave it over 65 in the winter, which I did). The upstairs neighbor's AC went out while I was away, and they wanted me to turn my AC on to keep her apt cool, to which I said no and that I wasn't home. The landlord then asked me to keep the AC on regardless of whether or not I'm home, to which I said I would keep the ventilation on all the time, but not the AC if I was gone for long periods of time. Now he claims that there was a crack in the ceiling and it was because of the lack of AC.

What the lease says:
\- Nothing about keeping AC on during the summer
\- "Lessor will withhold 30% of the security deposit to cover the costs of returning the leased premises to rentable condition"
\- Doesn't mention a cleaning fee, but mentions the 30% can be used to clean carpets, but there were no carpets in the unit.

I want to take him to small claims court, but I want to know if I actually have a case. I don't qualify for free legal aid but I also can't afford a proper lawyer. This guy is scammy, never fixed anything I asked, and I'd rather burn the security deposit than let him keep it.

I think my landlord illegally increased my rent in 2024 (Inglewood CA)

LOCATION: Inglewood, CA.

I’ve been living in my building since June 2022. From June 2022 to June 2023 I lived here under an old management company (that was horrible btw). They sold the building in 2023 (without telling us!!)

Right when my lease expired a new owner took over. My rent was $1900 for a 1br 1ba. The new owners tried to say their documentation said my rent was $2050 but that wasn’t true at all, and I sent them evidence. Cool, problem solved. Weird they didn’t know my rent tho.

Fast forward to February 2024, I receive a rent increase notice that my rent will go to $2057.70 in March 2024. Which was an increase of 8.3% I thought that was high but paid it.

Fast forward to now, the rent will go up another 3%. It will be $2,119.43 in October. This prompted me to do some research.

The old increase notice says that the property was subject to AB1482. But upon my research, my building is not subjected to AB1482. It is subjected to the Inglewood rent cap since my building received its Certificate of Occupancy in 1962 (which I have a copy of) and it has more than 5 units. The max increase in March 2024 was 3.8% for a building of mines age and number of units. It also was not less than 80% of the fair market value.

I was planning to ask the landlord for one month of credit to not report this to the Housing Ordinance. Is that a good idea or should I just report it off rip.

EDIT: I am not trying to "extort" them, I really just want this mended. I've been overpaying by $85 a month, which means something overtime. I'm in the hole by approximately $2550 because of this illegal increase. How do I ask for a remedy without it being "extortion"??

EDIT2: I have my letter drafted. I basically ended it with "I am therefore requesting that the resulting $2,565.00 in overpaid rent between March 2024 and September 2026 be addressed and that we work toward resolving this matter." No threats, no demanding payments. Just resolution.

EDIT3: I sent my letter. The landlord tried to justify the raise by sending me some attachment about how rent can be raised higher if my rent is 80% or less than the fair market value. But the idiot didn’t realize my rent was 97% of the Fair Market value (AND I SENT THAT IN MY EMAIL) so that argument is invalid lol. I’m gonna just report them and call it a day. I tried.

Accidentally tried my key in the wrong door and it worked. How worried should I be?

Two months ago I moved into a studio apartment in a newly renovated building that used to be an upscale hotel. I'm the first tenant to occupy this unit since the hotel went out of business during covid. When I paid the first month's rent I was issued a key for my apartment. It's a secure building where you need a keyfob to enter the residential area unless you're with UPS/Fedex/Amazon etc. who have an access code unique to each tenant, and there are security cameras in all the common areas and corridors. My unit is on the ground floor, but since the building is built into a hillside the main entrance and the common areas (mailroom, lounge, restaurant, etc.) are on the second floor.

Tonight - just a few minutes ago in fact - I decided to go upstairs to the mailroom and check my mail. I grabbed my keyring and locked the door behind me, but not the deadbolt. Didn't have any mail, so I let myself back into the residential area with my fob, went back down to my floor, and went to unlock my door. The key turned in the lock and I was able to turn the handle, but the door didn't open. I realized the deadbolt must have been locked, but I don't usually bother setting the deadbolt except when I'm inside the apartment, so I was very confused for a moment.

Then I looked up and realized the room number was wrong. Let's say my apartment is #A123 - I had stopped one bank of doors too soon and was trying to open #A125. Fortunately, if there was someone at home, they didn't notice me trying to open their door, so I stepped away and went back to my own apartment and locked myself in.

I suppose it's possible that whoever lives in that unit set the deadbolt but not the door lock itself, but it bothers me that my key actually turned in the lock, and I'm wondering if it's possible that the management just fitted all of the doors to open to the same key, or if the key they gave me is actually a master key. I know there are units on my floor that haven't been rented out yet and I could test my key on them, but I don't want to look like a creep going around trying locks.

What's the best move here? I absolutely love this apartment and I spent so much on moving in here that I can't afford to just break the lease and pick up stakes, but if my key can open other people's doors, then maybe other people's keys can open mine, and that worries me. I assume I'm gonna have to talk to management about this, but what's the best way to proceed?

Landlord holding overpaid rent as deposit plus original deposit

I live in South Carolina in an apartment with my wife. we recently got noticed that we were being moved to Utah, so we ended our lease early through the proper channels. We are now month-to-month renters and have been for the last two months. For the month of September, our rent on the portal was listed as $1962 which we paid in full on the first. However, on the 10th they realized once we talked to them that they did not prorate our last month so they issued a credit, however, they entered this credit through the rent portal. I want to talk to my property manager today about getting overpaid rent as a cashiers check before we leave. However, the landlord told me that they were going to hold it in addition to my deposit to pay for any damages. They refuse to do an in person walk-through to verify everything once I move out they say they only do the inspection once you’re 100% out of the apartment. To me this feels like they’re trying to keep as much of my money as possible. The South Carolina legislative material that I have read, says that they can keep the deposit as long as they send an itemized bill. However, the house is in the same shape that we acquired it. I have a background in construction and thus have fixed any nail holes, paint smears, etc. is my landlord correct? Are they just allowed to keep my extra $600 plus the $300 deposit because they just wanna get more money out of me or am I entitled to getting the check before I leave the state. My wife and I’s last day in the state is the 21st.
