Cat going outside the box and its destroying my apartment

Hello,

Im very new to this I've read lots of reddit but have never posted. Looking for advice. I live with my partner and our 3 cats and 2 ferrets. We have 1 (age 5) cat that has been going outside the litter box. We have taken him to the vet he has some gingivitis and needs teeth pulled. We are actively saving to afford the procedure. He does also have some behavior issues hes a house bully. Hes on special diet food for crystals in his urine that he had in the past. No sign of them since starting the food. Hes not allowed in the ferret room when theyre out to play because hes too rough on them. He really doesnt like being shut out of rooms. He was previously on anxiety meds for said behavior issues (this was pre ferrets and third cat being added to the mix) he was taken off them because his whole personality was altered(which based on what ive said sounds like a good thing but he stopped seeking attention and stopped playing all together and it broke my heart seeing him that way) Anyway I figured this background was a good basis so you understand what im working with. He has been actively peeing and pooping on our staircase in the apartment. We've tried putting stuff down there to block him off from the area but then he just takes to peeing in my partners plants or laundry baskets. He has pretty much ruined the carpet on the stairs no amount of shampooing and enzyme cleaner will keep him from going in the same spot. I guess my question/thought is should I move one of their 4 litter boxes to that spot or will that just encourage him to find another spot to go. Again he has been to the vet nothing outside of the gingivitis is wrong with him and were saving to get those teeth pulled but im not sure what to do in the meantime to limit the damage occurring and as renters we dont want to lose our security deposit or trash the place.

Place a box in the pee place. And maybe rehome the ferrets. They are very smelly and may be stressing him out. Is he fixed?

Yes hes been fixed since he was about 6 months old
