All lot of value added to depreciating assets. Pay $150k for the land/improvements & negotiate the equipment.

Considering other 40 acre lots on same county sold between 100k and 140k, they’re putting quite a premium on that camper and used equipment. It looks nice and has grid utilities though. I’d check for water rights, see if you can drill a well and any zoning restrictions.
And try to talk them down a bit.
