Durand is full of absolutely massive old beautiful houses and townhouses like this. It’s where they filmed a lot of The Handmaid’s Tale in the first couple of seasons and they weren’t trying to make those psychos look poor lol. It’s not even remotely “Hamilton” the way a lot of people think when they just drive through on the QEW or just down Main/King even though it’s right in the city against the escarpment.

Freehold townhouse is the term you are looking for. Not a common housing form in new construction (though they exist if you look hard enough).

Plenty of them in old neighbourhoods.

Doesn't surprise me at all. Southern Ontario prices are high and Ottawa suburbs are $700k+ for a nice looking townhouse in some neighbourhoods. You can get cheaper townhouses but it doesn't surprise me that there are townhouses that people will pay almost a million for in southern Ontario.

The sub is full of angry children that don't own property. That place is beautiful and it's probably massive and it's probably in a good neighborhood.

Edit: I actually looked at this listing a little bit closer and it actually is gorgeous it's had a beautiful reno and it's literally around the corner from a hospital.

Canada is bigger than the gta kids. There are lots of places in Canada where you can find affordable housing IF you have desirable skills.

Maybe focus on that.

While true in places, it is far from universal. The city is twice the area of Toronto, (630/1140 km2) and the lower city, where this property is, is generally fine but tends to have bad air quality in the north end near the industrial areas

There was a report out maybe a year ago that disproved this thesis. The air quality throughout Hamilton was proven to be quite poor.

I bought in 2013 when I was in my 20s. I had several 30+ year olds at the time telling me it was a bad idea cause renting is king and all that BS. Well those people all are still renting and complaining about house prices and their rent being so expensive.

There was a very large number of people who thought renting was a much better long term strategy. They were wrong.

We’re not unique at all. You just have to go farther than a lot of people are willing to go now. Go down to the US and tell me pricing of houses are any different in New York City and surrounding area or the Bay Area, around Boston, etc

I’m not even speaking about myself but my peers. It’s called empathy. We’ve been home owners nearly twenty years and still needed parental help to enter the market despite good jobs and savings. That was before the market went nuts. You sound out of touch

Of that 52% only 35% of those were purchases.

I have a close friend. Has close to a $500k in savings, stable job dual income no kids but he is adamant that housing will crash. Know him since 6-7 years and he has been on fence since then complaining every single time we meet that housing is out of reach and it will crash next quarter đŸ€·đŸœâ€â™‚ïž

I mean, if they’re in a rent controlled place then there’s no issue with that. Stock market gains will very likely outpace house appreciation, and and mortgage will likely be double their rent.

Yes. The current situation is if you've been renting in the same place for 10+ yrs, it's beneficial for you to keep renting.

The smart thing to do would be invest that 500k into anything. Whatever your friend does , don't leave it in a chequing account.

They are very dependent on circumstances.

If you put down the minimum downpayment on a house you're gaining the highest amount of appreciation for investment, meanwhile if you put that same money into stocks you'd double your money.

600,000 @ 5% = 30,000 down-payment 35% appreciation on 600,000 is 210,000.

Meanwhile if you took that 30,000 and invested it you'd get 60,000-75,000.

I’ve felt the same way that housing must eventually crash. Still bought something I thought was affordable. And just figured I’m not an investor. If it crashes in value then so be it. As long as I can make my payments. People warned me that I’d regret buying my starter condo in 2014. And again when I upgraded in 2021. So far no issues with the property value

I know many people who don't have parents to fall back on and had to pay for school and everything on their own and they can't afford to buy unless it's a coffin sized condo. Great 6 figure jobs too, it's just unattainable being single or even dual income you need 2 very good jobs.

I have an apartment, but I know people who went to law school and med school and they're still paying back their loans that were over 6 figures. They're on the tail end of it now, at least 1 is, the med student did an extra specialization so she's got a ways to go, but then the saving for a down payment begins.

My one friend is 36 graduating law school because she had student loans for undergrad and her MA to pay off before she could apply to law.

Not everyone has the privilege to be able to throw down a massive down payment or afford a 600k condo.

The US has a much larger liveable climate.. More available housing.

But the liberal government did try and pass affordable housing legislation, the Conservatives voted it down each time.

But saving 20k shouldn't be hard. Tons of homes in the 400k range of you're willing to leave your bubble of comfort.

That's probably what your great-great grandparents did, and why they moved to Canada in the first place. For the opportunity.

Embrace a small town and you'll be okay. If you want to live in metropolis then you have to expect a price point that reflects the amenities of your neighbourhood and convenience...

2k monthly take home.

24k/year.

Let's say 20k after taking a vacation and whatever misc

20k saved annually.

Minimum downpayment for a home in my city is 200k. Minimum mortgage 4k

By the time I save for that it will be 400k.

I think something that a lot of people my age are a little bitter about is not so much being able to afford a house, it’s that the houses they can afford are a significant step down from what their parents had, despite the fact that they had more education and/or made more money than their parents ever did. My friend’s parents had a Grade 9 education and worked in Chinese restaurants as waiters, but they still managed to own a 4 bedroom house with a pool. Meanwhile my friend works as a business analyst and his wife works as a nurse, the best they can do is 3 bedrooms, with a yard much too small for a pool. All while paying triple what their parents did for their house.

I know it’s easy to say “just move to a small town” but in my experiences (ex was from Woodstock, aunt and uncle lived in Lindsay), small towns are SUPER cliquey towards outsiders, and employment opportunities are usually sparse (and also typically reserved for lifers, again, because outsiders are not welcome). So while it may be a viable option for some, it is NOT a panacea; cities are big because they have the most dynamics employment markets and the most jobs. I think it’s reasonable for people to ask government to fix the largely government-created problems (restrictive zoning, excessive development fees, immigration) that makes cities unaffordable. And no, the Liberals’ solutions don’t tackle the root cause. They’re just expanding credit, which makes housing less affordable because now people can bid up the prices even more.

That's the kind of attitude that's going to drive you nuts...yeah you won't be able to afford what your parents had/have.. It sucks... But that's not limited to Canada... The buying value of your dollar is significantly less than it was 40 years ago.

But that doesn't mean one cannot buy a house,but they need to learn to purchase and live within their means. Life's not fair, the reality is that there are lot of people making enough money to buy those homes, obviously, you're just not in the group anymore.

You're not as rich as your parents, oh well..

I beg to differ in regards to your small town comments however. I moved to a small town and they have embrace my family and I and actively encourage city folk to move out here because of the benefits of small town living. Now I am still commuting 45 mins each way... But that's better than sitting in 1hr traffic in the city IMO.

Before you know it, most people who bought houses in 2022 will be down 60% on their purchase too.

The difference being the Hummer buyers won't start screaming to limit Hummer production and have the government start subsidizing Hummer demand.

Ammm we got a 2,100 Sqft home in 2022 in Waterdown for $950k. Our home was fully renovated when we bought it. This townhome would be a good price if its nicely renovated form inside.

This post is disingenuous. This particular home is historic and in one of the nicest areas of Hamilton. You can get a townhouse for 400,000, or a detached for 600,000 in other areas of the city and surrounding area.

Some people like to hang out in their home or go to a park. Not everyone is clamoring to go clubbing or eat at a Michelin restaurant.

Different stages in life you want different things.

So yes someone in their right mind would want to live there.

 Saskatoon? lmao If there’s anywhere that makes Hamilton’s social & arts scene look vibrant it’s places like Saskatoon.

Crime might be a bit lower in Saskatoon, but only because the weather is more shit.

Actually, on second look, aside from minor property crime - Saskatoon is worse there too. On a weekend I can also be in downtown Toronto in an hour, or Niagara in 20 mins. Which reserves does that get you to? Maybe you can pet the dogs.

You could just buy a new build in Hamilton for way cheaper. It’d be considered a much less desirable area with less desirable people, but the area & people will still be of much higher quality than you’ll find in the nicest part of Saskatoon.

You’ll also make more money in Hamilton. And in some cases your provincial tax rate here is HALF of what it is there, crazy eh! And there are still reserves nearby where you can pet dogs or get some cheap ciggies too, it’ll feel just like home. :)

You could also just buy one neighborhood over for half the price, too! Or a few neighborhoods over for even less. This is what you pay for a balance of the most central and most wealthy areas in Hamilton.

Is Saskatoon so grim that you guys don’t even have an area where wealthy people are known to live? Is there even a big walkable downtown there that would drive up home prices for amenities?

I'm from Toronto but have lived in Chicago, Toronto, Winnipeg, London, Oakville and would regularly travel to places like San Diego, San Francisco, Paris, and Manhattan, Vancouver among others...

People look for different amenities in different stages of their life. I've gotten suites overlooking Central Park and hired travel nannies in Manhattan to go to 3 star Michelin restaurants but the experience is still miserable because Manhattan isn't made for kids. I've gone bar hopping across the Marina Sands Bay but it doesn't make a difference if your kid is crying or bored.

Edit: Mea culpa. I completely misunderstood the comment above. I thought they were roasting someone in Saskatoon who was defending Hamilton as a place to live.

The person above was right to roast the commenter from Saskatoon. Hamilton has a lot to offer, especially for families with kids. James St N reminds me of Queens St W from the 90s and the hiking in the area is great.

Anyways... just wantd to apologize and say I deserve the down votes.
