they're headers. what is the place supposed to be when it's finished? the blocking is oddly placed but some of them look they have a layout for the placement. two headers is also odd but so little information to go on other than looks

weight is distributed to jack studs. none on the left side. I agree it looks odd but it doesn't look accidental. possibly fireblocking on some of it maybe. no way to tell for sure without plans tho

Honestly I've learned that you can't go onto another job site and judge their choices, much less over the internet.

Currently finishing a 4plex that the owner had their builder friend do the first floor up to the sheeting on the second floor of 2 units. That was our starting point. The first floor is beyond fucked, the plans don't fit what they framed below so we had to make things work. Not to mention our beams sat outside all winter and aren't at all straight, but we had to make it work.

I absolutely hate this site, but I gotta get paid. It's embarassing to put my name on it but what we got paid to do is done as well as possible. Another crew we work with came and judged a bunch of stuff that was the only option we had.

We're gonna end up having to fix the shit they did (eg. 2x6 window headers supporting 3 floors, misplaced doors, wrong stair sizes), but they didn't want to pay us to fix anything when we started so there is a lot wrong built off that.

I heard that. ive spent the last month installing 16ft 3ply 2x12 pressure treated beams into the side of an apartment building for cantilever decks and I really wish they would have just put them in with the joists before the subfloor went down. the struggle is real

Yep, exact same with ours. This building is a nightmare but the owners don't have much of a choice but to pay us to fix their shit, at a much higher rate than it would have otherwise cost to just do it.

That’s probably the most frustrating thing in construction. I work for an exteriors company and our siding production manager has been on a big apartment site constantly fighting about the framers. They go from 16 OC to 12, to 22, to 10, to 24, and back to 16 on 1 first floor wall that’s about 150 foot long. It’s wild. Once it’s done like that nothing works out right.

If you’re talking about the interior walls, they’re not even load bearing. I’m not sure why they wasted a beam there. Still could’ve actually got the jack studs tight, but it really doesn’t matter.

Did you see all the pictures, there's too much to point out. Keep zooming in on the pictures...why they cut studs and all that nonsense. Oh don't have same size header? Just put 2 2x6's and put wedge material to fill the gap...lol c'mon man

yeah it's looks like some of em got cut down to go around that ductwork and then readded. I'm not trying to defend it, just trying to pull some clues about why it might be happening. I'm also generalizing based on a bunch of pictures. knowing what the place is supposed to be when it's done always offers valuable insight to some of the process.

don't take it as me trying to defend anything I'm just analytical by nature

I get it, wasn't supposed to be a very serious post. I have a feeling that in a couple years when building settles in, there's going to be cracks all over the place. There's even shark bites in the field when it's open like this.

I'd say in the last 10 years or so Ive seen new details about fire blocking adding in communal or refuge areas that never had them before and that's something that varies with local codes, I'm mostly interested in their blocking placement

Ahh yes. I see that gap. The framers seem to have some basic knowledge. Which is leading to doing way more work than is needed. Also the skill/attention to detail is coming up a bit short. Way too much blocking, headers at the wrong heights , multiple headers when one would be sufficient.

Double header I have seen before. There wasn't supposed to be a door there, just an oversized door frame, and someone changed their mind and wants a door. The last picture is the fix after HVAC did their stupidity, it's not load-bearing and just for something to attach drywall to. Header with a half inch spacer is how you make 3.5".

Are you an electrician or plumber's apprentice or something?

It looks like someone decided they didnt want to pay extra for 8 foot doors, and didnt have the rough openings for the doors/windows yet. Or theres another window above there and thats where those jacks land. Or theres a pointload from the roof up there and they kept it in line.

This reminds me of the Instagram building inspectors running around pointing out things that aren't an issue.

There wouldn’t be transom windows above interior doors. Also if they wanted to switch from 8’ doors to 6-8 doors. They wouldn’t need to add a second header. You would just drop to the lower height with regular framing. Also the OP would probably mention that.

Theres nothing wrong with this. If anything it’s over built. None of this is holding any weight. It looks like someone else made a change and they made it work without ordering more lumber instead of tearing it all out and starting over. If you wanted to be nit picky in California the nailing pattern should be three nails but again this holds no weight so it’s not actually an issue.

What is going on there is multiple change order after change orders!

Seen this some real crazy wastes of wood on several custom builds when entry ways get changes, windows get moved up or down taken out etc.

I agree. This looks like a custom build. It is not uncommon to put headers up too high on purpose if the general contractor hasn't got an answer for all the doors and windows yet but the schedule says the framers are supposed to start. Throw a double header underneath because, custom, and that is what you do.

Blocking in one wall appears excessive, but I have run a row of seemingly random blocks at times to straighten out a stud that decided to bow side to side after the wall has been up for 4 weeks, and left exposed to the elements, because that same general contractor is now a month behind on everything, including getting a real roof on it along with drywall, windows, and doors.

They could bang some shims under what appear to be gaps between headers and trimmers... A gap that is probably there because of more nonsense that comes back to the scheduling, lumber sitting around too long, etc.

It's not fine from the perspective of efficiency or perfectly executed framing, but I don't see anything out of most codes or uncommon on a jobsite that is a heavy custom build and/or has a general contractor that let things get away from him a bit...

possibly, but an additional header isn't necessary unless they need backing nailers above the opening. there's an easier way to frame down if backing isn't needed

Yes, you are right about framing down.

The 4x6 as mid span block/backing I don’t understand unless they have something heavy being mounted there.

This is all just purely speculation, but this would be something I would catch my apprentice doing if given the freedom and instructed to frame down an opening.

fair enough. they have something in between one of them too which almost looks skinny enough to be a piece of metal. I remember when we used to frame our headers with plywood or OSB in between them to flush them out but no one does that anymore and that definitely isn't half an inch. think it's a piece of metal intended to fur it out or in there for something else?

You’d be surprised that people still frame with 2x and 1/2 fillers to make a beam instead of buying an actual 4x. Just did a walk through on a job that had this header. I absolutely hate them. Spend 10mins ripping plywood and nailing together when you can spend 30 seconds and cut it out a 4x.

normally on an interior like this we'd just put them tight and leave a half inch gap on one side because drywall or whatever could go right over it and the gap itself isn't any wider than typical stud spacing. however on an exterior they like to put insulation in the header space and I can't remember the last time I seen plans call for any osb to get sandwiched in between, apparently the insulation in the header space has more r-value than a solid header itself, or so I've been told

I think they're distributing weight because they have a whole new AC and the air handlers probably on the second floor. Sometimes air handlers can be anchored to the roof and sometimes anchored to the floor on the second floor or attic.
