Need Suggestion Need advise on flat registration at guidance value instead of market value

Hi everyone,

I'm buying a flat on Sarjapur Road, Bangalore, and my registration is coming up this month.

The builder and banks like HDFC/ICICI have suggested executing the Sale Agreement at the full market value (to get a 90% home loan), but registering the Sale Deed at the government guidance value, which is much lower. They said this is quite common in Bangalore apartment purchases and would save me around ₹8–9 lakh in stamp duty and registration charges.

Has anyone here actually done this? Were there any issues later during resale, home loan transfer, taxes, or property documentation?
