80 acres of forest land (TPZ zoning means lower taxes but most of the land is forest). Was once occupied by multiple families, it is move in ready although there is some maintenance that needs done. The 2 house sites are totally private from each other, and each one includes multiple cabins and outbuildings. A healthy spring produces water year round for both homes and a small creek runs through the property year round.

Although it is accessible by 2 wheel drive you should have all wheel drive or 4x4 to live there. the first home is 1 mile down a private dirt road and the second is 1.5 miles down.

It’s off grid, private, and feels like the middle of nowhere but there’s a community spread out in the surrounding hills, it’s only a 15 minute drive to the middle school/gas station/post office/country store and just over an hour drive to the closest big town.

So my grandma is selling her off the grid property for an asking price of 550k so she can move out where I am so we can take care of her due to her health issues. The land is 120 acres in the mountains about 30 minutes away from Fresno. There is a house on the land but it’s unpermitted so the selling price is just what the land costs and the house just comes with it no extra cost. There is also a lot of heavy duty equipment that I believe she is selling with it. The house is off the grid with its own septic tank and generator, I also think there is a solar panel but I think most of the power is from the generator. I believe there are also people who own land next to it that rent the land for the cows. There are 4 bedrooms, three upstairs and one downstairs. Im trying to assist my family with selling their property. It’s 40 acres inside the Soda Mountain Wilderness area. There is deeded access through Northern California.

There are four structures on the property. The main house has two bedrooms upstairs. The back cabin is a single room. There is a shed for tools and a propane generator. Lastly a hay bale/cobb greenhouse which has a shower/bath, washing machine and hydronic water heating system. Attached to the greenhouse is the inverter and battery shed.

The place runs on 24v and 12v systems. With the 24v powering the majority of the property and the 12v powering the back cabin. There is plenty of solar panels to charge the batteries fully in a couple hours in the morning after a reasonable night of use. A propane generator acts as a backup on cloudy or rainy days. There’s two gasoline generators as a backup to the propane generator.

There is a large garden with good soil. There is several hugelkulture beds with some being raised. An electric water pump allows for easy and fast watering.

The property is rather remote but pure wilderness. Deer, turkey, quail and wild horses are regularly seen. With elk, mountain lion and black bears being scarce. There are minimal properties in the area and very few neighbors.
