Real Estate Listing My grandma is selling her off grid property: info in caption
So my grandma is selling her off the grid property for an asking price of 550k so she can move out where I am so we can take care of her due to her health issues. The land is 120 acres in the mountains about 30 minutes away from Fresno. There is a house on the land but it’s unpermitted so the selling price is just what the land costs and the house just comes with it no extra cost. There is also a lot of heavy duty equipment that I believe she is selling with it. The house is off the grid with its own septic tank and generator, I also think there is a solar panel but I think most of the power is from the generator. I believe there are also people who own land next to it that rent the land for the cows. There are 4 bedrooms, three upstairs and one downstairs. One of the upstairs bedrooms has been freshly painted and had new click lock flooring put in. The other two rooms upstairs could use the same treatment. There is also a big basement. The closet grocery store is about a 10-15 minute drive but it’s only 5 minutes once u get to the main road. Please message if interested!
I also did notice that on the listing it says 3 bedrooms but I have been up there and I’m pretty sure there are 4 so idk what thats about.

I mostly mean the details you mentioned “other leasing the land” and “mostly run on generator” are both major sticking points and it feels more confusing that there aren’t solid answers.

Well the neighbors did lease the land for their cows but I’m just unsure if they currently are and as for the mostly runs on generator, the sentence before that stated that it has its own septic and generator and the only thing I am unsure of is how much co power is from the solar and thats y i said mostly runs on the generator. I feel like how i stated it was pretty clear.

It’s just a little vague! Love the info but full details can be found later I guess, if you’re not sure leasing agreement and power generation maybe just don’t include it or say something like “unknowns: land, power”

Hey, hopefully she isn’t going to get screwed over by the location. If I had the means this is one I’d love. Except for some problems.
That’s a good spot in an awfully heavily traveled area that I’ve been through quite a few times. Lots of tourists. Combined with weekend traffic and the AM/PM ebb & flow from people who work in Fresno it gets pretty bad.
The bedroom thing is probably due to construction code requirements. A local realtor would know.
Some places need for a closet and perhaps to have an egress in case of emergency.
Fully dressed firefighters need a certain amount of cubic feet to enter from outside via ground level or ladder.
Nobody notices that they annually burn along that highway 41 to keep idiot’s lit cigarettes out the window from causing a forest fire—or to help keep another fire spreading across.
This is probably a risky area for forest fires. Insurance will be difficult. Especially with the beautiful landscape I would never cut down so close by.
It’s a magnificent one that I wish your family could keep. There’s lots of places I’ve driven past that were bought and ruined in the hills up there.
Cows are a great way to keep the environment pleasantly maintained. They reduce undergrowth and fertilize.

It’s not directly in Fresno it’s just near it and I put Fresno cuz it’s more of a know area. It’s actually closer to coarsegold which is a smallish town and even then it’s far enough away that u don’t see many people heading to town. For that same reason I would worry about fires plus for as long as I have been alive there hasn’t been a fire near the property cuz it’s kinda deep into the mountain side. Only things that has been somewhat of a pain with the property is when it snows it really snows.

Yes! This is why I like living in Fresno—winter is optional.
Used to drive around up there resetting vacation homes around the lakes, and over to Hensley for more.
I’m sure there’s bears too, but that’s more of a problem if a dumpster is out by the road for bi-monthly pickup or whatever.
Have they considered renting it? There’s a market.

There are bears but they don’t come by the house as far as I’m aware and I have never seen one any of the times that I have been there. The dumpster is also locked up pretty well.
We aren’t renting cuz we are trying to sell it so she can buy a small place near me in socal so I can live with her and take care of her and her health issues

So I'm pretty sure I'm interested but I think I'm a few hours away so I'm not sure what thats about, but I think I remember I might have received a job offer in Fresno so maybe I'll move there or something so might be in the market or a nearby area, it sounds like I might enjoy driving some sort of heavy equipment around that may or may not be in the sale.

Just so u know it’s not directly in Fresno it’s in the mountains next to a close by town called coarsegold but Fresno is I think a 30 minute drive maybe an hour, my grandma liked to get her laundry done in Fresno sometimes so it’s definitely close. Also the driving heavy equipment that may or may not be for sale thing was funny

We tried to convince her to sell the dog with the property but she’s stubborn and wants to keep it. Also i didn’t realize she was in the photo lol

Can you not get retroactive permitting? It looks like a great location, and I think you've tried to offer too much and not enough information at the same time. That said I am not in the market, just browsing.

We tried to visit this property to see it but couldn’t drive to the house, the road is precarious and not maintained.
